So happy to share my home and renovations! It was so much fun and I really do love my city! Just a clarification, my HOA fees not only include my utilities, but my taxes as well. We have maintenance in the building, a pool and a 24 hour front desk staff so totally worth it!!

With far less space in Toronto, I live in Windsor, Ontario where our housing is "considered to be the cheapest in Canada". Our housing prices in Windsor have sky rocketed to the point of primarily, only people living outside of Windsor can afford to buy a home. It's gotten crazy to the point people are bidding on rental properties! Buying a fixer upper 800 sq ft house here can still cost $250,000+.

@@mzlady1128 not only Toronto, it's the whole of Ontario. Our houses are not for families, they're for investors. The investors own the rentals, they buy the houses, and competing with them is hard.
Living in Mississauga, our city used to be an escape from the prices of Toronto 10 years ago. Now the houses are even more expensive. It's sad and depressing for us and the future generations to come. But on one hand all of these new developments can maybe ease the prices in the future.

$44k is of course a good price, but $660/mo for HOA & utilities is of course kind of a lot. Remodel being $52k so $96k total. Since this is a video on inexpensive living...I bought a house 15 years ago in Phoenix AZ. paying cash. No HOA, I self insure. Over these 15 years my average expenses have been $600/mo including property tax, food, car, every dollar I spend except for remodeling costs which I track separately for tax reasons.
Let's talk climate and cost...Most everyone says "Phoenix, too hot." Yup, it's hot in summer for how most people live. They sleep late, run from cold AC house to super hot car, to another cold AC place. In summer I get up at dawn and in the garden until about 10-11 am. It's beautiful weather imo. The heat has some cost benefits for those who use them. I don't own a clothes dryer because clothes dry just as fast or faster on a line. I turn off the hot water heater in summer so the water is warm but not hot (refreshing). I do run the AC but I limit that to 1 room using a split unit and I insulated the walls to 8". My power bills range from $22/mo in winter to a high of $75/mo in summer. I am frugal opening windows at night when cool, closing up in the day when hot but I also love the fresh air. I do not run the heater in winter (well insulated part of the house I live in and dressing well).
Because the weather is so nice and I live in central Phoenix I can walk almost everywhere. I've averaged dring 3000 miles / year which includes a few out of state trips.
I like the heat and often walk 2-4 hours nearly everyday in summer mid day. I cover up. If the heat is a huge issue for you consider it it lasts from mid May to mid Sept. So 4 months. I grew up in Upstate NY where Nov-Mar was rough, 5 months. And Oct & April weren't always any picnic either. Humidity in summer....I'll take the dry Phoenix air. Rarely see a mosquito here in Phoenix.
The other money consideration is my homes (I've had 3) has appreciated over the past 15 years an average of $1500/mo. So my net per month has been a gain of $900/mo. Not to misled I do buy dumps and remodel doing all the work myself, kind of flipping. I pay no income tax because the first $250k of capital gains is tax free. Because my income is $0 I get Medicaid and a smartphone. I love Medicaid. So $0 medical costs.
I'm now planning to sell my house in early 2022 and move to the Philippines. All the research I've done the expats say it's cheap there, but for me it will be more expensive. It's only cheaper there for renters...they compare US rent to Philippines rent which is cheaper, but when comparing similar properties it's really not that much cheaper. Many other things cost more so it evens out a bit.
A person can live in the US on way less money than most people. But it does take some thought.
