    Many people buy a house with home loan in their 20's after their first job.
    According to me it's a very bad decision. Long term wealth k liye stay away from debt is the only principle.
    Always try to survive your life below your means so that you can manage in tough times also. If something is adding value to your life then buy it but that should not be a mental pressure.

    Sir my thinking is also aligned with you in the aspect that we should not buy home in Tier 1 city because it is already highly priced and in Tier 2 city their is a scope of development which shoots up the price of your land.. But problem in Bihar is that if you are not strong enough your land will be ceased and your renter will take over your home😂😂

      @@CAKapilGoyal Sir you are in business category so you have a fixed work location but the one who are in job,they will switch often until they get right package or their dream company so they cannot buy a house till then & most of the times they are the one who buy house when they are retired.
      And a job class person is not that rich & cannot pay the entire amount at once so for whole life he got a burden on his head.
      And burden differs when you are in business.

    According to me, a house ( in good location ) gives 3 times more return then that of equity, MF, gold, etc... If we talk about long term ( 10 yrs or more ).

      I don't think so. It depends on client basis. I am currently doing my articleship from Big 4. In my second year. If you are taking a lower risk with control reliance approach, with a very high materiality then MAYBE the senior may encourage you to close some TODs with documentation, but what goes in the face of financials, everything is well tested substantively. Now, if the client is a Bank/NBFC or risk category is Higher Risk Or no reliance on controls, then I don't think that there is mere documentation. If this is happening, then R. I. P. I pray your file doesn't gets picked up for practice review or peer review.

      Exactly. That's not so easy. Atleast in our firms as, there's lot of layers of review before PPMD signs off. Because they also fear, that they will not be able to manage during audit file review.

    CZcams par first video mili hai jisme itni sahi advice mili hai. Otherwise sabhi videos m toh ye bolte rehte hain ki ghar kabhi buy nhi krna chahiye. And mera humesha se yhi perception rhta tha ki ese hi rahenge toh fir hum aaye hi kyun hain iss duniya m, kyun itna paisa kamaa rhe hain, paisa kamaa rhe hain toh life ko enjoy krna bhi sikhna chahiye… na ki bas financial management wali videos dekhkar unke bataye hue decisions lena!!

    Sir . My income is 7.00 lacs . Previous year I transferred 20.lacs money from credit card to any third party app and then same money is transferred app to credit card for rotation of money . In which i earned rs 30 thousand cashback .
    In AIS it is showing that I made the payment of credit card stf 06 amount rs 20. Lacs
    I had proff of credit card statement and third party app for rotation of money..
    I e card to app and app to credit card.
    Please suggest in future I will get the notice and steps to reply that notice .
    Also suggest for future . I had to stop or doing same

    This house is in experion windchants. This house (even if 4bhk) can not be of 12 cr. The flats starts from 3 cr. This house can be maximum of ₹5 cr.

      Have you watched full video - listen carefully I told in video that my real estate investment is 12 cr. Yaar kuch bhi samaz liya kuch bhi type kar diya. Ache se suno and samzo. Baki tumne rate ka research sahi kiya hai bas video sahi se nahi dekha

    Sir property ma liquidity nhi hoti hai jada ....agar hame kabhi emergency ma paesa ki jrorat padti hai to ham ghr sell kar de ek dum esa nhi ho pata hai...aur agar hamne koi dhund bhi liya 1 - 2 purchase karna vala .... to bhi unko pta hota hai ki hmari majburi hai to vo us chije ka fayada uthata hai aur kam pr sell karna padta hai hame...market price se ...
    Plus sir ghr kharidna ma hi bhaut dikat hoti hai...paper work trah trah ke ...sir aap big city ma rheto ho...3rd tier cities ma bhaut dikat hoti hai isse related ...kuch n kuch gadbad mil hi jati hai ...kisi ka land ka kuch gadbad hota hai kisi ka kuch ...
    Plus rent pr dena ghr ko ....usme bhi fir agar jisko rent pr diya aur usne capture ( kabja ) kar liya ghr ko to aur dikat...churana itna asan nhi hota ..court case hota hai ..usme bhi court case ke kitni jldi decision ata hai ye to sir aapko bhi pta hai aur jisko bhi rent pr deta hai vo ghr ka itna bura haal kar deta hai...ki bad ma uske chor ke jana pr dusra ko dena se phela bhaut karcha krana padta hai thik karna ma hi...vrna dwara rent pr nhi chadega

      to all your question my answer is - we have to maintain liquidity thats why I told use 20% of your monthly income as EMI and my overall opinion in this video is when you can afford house at that time you should buy it.

    Hello Sir.
    Great Video, very informative.
    I have some points to make:-
    1. You said market crashed and gave less returns. Which is true but investment in equity should be long term, short term crashes won't affect long term returns.
    2. You said Real Estate can give as good returns as shares and other investment. I don't quite think that is true in general.
    A great video and I agree overall with what you said but with these 2 points, it looked as if you want others to make the right decision but you were ok with compromising with a bit of facts, which I think is wrong.
    Also, one way to invest in real estate without having large income to buy a standalone property are REIT's (Real Estate Investment Trusts). You can buy their shares and they buy properties and earn rent using that capital and pay you a share of rent in the form of dividends.

      @@CAKapilGoyal Sir the person who has invested in shares in 2020,the same share has fetched him twice or thrice income in this year.
      A very nice example is tata motors I purchased it at ₹70 and sold it at ₹500
