    So from what you're saying, the obvious answer would be to target serial landlords, those who own large portfolios of houses, taxing or potentially preventing them from being allowed to purchase, and even rent out properties classed as affordable

      Not really tbh. It’s nice in theory… but peopel are always looking to blame someone.
      Ownership has almost always made up 60%, rented 40% (in our country at least) it’s STILL around that. If anything home ownership has gone up it’s just that SOCIAL housing has dropped and private has gone up
      If you do that, there will be less rentals, driving up rental prices even further. In theory the price would drop a little though, but not as much as you think as there’s still crazy demand.
      The only real solution is building more property

    I have to comment on this levelling up - I live in the SE and pay for the privilege of higher Council taxes higher mortgage payments because the house prices are higher - I read that a three bedroom semi in Carlisle is £ 125k and in Reading where I live a three bedroom semi will cost 345k. If I’m right the new Labour government levelling up could mean higher prices in the North to match the South so be careful for what you wish for and don’t get too excited!

    The majority of renters would buy if they could afford it. Rent caps would indeed cause a short term increase in rental prices whilst greedy landlords panic sell, but in the long term this would reduce property price, and people would be able to afford to buy their own homes. There is a time and a place for rentals e.g. students, holiday homes etc, but the balance is not there.

    The point to are missing Jamie is section 8 in London is taking 14 months from start to finish. If the tenant knows what he’s doing he can drag it out further. Landlords don’t use section 21 out of spite, it’s generally a quicker way to evict non paying tenants.
    If the courts were working - this wouldn’t be a problem but at the moment, it’s a really bad idea.

      I work in a senior role for one of the largest Affordable Housing providers in the UK.
      If you guys understood how much technical complexity and bureaucratic red tape is in our way, you would be f*****g stunned.

    Rachel Reeves has in the last half hour been making her first speech as Chancellor and she spoke about planning reforms etc. and building 1.5m homes in the next 5 years (i.e. 300k homes a year). In the Q&A there was the following question put forward (it was a 2 part question so I have taken out the green infrastructure part so not the full text/question and have focused on the housing):
    Question from BBC “in history we have only had this level of house building when the state has been involved. Are you relying too much on the private sector”
    Reeves answer “we need the private sector to build homes, we’re not going to be in the business of building those homes directly, we need the construction sector and the house building sector to build those homes”
    So, no government building and they will rely on the house builders to magically double the amount of homes they build. I'd love to be proved wrong but, IMHO, it ain't gonna happen. A million by 2030 would be impressive.

      Apparently there will be mandates but how will that work? Similar to the EV mandate where they have to pay £15k per house not built? Will be great if it happens, there will be a lot of architects who are about to be very busy which is good news to me, but very sceptical.

      As mentioned in another comment on this video, I work in a senior design role for one of the UK's largest Housing Associations, in the new-build section. If you guys could understand how complex it was to build anything when you've got planning restrictions, legal covenants / disputes, environmental recovery / reduction targets, CIL, Section 106, ecology, contamination, fire safety, health and safety, etc etc. It's a wonder we build anything at all and as for budgets all our sites are haemorrhaging money - Yours / tax payers money.
      It's why i can't sugarcoat it, your generation are in serious trouble. Especially when it comes to the prospect (or lack of therein) of owning your own home.
      It's not going to happen guys so I wouldn't even think about it. House building is so eye-wateringly expensive it just doesn't stack up anymore, hence the lack of new homebuilding (and that's not even taken into account nimbyism, which isn't going away guys despite Labour's attempts to snuff it out). There's too much of the old world order running through this country, and we're totally got it wrong in terms of house building. You only have to look at countries like the Netherlands, Germany, Norway. Those guys got it right 30 years ago. We're so far behind it's not even funny.
      Sorry to have to say all that but I can't lie to you, it's the truth.
      Start saving for a narrowboat, a motorhome, or if you want something static, buy some land and build it yourself. I.e. physically yourself.

    I've got a rental in Trowbridge, and the tenants n my property can't get onto the property market due to the new houses ect being built are being purchased by investment groups. This is happening in Hilperton, Trowbridge, which is causing locals to move way out of the area to try and buy, this then doesn't make it affordable for them to continue to travel to work.

    I think as a minimum rent controls should be put in on foreign investors in public property, the money as a minimum from property needs to stay in the UK.

    I’m based in sheffield where the demand for rentals is high & rents have risen quite well in the past year or so.
    I’m now looking invest in commercial more as the stress & financial responsibilities are almost non existent compared to residential with so many costs involved annually.

    The issue is that the very wealthy are buying the generational wealth assets off the middle class ie as in most of our properties & parents properties...driving up inequality and major other issues like uv mentioned.

    Rent caps are comming. It wouldnt surprise me if your already above the rent cap value you will have to reduce your rent to that level. Far fetched maybe? I think not ...... capital allowance will be reduced to zero on the sale second properties. You can see it all comming 😊

      Yes Reeves has already said councils should be allowed to decide on rent caps themselves and seeing as councils have been calling for them for years it will happen.

