      When you have a ton of couples each making over $200,000 a year fighting over a limited number of houses the prices are guaranteed to skyrocket. This also make housing almost impossible for a household that takes in less than $50,000 a year. Most cashier’s have to commute over 90 minutes to find reasonably priced housing.

    The town house is great but bedrooms are tooo small for the price paying for. The fact that it has that extra appartment that you can rent out is great. Great to see you and Monica together again and having her to be your realtor. Dont be rush. You will find the right house and you will feel it at the first moment. Get a fixer upper and turn it into a home but pay less. While you were in New York Monica send you pictures of a house that had a studio in back yard. That was a great house.

    The condo was sooo nice! Especially living alone, it is nice to be in a super secure building and have access to all of those HOA amenities -- makes you feel far less isolated.

    Hey Shelby! I really enjoy this style of videos. I like how Monica is showing her realtor side of things. My favorite was definitely the sky rise condo. I feel like the view would be a huge interest point for tourists and it seems to be in a well located area. The townhouse gives me more of a settle down type of vibe. It’s a 10/10

    I think a two bed two bath condo suits you best imo. Since you are young and like to travel, condos are easy to shut the door and leave for awhile. Add in the amenities, and everything is walkable downtown, you'd probably love it.

    Three things: 1) it's amazing you're investing in real estate, it will make you super-wealthy in the long run; 2) Monica is an awesome real estate agent, good for her; 3) the last house is soooo great. I mean, $1.4m is what, $5,000 worth of mortgage plus extra expenses, so $6,000 or so? If you can rent out the basement for $1,500 and two bedrooms at $800... It's an excellent deal, imo.

    I love this real estate touring type video with you and your sister. Hope you do many more! As for my opinion, I would definitely do the condo tower but with a 2 bedroom (for office space) with a bigger living room on a higher floor. Love the clean modern style, huge windows, the city conveniences, condo community feel, the shared amenities and the safety/security. The townhouse although it had more space, the half windows and windows without views, levels and rooms setup and area I did not like. Can’t stop thinking about Dateline NBC break in scenarios when at that property. Would def not live alone there.

    Of the 3, the expensive townhouse is the best imo. Since you're leaning toward a fixer, you should check out West Seattle because you travel a lot and its only 10-15 from the airport. The bridge is reopening this year and light rail will be there eventually making it a great investment.

    NO - Seattle is full of stunning older homes with tons of walkable neighborhoods - Ravenna, Wallingford, First Hill - you know, you grew up here! Actually after watching the video w/ your dad, I found out you guys grew up closer to us in Federal Way! We were on S 380th Pl near Wild Waves for over 25 years -now in Tacoma which also has tons of gorgeous older homes!
    I'm sure your family would love to have you back - but please remember how gross the weather is here :/

      For you, I like the condo, seems practical and very your style.
      First house seemed cozy, but you have to work on it.
      The townhouse is a big commitment, you could buy the first and second options and still have money left over. Rent the first, live in the condo

    I’d definitely choose the last one, the new town house with the roof top.
    If you rent out that bottom unit it would help you pay off the house faster even if you only rented it while you payed the mortgage.

    Pro-Tip: Hot tubs - go for gas-heated tubs. Why? They heat up so quickly (10 mins) that you really don't get tempted to just keep them on all the time. Much, much cheaper to own. You're Welcome!

    I love the last one, it was so stunning! If it was me though, I’d probably go with the first one just because you could personalize it to how you want (esp for the price) and the yard space was so nice!

    The 3rd house looks amazing but I think for when you are right now, the condo is great. It's in a more busy neighborhood, great ammenities and then later you can move to a house if you decide to stay

    I would keep looking…loved the natural light in all of them, but at the end of the day, you have to ask yourself. How do I live and what do you need to determine what home suites you. If outside green space is important, then keep looking. That would be important to us. Even here in CA, we chose a home across from a park with a premium lot size because at the end of a long day or week, it is nice to sit on the patio and have an adult beverage while the dog runs around the yard or work out in the yard freshening up the garden and flowers.     Another good video. For me, a condo with two bedrooms and two bathrooms would be best option. Maybe such a unit will become available in the same building you filmed or in another building. We live in New Orleans in an older building in a 2br/2barth condo we purchased in 2014. Our condo rules only allow long term (1 yr+) rentals. The building has gated entry and is very secure. Security is important to us since we enjoy traveling throughout the year and never worry about leaving the condo for extended periods of time. Hope my comments give some food for thought. Good luck with your search.

    That last one is gorgeous; it would be a dream come true to live in such a beautiful and open space.
    The lack of a real yard would sting a bit, but that rooftop is amazing, though I'd want more privacy than that, so I'd have some kind of screening or lightweight optical barrier put up around at least half of the space, so that I could be up there in the open air without being visible to literally everyone within five miles. (But I'd still want to take in the view when I wanted, so either part of it isn't enclosed like that, or the parts that are have retractable sections that I can move aside to open it up when I want).

    My brother and his wife bought their home in West Seattle in 2009 for $250K, then sold it in early 2020 for well over $700k, around ~$100k over asking price, with two dozen offers in the first few days. The Seattle market is insane, but I moved away in 2011 and would never go back lol. I like having my own parking spot/driveway.

