    "You're too young to retire" Brother, I get that so often! now I just tell people I live off my investments or im self-employed haha... makes it an easier and shorter convo. Digging the videos man. Congrats on early retirement. Keep inspiring.

    Awesome tips. Will implement. I work remotely now. I will be going to Playa probably next year. I am just starting to trade stocks (short-term time horizon ... think swing and intraday) I have seen the long-term charts. Some looked viable. Glad to see that that style of investment works.

      Nice! “Long term” definitely has different meanings for different folks. For me it’s 12-30 months typically. Best of luck, swing trading is a viable option for sure. Glad you enjoyed the content 😎 🏝️

    If you have $200k in investments paying 7.5% is $1,250/month or $130k paying 11.5% (which is hopeful but not unreasonable) w/out touching principal.
    Enough to live modestly in PDC & set aside a few $$ every month for an emergency fund.

I was literally just planning out a “mock portfolio” video to demonstrate exactly what it would take to live here in terms of specific investments and their dividends and distributions. Great point on the emergency fund as well… always a must no matter where you may live.

    I played around with some stocks in my early money making days like FIDELITY but found it too boring to keep tracking them and didn't see much gains. I am sure with time it would pay off
    On the other hand, a friend I worked with got matched IRA $ from the company and did stock investing like you do and retired with 3 MIL in the bank, but he is AC about this kind of thing.
    It takes $$ but I think real estate is more solid of an investment (before 2017)
    I bought a condo in 2022 in S AMER 2/1 750 sq ft for $21,000, today it's worth $44,000 !
    Talk about right timing !
    I've seen some RE in Merida in the $20's and if I was there I'd probably buy something like that just to have another place to hang out and another PR. I can live like the locals, no problem
    Have you thought of buying your own place there ?

      Awesome contribution there and thanks for watching as well! Yea, real estate can be a very lucrative piece of the puzzle as far as building wealth and retiring. I will likely buy a multi-unit building here if we decide to stay long term. I’m also interested in accumulating properties in Ecuador. The bare land is still cheap, beautiful and often abundant in natural resources. Oftentimes in the $10k-12k range. Picking and analyzing individual stocks/companies is most definitely not for everyone. I personally really enjoy it, but there are multiple means to the same end for sure.     I wish I saw your channel sooner. I was in PDC earlier this month, I love the Cancun/PDC area. I'm an investment guy myself, been involved in it since before 18 (my parents had to sign off on my account). Also an entrepreneur myself & living below my means currently to save money. Dividend plays are 1 of my favorite, alongside options. You can use options very safely to "rent out" your shares & collect interest in meantime w/ little risk. REITS are also among my favorites.

You’re totally right about using options responsibly as part of a dividend investment strategy…I use calls and puts if I’m at a point where I’d be happy selling or buying anyway. Great way to boost the income at basically no risk. What are some of your favorite REITS?

      I agree w/ majority of what you said. My main disagreement would be finding undervalued shares. I'm a believer of efficient market theory. I believe all available information is baked into the price, & as data changes by the second the price changes to reflect that.
      After I advanced into options I became a believer, but willing to change my opinion if new information shows otherwise.

    I like your REIT idea as rates come down they outperform early on the next recovery. I'm nervous about buying too soon if the market is smelling a recession on the horizon, the whole market including REITs will get much cheaper. Recently rates are tanking (weak job market) and the REITs are not responding to the upside, same with the small caps, just the same old mag 7 and the AI frenzy are still intact..

      No doubt Gary, totally understandable. I’m only taking the REITs with the best fundamentals, balance sheets and safest dividends. I’m long: O, ESS, AMT, VICI currently in real estate and love all 4. ESS has been a banger for me since entering at $209/share. Loving that monthly income from O too!     Nice vid, real estate is also great passive income people have to live somewhere and you have to the same type of understanding of the real estate market, I'm a stock guy myself.

    My Canadian pension will be 2000$ per month if i retire in 5 years (60 years old). My 200000 $ mutual fund at 4-6% should bring in another 700$ ish per month. PDC here i come.....in 5 years

      @@theropemonster thanks man, it's not huge amount of cash flow but might work. The solvency requirement is gonna be much more in five years but plan to mitigate that by taking a month off work in the next year and getting the temp residence card through a facilitator. Keep up the awesome videos !

    I worked for the city of New York for several years. I thought I was investing the right way. All I have was a deferred compensation plan, after I retired I found out the govt will take out 20%, I can invest $500 per month but its too late now, I am 68 years old.

    How long did it take you to say go from regular dude to retired in terms of years? 2? 3? 5 years or more?

      That’s such a great question Walt.. I was literally just contemplating making a video on that subject. The short answer: I set a 3-5 year goal and went as hard as I could and managed to pull it off in 3 years. Lots of sacrifices, especially in the first 2 years. It’s feeling like it was worth it!

    Have you considered renting a 2nd apartment to turn into an AirB&B? Or is it not profitable enough due to the large supply already.

      I think it’s still plenty profitable here in Playa to sublet on Airbnb, but I’m fully committed to staying retired and there’s a substantial amount of work and risk involved in that type of operation. That being said, the profit margins are still tempting if I’m being honest.

      @theropemonster you say it's plenty profitable. Maybe I'm too risk averse to pull the trigger. Maybe that explains why I've been occasionally looking for 1year now & still not found one I'm comfortable w/. I want some built in leeway, an extra safety barrier financially. I see many in PDC renting for $30 - $50/night during winter & during summer it slows down due to extreme heat & rain season. I don't see enough "meat on the bone" there. What am I missing here?

      @@adaml2932 the missing piece is those few “extreme demand” weekends or weeks. Let me elaborate. New years Eve, Christmas, Semana Santa can all fetch over $100/night even on a basic apartment depending on where you’re operating. Día de Los Muertos in Puerto Vallarta would be an obvious example… but a not so obvious one… there was a Ramstein Concert in Jalisco in 2019… Air bnbs were all $110-$150/night. Summer months can be “break even”, but the winter months, holidays and special events are where one can absolutely cash in. All that being said, fees and taxes have certainly cut into those margins, especially since Airbnb has gone public. There was a “golden era” for short term rentals and I believe that has passed, but it’s still a solid business model imo. Just maybe not the golden goose that it once was. Hope that helps answer your question a little better Adam!