      It’s not as straightforward as you think, when landlords remortgage the underwriter will want to see evidence of a decent rental amount in line with valuation, otherwise they have every right to reject the application

      Good luck to rent capping. Landlords will sell up. No profit if the rent does not cover their interest only mortgage, buildings insurance, maintenance, landlord insurance, management fees, void periods and annual gas and electrical safety certification. Rents on properties left in the market will skyrocket exasperating the situation due to a severe shortage.

    Blair was a "diet tory" too, but he had the mandate as does Starmer now, personal opinions aside. In that context, it would be extremely difficult, and next to impossible, for the Labour Party to ditch him imo. He's refashioned the party more or less in his image over the past few years, with a solid core of acolytes and believers. A good many have already jumped ship. Corbyn, as the far left's leader, will probably never run as Labour again.

      Is it greedy when they have grafted to get the money together (genuine question). Also, bear in mind that it's payable when you sell the property, so it actually hinders supply even further, which drives up prices even further

    It's hard to find a house below 100k anymore which is good value. Yet houses around the 1m are not selling. I can see they're 20% cheaper than 2 years ago.

    With planning , you can make new rulings and make it easier to develop Brownfield sites , however if the system still allows Parish councils to obstruct and object to issues that have already been addressed by Central Government and add months , if not Years ! to the process …And if the local Planners are drastically understaffed…. Then your 12-18 weeks deadline will be extended over and over again , and you will be unbelievably waiting over 3 years to build Eco houses , on a Brownfield site . So , investors start to invest elsewhere. … and the housing crisis continues .

      Yeah but you still got to pay for the construction. Work for a house builder. It's basically unsustainable as it is. We just took on a site and had to deal with £600K worth of asbestos that we didn't know about (was the council funny enough and they're the ones that stitched us). That's on 37 units. Luckily we're a Housing Association. If we're a private housebuilder that would have ruined us when combined with all the other hideous costs to engineer the buildings for modern fire safety and sustainability standards.

    Labour will probably collapse as they will keep tories policies (on Ukraine, on wokeism, on mass migrantion, on high taxation and naziambientalism). Labour and Tories work for the same high elites. As Labour was elected by only 35% of the electorate, it can't properly sustain itself and reach the wishes of the entire of british population. The crisis is very deep in the West as society and economy is eroding to a point of no return. I hope I am wrong, I hope Labour scrap planning regulations, build on most of the Green belt and start huge soviet style council housing.

    Just exchanged contracts on btl property no 5. Def the time to get in there. Prices are rising, demand is high and time in the market is time in the market. Carlisle based. £135k for three bed terrace in great nick in areas that hit all the right investment criteria. Move now before Labour lurch to the left and target anyone with savings of more than £1.

    100% Reform. Labour and Conservatives have both shown they're not able to do the Job and we need a leader who isn't afraid to tackle taboo subjects. Plus Reforms policies look good.

      Reform’s plan are like Liz Truss on steroids. If the banks don’t make money from deposits to the Bank of England, do you think the banks will simply say OK? No they will put up mortgage rates to protect their profit margins.

      When penalty payments changed for those with overdraft limits changed through intervention, nearly everybody has a 40% interest on their overdrafts, it used to be so much lower on an agreed overdraft.

    I've worked in architecture for 20 years as a Technologist. When it comes to affordable homes the only way this will happen is if the government start a house building program again. No party has ever been able to make a change on this and always makes me laugh when they say they will build 300k homes a year. Large developers will drip feed in housing stock to keep a high demand, hence why new homes are half the government targets.
    The only change that ever made a slight difference was permitted development rights to convert office to resi. But even that has got more complicated.

      You cannot solve the housing problem until you solve the immigration problem. It is the basic law of supply and demand. If the demand for housing remains strong and the supply cannot keep up with that demand, prices will rise. Any government intervention will only exacerbate the problem.

    The issues in the housing market, relate to on existant government intervention or control. There are currently 14 million ( and rising first and second generation ) migrants in the UK. Have there been residential housing built to accomodate that number ? No.
    Has the Uk govement mismanaged the BOE base rate for 16 years ? yes. Ultra low rates have lead to massive property speculation- using free money. Have the incomes of first time residential buyers tripled in 16 years ? no.
    If the Uk cant suppport its own native young people to find homes, is it any wonder that there is a falling birth rate? No

    People forget that originally its was the Tories and the Whigs in parliament. After the war people had had enough of the status quo (not the group, they are not that old) and the Labour Party was formed. So a new party can come in to existence and be voted in to power. If reform is what people want then that is what we should get.
    However when you look at France and Italy we’ve seen they are happy to manipulate the system to stay in power or cut off the legs of the voted in party. Democracy is all but done. CBDC and digital ID are on their way and then we are sunk.

