Hi Kelvin,
Just like to share my own experience. I bought my EC in 2021 for investment purpose. But it was done without taking into account of the property tax. That was unexpected to me as the amount has not been small, but increasing each year. Understandably, most of the property agents also wouldn't tell their prospective buyer upfront unless being asked. Personal income tax has also been surging up to a higher bracket. Luckily the rental went up and able to cover the additional taxes. Otherwise i would have a hard time with cashflow problems.
U yet mop up able rent out ? Ec subjected the same hdb law. How come u can rent out?
If u can’t even afford property tax then u jin jialat la. Increase ur income first before buying condo pls
Where is the upgrade if you pay more for a smaller unit? Beside the facilities are not free and as it aged , the owners will have to pay more to maintain.
Todays term upgrade means buy sell buy sell with profits, do this after 10 years u surely can properly upgrade to whatever ..don’t just think upgrade means to lux life ..take baby step first lah..u can buy a highly rentable small unit with high rental yield while u rent a cheap hdb or even condo but spacious enough to stay..be flexible lah. If U rent u don’t need Reno/Mcst fee/carpark fee/town council fee too..do the maths..

😂 working weekdays weeknights and weekends to pay for just having access to facilities that are seldom used. maybe can enjoy the view of the pool that's about it. visual enjoyment

One very important factor, when buying condo, it must have outstanding attributes, like very floor, good facing possible the sea with a balcony, in a good locality like east coast, bukit timah.... then you can get good rental and easy to find tenants. When comes to selling, good price assured and it does not come CHEAP😅😅
If you a buy condo which looks like a hdb flat in a remote area, might as well keep your money in the bank for better returns

Correct, ocr and rcr condos can be more profitable compared to ccr.

Hi.. just to clarify as well, when engaging agents’ services, it’s common for private buyers not to pay commission and hdb buyers to pay. However, it’s not cast in stone as CEA leaves it for all parties to negotiate at will.
Instead of being so condescending and ourightly calling out Kelvin for this and asking him to "do more homework", you could have phrased it in a more encouraging tone. If what you say is true, then that's great but you don't need to be a smuck about it. You need to understand that such content creators like Kelvin put in a lot of effort into these videos. Mistakes do happen.

@@eugeneleepropertywhy would a buyer even negotiates with his or her agents when buying a house? Seller’s pay the commission n both listing agent n selling agent share in the commission,isn’t it? Buyer will b crazy to pay any fee to his or hers agent.
