    Start them 4 to a room. Increase cash flow and give them a short term goal and reward.

    • @andrewlamb
      @andrewlamb  Před měsícem +1

      Not our philosophy. Can’t fit 4 to a room in most homes without bunk beds. Many of our residents have been incarcerated in the past, and bunk beds can trigger PTSD. They also lead to higher turnover.

    Do we need to notify city & fire department that the house will be run as a Sober living?

    • @andrewlamb
      @andrewlamb  Před 2 měsíci

      Most states have no license, certification or zoning requirements for sober living homes. So no need to notify anyone as long as you’re not providing any services. We just provide housing and utilities - all licensed services happen through outside 3rd parties.

    Andrew, thank you for sharing!! Absolutely great content. I'm a KW agent as well. My dad and I partnered together 2 years ago to start Sober Living Homes in honor of a passed family member. We're in Pennsylvania and we currently have 4 houses that we self manage. We're in a small town and finding the right houses to buy is slow and the population is small.
    Thinking of expanding to a bigger city like Philadelphia or Baltimore. Little nervous because I will be so far away from the houses and any operator I hire. Do large property management companies manage these types of homes, or do you recommend stick to self manage? Any advice on self managing from a distance?

    • @andrewlamb
      @andrewlamb  Před 10 měsíci +4

      Definiltely get security cameras if you're from a distance so you know what's going on. I love Ring doorbells and floodlight cams so you can see who is coming and going. Most property management companies won't touch sober living, so it's best to find a resident to be your eyes and ears inside.

    • @andrewlamb
      @andrewlamb  Před 10 měsíci +4

      You can also set up indoor Ring cameras in the main living spaces and kitchen.

    Hello Andrew, I'm very interested in scheduling a call with SoberLivingRiches. I have a sobriety date of 10/14/2018. I'm a home builder in the Cape Coral/Ft. How much money would you need to start a sober living home?

    • @andrewlamb
      @andrewlamb  Před 7 měsíci +2

      I uploaded a new video yesterday showing how to buy a sober living home with little or no money out of pocket. We furnish our homes for less than $3000, and I recommend have 2-3 months worth of monthly payments on the home saved up but it’s not always necessary. We can fill up a home in less than 90 days.

    • @andrewlamb
      @andrewlamb  Před 4 měsíci +1

      If you already have a spot, it will work. I say 4 bed or bigger for when you’re buying a new property. Almost any existing property you own in a residential area should cashflow better as a sober living home than a longterm rental.
