100%, QLD is the worst too. No price guide allowed, I understand the reasons behind it, but Auctions are often used in the worst possible way up here - agent tells the owner too much, then conditions them down over 3 weeks. I hate seeing people get their hopes up based on an agent's lies.

@@MortgageBrokerAustralia yeah thats the rough part, you never know even for a not that desirable area who shows up and makes a record bid for the road lol need more regulation in some ways though, paying so much for building inspections and solicitors is not fair in NSW i believe you never get your deposit back if your inspection fails so i think many people dont even do it
