I'm starting to look for a home in the Netherlands -- not investment property, but for my family to live in. But we still care about getting a decent deal, of course, and we know that's very hard to do in the Netherlands. Can you give me any advice about how to get access to off-market deals as a consumer? Our makelaar, while she's excellent at a lot of things, seems to be taking us by the Funda route and expecting that we will need to overbid in order to buy at all... and since we can pay in cash without a mortgage, we hoped that we might be able to do better than that. Any recommendations you have for where to look would be deeply appreciated.

1. Wouldn't the off market listings be known to other investors, thus making it competitive?
2. Are you still qualified for regular lending with similar interest rates in the off listing space?
3. How does the 60k become an annual salary when it's purely in equity?
