    For many reasons, I would stick w the old adage, don't buy unless the house is finished and "buy where you can remodel". Who said that? Jerry B on 3-6-2020. Good advice!

If you're a perfectionist, you may wish to correct the spelling of Lo De Markos at the 8:35 mark of the video & the lot size was accidentally typed as 2,1252 sq ft at the 9:08 mark of the video.       Anthony thank you for this spellcheck. Well the question you ask am I a perfectionist? As you can see I'm definitely not an English major and my spelling is terrible. Unfortunately I can't edit when the mistake is typed in the video itself the only thing I can correct is things that are written in the description area.

As you know, Mr. Trudeau is making life for inconvenient or impossible for those who wish to rely upon their immune system for protection from a germ that has a 99.8% recovery rate without the need for an injection. Also, the PCR test is fake or a false positive machine when it is run over 15 cycle frequencies and they are running it between 35 -45 which is fraud. The inventor of the PCR who got heart attacked in September 2019, one month after he accused the highest paid US employee in the US of being a hack and a fraud and two months before they released the virus. The banking system went insolvent again on September 16, 2019 when the Repo rates went from 2% to 10% overnight, exactly like September 2008 (one month before Lehman collapsed). This time, they couldn't get the taxpayers to bail them out with $700B of TARP funds, so they created the whole C-Hoax and secretly printed $19 trillion to secretly bail out the Central bankers, again. All they did between 2009 and 2019 was print money and manipulate the finacial system with derivatives (Warren Buffet calls them Financial Weapons of Mass Destruction. I can enlighten you further in the future, if you're interested. As per the Bible, man is not capable of properly governing man properly with equity and justice. Sorry to get negative or truthful. My only concern with relocating to Mexico is the lack of rain or water, versus Boquete, Panama which is a little to damp and humid for my liking.     So the 400 sq. ft. homes I design are in the $12K range and that is in a coastal Pueblo...The land has to be less expensive the farther you get off the seashore right? I would think these small homes built in clusters with a central square on about two acres would be doable for less than $ 25K with deeded access road?

    I heard that was for basic construction. When house is done I was told you had to still pay for a toilet, sinks, bathtub, kitchen cabinets, counters, tiles for walls, for the floors, etc, because all that is not part of the house construction itself. I was told this by a friend that built a house in Ajijic.

      Gary I don't know what your friend was smoking or drinking but. When you build a home for yourself of course you're going to put in your budget for all the things that your friend said you wouldn't get here. For a $30,000 home that I talk about in this video realistically you can get all those things household goods but it's gonna be very basic, the construction will be basic, when you're picking out your floor tiles it's gonna be very basic you're not gonna be getting high in hardwood floors. For $30 a square foot you have to accept a lower quality if you wanna pay double that $60 a square foot then you'll be upgrading tomorrow the standard that the United States and Canada are at.

    You can build a house in much less than 18 months in Mexico. My nice adobe 2-bedroom home on a hill outside of Sayulita was built in 9 month.

      He's doing it slowly because he only uses the money left over from his Social Security check so he has about $700 a month to buy materials.

    What about the Fideicomiso on cheap land? If the land is only say $10,000 how much would the Fideicomiso be? It seems the initial cost of the Fideicomiso is kind of fixed.

    Thank you very much for this info. I have my interview with the consulate in Australia next month. I am planing on building my own house slowly. Do you have details for a good architect and builder, a builder that is not going to disappear, and leave you with a half job.

    That's a HUGE price per acre! Must have been pesos, which is still relatively high. That's coming up to $360000 USD per acre, if it's in pesos that's $18000 USD per acre, which is still high but makes more sense.

      Tim thank you for your comment the land that they are selling is more proximately 2000 ft.² like anything if you buy a smaller amount it's going to be more expensive than if you buy in bulk. You can get 1 acre of land there for around $100,000 more or less depending on the area.

      Generally in Mexico they don't ask for a engineer stamp on the plans for approval.

    Thanks for posting such an informative video. I have been looking at lo de Marcos for a while now to buy some land to build a house. But have not quite found one that I could afford with real estate office. It’s a little confusing if one should buy Ejido land that comes without a title & risking losing it in case land is disputed. Could you please suggest a person or way to make it easier. Would be much appreciated.

    Hi Jerry I noticed in this video that Memo property was overlooking the ocean I thought you could only lease property in Mexico that was 50 miles from the coast also what area of Mexico is memos property thanks Jerry love your videos

      Thank you Mike Memo's property is in the country and when he builds his new home he would have a view of the ocean. The way the Mexican law works if you own a piece of property from the Shoreline going in Land end 50 km you can get a lease agreement.
      If the property is further away from the beach than the 50 km then you can get a deeded piece of property just like you would get in the United States.
      His property is in a town Low De Markos it is proximately one hour and a half north of Puerto Vallarta.

      It will be by a bank trust called fideocomiso. Leagally the bank is the owner of the house but you have all the rights at it for 50 years (renewable) for a small yearly fee.
      Another possibility is via a prestanombre, that's a Mexican citizen who is the official owner and again gives you all the rights via a contract. I would rather go for a fideocomiso though.
      Lastly, you can become a Mexican citizen yourself after 5 years of residency.

      Most properties I would say 99% are paid by cash so they don't have the for closures like you have in the United States.

      Tiny homes are being built here in Mexico but I don't know of any tiny home communities. There are cohousing communities. Here's a video we made that may interest you these homes are selling for about $350,000

    I understand Americans can not own land within 50 miles of Mexico’s coastline, is this true?

      Anybody buying land in Mexico if it is within 50 km to the ocean you can get a land lease and they've been doing this for over 100 years. It's good it's safe and there's no problem with the land lease. If you live past the 50 km away from the ocean as we do you can get a deeded piece of property in your name the same as you would get in the United States or Canada. Memo's land is that area where he will have a lease land contract and he will not have a deed on that property.

      I think you'd be better going up to the second floor the salt conditioner is there are not good for a basement. To go up another thousand square feet you're looking at an additional $20,000 plus

      Lo De Marcos is 40 minutes north of Puerto Vallarta Mexico on the Pacific coast.

    When you promote Memo living on $600/month, it would be very beneficial, and much more transparent, if you immediately showed the house Memo lives in and also show a $500/mo house, which Memo has mentioned. Don't forget to mention the cost of entering and exiting Mexico every 6 months for those who cannot meet income standards for a temporary resident Visa.

    Promoting house construction at $30.00/sq ft, apparently the bare minimum, is likely to get people into trouble. Overruns are common in construction.

      Yes Doug this would be the bare minimum but the people who would like to live a lifestyle that Memo lives would feel comfortable in that type of construction. Remember Memo is living on $600 a month.

      The video was not deceiving you just weren't paying attention. He said he lives on $600 a month and that includes his rent but he's telling other people if they come down there that they cannot expect to live his lifestyle because they're gonna have to pay $1000 a month for rent the $600 he spends for a living. Look at that video one more time.
