    This is definitely a project site that we have neglected for so long. After all, USJ is one of the earliest masterplan development built by the same developer and now, SJ7 will be the brand new TOD development in this matured address. USJ is well known for it's landed homes and matured amenities such as commercial areas, schools, parks, shopping malls and etc.
    Personally I'm very impressed with the vision that the developer have in going beyond TOD by integrating several townships together. This definitely demonstrates the abundance of resources and knowledge to carry out such an amazing task. However, there are still some hiccups on site.
    The first would be the abandoned project located at the junction, then the industrial zone behind the site. But the biggest concern is still the level of traffic congestion caused by the traffic light. Hopefully the brand new elevated highway will resolve that issue. But at site, it's very very busy. BRT is full, LRT is full, roads are packed... simply wonderful for investment ;)

    Not particularly concern about the traffic. With LRT and BRT just within walking distance, it’s pretty convenient to get your daily needs. I am more particular on the availability of parks nearby due to the busy noisy environment, if the township comes with a park that would be amazing!

    That area a bit peculiar, a hell lot of traffic, big malls (Summit + Da Men) with cinemas, LRT + BRT stations, yet the commercial area, mall business have been mediocre. The Empire Remix/Edumetro also not doing good I think. Very very weird.

      Your 3 bad points is really valid and true. The factory directly behind which main entrance will be facing is really an eyesore. 800-900 psf price is really insane!

    Finally someone doing is something with the long stretch of land, however given the low rise suburb environment, I was expect they build midrises like Goodyear apartments for families, not a birdcage highrise for Korean style investor lol...
    If high rise, I was expect Sime Darby to complete their SJCC instead, and their ped infrastructure* until it is truly a transit oriented development (yes, I still apply strict definition of TOD, can't help).
    Also it seems like no one can do anything with that mosquito pond...especially demolition work might be as costly as a brand new project.
    *(which is still very bad at the moment, people walk on grass or on road to access their building, while next to super wide road with speeding car)

    This is a very tricky project. The selling price is 35% higher than the market price of Damen residence next door. Damen is currently renting for around RM1k to RM1.2k per room. can Hype fetch 35% higher rental than Damen at RM1.5k to RM1.6k per room?
    For RM1.5k to RM1.6k per room, most students would just prefer to stay in the center of Sunway for their convenient since the rental is the same for them to rent in the heart of Sunway. As far as i know, students that stay outside of sunway at ara damansara or USJ is because of the lower rental rate as compare renting a room inside sunway.
    what do you think sean?

      Precisely ! 850-950psf is steep for that location and plus so many more phases especially at this current market condition.

      Condos in Ara Damansara are more expensive than Sunway .. Ara Hill , Ara Greens , The Potpourri and Verde are more expensive than any condo in Sunway

      @ronnardkoay570 Are you sure ? Landed properties in Ara Damansara are priced million on average. Sunway landed is much lesser even compared to Subang Jaya or USJ. Potpourri and Cantara are one of the highest psf in Ara with amenities are much lesser than Sunway and Subang. With this regard, properties are generally more pricey.

    Im from SS14, very close to Summit USJ. Looking for another condo in Subang. This seems promising but the traffic at this junction is a nightmare. Maybe should go to the showroom to see the plan first 😅

    While it is an interesting development, Pesiaran Subang is notorious for traffic jams due to the double traffic lights heading towards the main road. I've been there a few times, and was stuck for at least 20-30 minutes to travel about 200-300m.

      I’m planning to move out of USJ solely because of this junction. Going pass this junction and sunway pyramid in the morning/evening takes up 20-30mins of my commute

      @@Aaron-xc5qmdepends on time, I find 9-10am has Way Way Way less traffic than before 9am. But from Sunway to this junction, I will always avoid in the evenings. Choose another longer route bc it’s not worth it.

    USJ is massively entrapped within without alternative exit points because Kesas won't allow it without passing their toll booth.

    Nobody talks about having a project with SAMM units. With all due respect, how are these 2 segments to live together and price of 850-950psf for non SAMM units; is not a cheap product to begin with especially with SAMM units. What is your take ?
    Is not a product for me even for investment purposes.

      Tri Ara does not have SAMM component, if you may not aware. Same goes to Tropicana Edelweiss..

      It’s a mandatory product governed by local authority. Plus they are not releasing them for sale yet, so there is nothing much to comment actually. For their previous launches we have checked out before:)

      That’s the responsibility of the local authorities unfortunately. Also I think by building another road or 2 is not gonna resolve the traffic congestion at this junction lah haha:)

    Very interesting development at USJ7, but I also curious how the USJ7 master plan development will be different from SJCC master plan in future? Location wise both are within Subang.

    Wong Chen does a shit job of taking care this area with the jam and potholes, cracked and deformed roads and ridiculous one way design because of the stupid kesas toll booths.
    Everytime gotta email Wong Chen about pothole problems and then MPSJ will come and fix. There's no initiative from Wong Chen to fix infrastructure around his constituency.
    I mean what is the point of his existence just hogging the seat for many terms.
