  • 10 Homes That Are A Hard Pass For Me! As a home inspector, I would never buy any homes with these types of problems.
    1. **Fixer-Uppers**: Unless you're prepared for major renovations, avoid properties needing extensive repairs as they can become money pits quickly.
    2. **Houses with Foundation Issues**: Foundation problems can be extremely costly to fix and can affect the overall structure of the house
    3. **Homes in Flood Zones**: Properties in flood-prone areas come with higher insurance premiums and risk of flood damage.
    4. **Outdated Electrical Systems**: Homes with outdated wiring can be a fire hazard and require costly upgrades.
    5. **Houses with Major Pest Infestations**: Pest problems can cause significant damage and be difficult to eradicate .
    6. **Homes with Water Damage**: Water damage can lead to mold growth and structural issues, often requiring expensive repairs

    Good points. I'm in my 60's. Wish I had listened to this advice when I bought my first home in 1987. Repairs take 10 times as long as you think, and cost waaaay more than you could guess. Honesty, my advice for my younger self would be forgo the "savings" buying a TLC special (what we call fixer uppers in Canada), and just get a modest bungalow in a nice, modest area that is taken care of with no weird alterations, get a quote from insurance BEFORE you sign to buy, and just take care of the place without doing fantasy reno's. Cheers.

    There are enough houses out there - don't settle for a bad house on Jimmy's hit list. Don't talk yourself into a defective house because of a low price - long after you have bought you won't care that you saved on the buy in, but you will remember all the grief you went through to make it right.

    Btw, were you also a home inspector when you lived in NH and NY? If so it would be awesome to hear your thoughts on the pros and cons of older homes vs newer homes..