    If young people can't get the mortgages it doesn't matter how many cheap starter homes you build. A lot of the younger people have only ever know low interest rates. Young people also do not appear to "make do" with something and work their way up, they just one the really nice house now......and that's not going to happen with small badly built starter homes and Labour is probably about to make private transport a lot more expensive so without GOOD transport links to these brownfield sites these "estates" of cheaper housing will not be attractive. How exactly you make a cheap house with a heat pump, solar and an EV charging point I haven't a clue. Most of the Councils are broke so it's not like they can suddenly embark on a massive restock of council houses. The large private house builders are not about to throw away profit in a charitable gesture to the Labour Government. Just because you reform the planning department does not guarantee that existing landowners affected by your plans will take legal action.
    This is the bit I don't get with the politicians.......they all say "We need to do this" and "we need to do that"......the issues they point out are noble and true but they don't actually explain how they are going to do it and when the lift the lid on the proverbial Pandora's box they suddenly have to U-turn. Whilst people will stick their fingers in their ears rather than listen to another person who actually delivered Brexit.....they are missing that that person actually explains how he will do things and even has the balls to make his ideas a contract rather than a manifesto.
    Saying on camera all these things you're going to do might be good enough for the biased news readers on the National TV Channel.......but turning ideas into delivered reality takes more than just convincing the biased news readers.

      I think they will look at it, but I very much doubt it will be enforced in the way people think it will. You need to remember the laws around EPCs, the grants and the cap on how much you need to spend, so it's largely irrelevant

    Problem is that the new hiusing built wont be economical and they make these first time buyer schemes sound great initially but how about offering us something to actually make it easier? Lets face it, all these houses will be built but not for first time buyers. They will be tiny overpriced things and the mortgage rates are crazy on top of that

      You make a great point. I heard somewhere recently there was a project near London and one of the major costs was all of the compliance they had to do. I think it ran into 100s of millions ££ just for the paperwork.
      It needs to be massively simplified and many regulations cut. Sure some people may get hurt and things may go wrong but i would prefer that as would most people. More are being hurt by not having cheap housing than the regulations themselves are helping.
      The stress of trying to keep a roof or even being homeless will take years off people that are struggling. Stress IS A KILLER so why is this not part of the risk assessment and why does that not factor in to deciding that it needs to be simplified? To have a good economy/ manufacturing we need rent/mortgages to be 15/20% of income.
      Rent seeking behaviour has gone out of control also.

    Estate agents need regulation . They always go with investors and cash buyers and fob off everyone else . It’s why lot big portfolios are about . I agree with rent caps . Pples wages cannot afford stupid rents to line landlords pockets

    Something needs to be done to close the wealth gap. I get that property owners with millions invested in properties want more profits, but at some point when instead of 5 million using food banks it gets to 20 million the economy will collapse.

      I personally know some neighbours who use food banks. Funny how they can afford to sit outside their front doors fagging and swilling booze down their throats most of the day when supposedly they cannot afford food. I know there are some genuine people out there who are hungry through no fault of their own and I also know there are tons of scammers out there too.

      Some landlords have struggled to secure one or two buy-to-let properties to top up their meager pension and there are landlords with dozens or hundreds of properties. Please don't mix them up. Obviously, the second group is not much affected by these reforms and the full burden will be on the "poor" landlords' shoulders.

    Many wealthy individuals have already fled the UK for countries such as France, Switzerland, the US, Canada, UAE, Singapore, and Australia. This trend will strain the UK economy in the coming years. There isn't going to be any rich people remaining to tax so everyone else will get taxed more instead.
    Under Starmer's leadership, economic challenges resembling those seen under the Tories will continue, including inflation exacerbated by rate cuts, potential layoffs, and increased strikes. Market volatility is likely, reminiscent of the 1970s.
    Contrary to some views, I don't believe Starmer is a Tory in disguise. His approach differs from traditional Tory conservatism. Four out of the past five Tory leaders often leaned towards liberal or even leftist in their policies. Advised by Tony Blair, there are concerns that Starmer's tenure could lead to international conflicts and war, and a revival of Blair-era initiatives like ID cards.The Lib-Dems and Reform will probably push back against this but we'll probably have to put pressure on Labour MPs to vote against the government if they decide to do that.
    I think Starmer will remain PM for an extended period, with the Reform Party potentially gaining electoral ground. Labour's aggressive pursuit of net-zero goals and expansion of cycle lanes, seemingly driven by global agendas rather than public opinion, could adversely impact the economy and public sentiment. It is not really responsible to encourage people to use one of the most dangerous forms of transport and to be threatening to ban petrol and diesel cars and vans which will lead to more economic uncertainty and chaos. I'm expecting big crashes of the markets in the next 18 months and more black swan events.

Perhaps it is time to tax capital gains at source country when the money is earned rather than the country where you live. The USA already has a form of this by making US citizens pay taxes if they live abroad. It’s why Boris gave up his citizenship. At some point wealth needs to be taxed, especially when Ai and robots replace workers.

    Problem with British politics and society is that people in power are absolutely obsessed with subsidising the least productive in society at the expense of the most productive.
    When you work too hard and earn money they tax you hard, we’ve reached a point where you’re better off on benefits than a low paying job.
    I know someone who quit his job as a healthcare assistant in the NHS to claim dole. He was only £60 better off in the NHS, he said that he’s happy anyway because that £60 went on petrol and food, now he has unlimited time to go to the gym and play Xbox