      The city has so much crime now since the defunded the police. Parts of the city were completely taken over for weeks by criminals

      @@judy-8961 beautiful, just last week the city council voted 8-1 to cut police funding by $7 million and that’s just after a cut in 2021 of $35.6 million. It could have been worse, Kshama Sawant of the socialist alternative party wanted a 50% cut. Look it up but you just lied, it’s to bad people like you exist.

      It does doesn't it. I was going to comment tge same thing. She had clearly prepared, knew what you could do in terms of rental with each unit, had prepared in terms of upgrades and what you could do. Very professional in her first year already.

    They are all such good options! I would go #3 if money wasn't a factor, but then number #2 if money was a factor. The condo is super cool, but I would want at least 2 bedrooms for an office/guest room space.

    Property 3 is about a mile from Madrona. Not that close. What is much closer is that small band of shops including Heyday Bar & Restaurant on 31st. Nice spot up there with great views!

    Definitely prefer the last place. Although I also liked the old charm of the second one. From personal experience, I couldn't live in that condo with no outdoor space/balcony. They tend to feel stuffy because there's no fresh air and you can't even open a window when it's nice weather. You can't easily air things out so they get dusty quicker and tend to smell stale. They can also be eerily quiet.

    The last one because of the bottom unit. The bathrooms were on the dark side. For small bathrooms I like light oak cabinets with a horizontally grain with a white Caesarstone counter top. Mirror with a light built in.

    I love all of them and if money wasn't a factor in my decision then I would choose the 3rd one. If the price was a factor I would probably choose the 2nd one over the 3rd.

    I toured the first property when it was on the market in 2018 and I too agree that the lack of second bathroom was a dealbreaker for me. Great property otherwise!

    I liked them all for different reasons. I will say our primary bedroom is ridiculously large at the expense of the other bedrooms on the same floor. My spouse and I don't spend a lot of time in it. We had to buy extra furniture and larger artwork so that it didn't look stupid. We feel like it's wasted real estate....just like our formal dining room. We pay a lot for rooms we don't use that much! : (

    These prices are bonkers compared to where I live. You would probably like the Portsmouth NH scene. Lots of restaurants, sort of an old time NYC architecture, on the ocean, an hour from Boston. Also no state income tax and no sales tax! One of the perks of living in NH.

    If I was picking for myself, I'd pick the house on Queen Anne; for you, probably the townhouse (though I wonder if having renters downstairs would get old). One thing I will say regarding that Queen Anne house: we currently live in a historic house (in a different part of the country) that has two bathrooms, but the master bedroom is on the main floor, so it is the same situation, where people who come over end up using our "master" bathroom (it's not en suite, so it doesn't feel like that to them). I definitely would not say it's ideal, and if I were custom building a house, I absolutely would not want it that way. But in practice, it's totally fine. I think that if a house is right in other ways, it's a pretty easy issue to overcome in my experience. We love our house overall, we love the location (beautiful street, walkable to lots of great shops and restaurants, wonderful neighbors, etc.), and having to share "our" bathroom with friends is not a big deal.

    I purchased a home in Fremont Seattle in Feb 2021. It’s crazy how high prices are now compared to a year ago.
    Safety is a huge issue in Seattle right now. Recommend a condo more than a townhouse if that’s a priority.

    The reno town home would be such a nice option, having such a "low" price and then having more money to be able to make the space your own is priceless to me.

    The last one was probs my fav, especially because you could rent the bottom floor, but I didn't personally fall in love with any of them.

    I would pick CONDO!!!!! Coming from an Asian city, condos just feels like home to me. easy to clean, easy to get anywhere, nice views, and you live above ground, it's amazing.

    For me it's a choice between the townhouse that needs a little work you could totally turn it into your own thing, a great price so you have a little money to spend on modifications (the kitchen is well done but if you're into a modern design it wouldn't suit you) or the last one where you just move in and basically do nothing because once you adopt a project it takes time and money. I don't like the fact that the condo is one bedroom I do like that the building has some nice amenities though I think you'd appreciate the condo and the last house modern designs more.

    3rd house I’d pick. First house, only one bathroom that be a no-go for me too, 2nd house, 2 damn expensive for 650k for only having one bedroom and one bath. 3rd one was the best with all the secret rooms and stuff 😎

    I strongly recommend the First Hill or Stevens area! You're in a walkable neighborhood close to a bunch of restaurants and shops, and they're both close to Capitol Hill. Both also feel safe - First Hill is more urban residential, secure high rises and close to downtown, while Steven's has some incredible townhouses and parks.

    I think I would keep the 1.4 million one because it’s a great investment property and if you think about it, it will end up being as cheap as the condo in the long run. Also, if you work from there you can put that in your taxes. So it’s a win win.

    Seattle seems sooo gray! Reminds me a bit of the Great Lakes region in winter, gray and dreary. That townhouse was cool, but one bathroom is a deal breaker

      Yeah except the average temperatures are about 50 degrees warmer in Seattle in the middle of Winter.
