    I wear a Gopro chest camera for a lot of my footage. I shoot the rest with a Canon M50. Nothing fancy just good one on one contact with people, day in the life type content. I will also add advice of thing to do when owning a business. Mostly based off what I have learned doing it.

    My father replaced their circa 1953 Hot Water Service with only 2 new elements in 55 years with a heat pump hot water service - it lasted 4 years until he needed a replacement. Goes to show of quality of a product in the modern era. We only wash in cold water mainly here in Australia

      Exactly. Those Chinese heat pump units are designed to fail. You will NEVER recover the cost of that crap. Stick with the 8$ 4500 watt electric elements and super insulate the tank. Pretty much the same for many flow through units.

    Keenan ... we are sold on on-demand tankless hot water systems. We put a RINAI system in the house we built in 2006 at a cost of about $1500 and it has saved us many times over its initial cost and is still going strong today serving our 4BR 4.5 bath house of over 4200 sq. ft.

    Hi Keenan. Thanks for a great video! I'm currently putting together a new laundry facility and I'll be running 65 lb Unimac washer extractors. I've been trying to figure out how to supply enough hot water for my machines and your video has been more helpful than all of the people and websites that I have gone to so far. I've watched this video several times now and learned something each time. I can't thank you enough for that.

    I have that Navien NPE water heater in my house. Really nice unit and hasn't given me any trouble in about 7 years.

      Huebsch is top of their line. I like the look of huebsch better than speed queen. Brighter and easier to use. Take pictures as you go along. Love to see the progress. Hope your bucket full every week!

    A friend who owns a bar recommends purchasing metal, seatless prison toilets. He replaced more than a dozen toilets in the first year. He hasn't had to replace any of the metal ones.

    I would take the two tank to the other place ASAP get that old stuff out you save more money there .we like your set up .It funny we have one put in and they about skip not put the outtake of air pipe to the outside as we watch them and made them read the book information again on it again told them to do it right way . Lol

    Thanks for the great info, do you have a link for the scale tron? I have a Navien tankless hot water heater as well (in our rental house), the installers did the same intake from the room air mistake. Ugh.

    Keenan, A really valuable video. Thanks for posting. Just don't know how 2 or 3 on demands can keep up at 5-10 gpm with all your demand during peak time - without a storage tank. Does it? Are you finding that efficiency is affected by maintenance? The old boiler with storage vs. tankless.... If you took over a store with the traditional burner and storage tank v. installing tankless . . . do you save over time if you invest in tankless? Your video is exactly what I'm researching right now.

    Just some legal advice if those stick says 15 years make sure to check if thqt is only in residential use if it says for business use make sure to download the documents that say so and save them so that if they fail you can say to them 'you guaranteed 15 years' and they say its only so for residential use you have the document to prove that when you bought them they advertised it for residential and business.

    I wouldn't bother with a hole in the wall. You will just get crap in it anyway from your dryer exhaust outside. Go to Menards and get a few furnace filters and build a box for the intake. Throw out that screen. I use a large John Deere excavator air filter for my Polaris water heaters and also my large air compressors. Those are easier to adapt to an intake. $30 to 60$ dealer or Cheaper on Ebay. Also note that the warmer the air intake the higher the efficiency. I once ran a water heater air intake THROUGH the exhaust pipe to pre heat the incoming air. Standard practice on huge boilers. Hell, you could strap your metal intake air tube to your dryers exhaust.

    I have two of the same Navien NPE-240A s. I had the same issue when they were first installed they set the intake to take air from the room. I ended up having to pay the same install plumbers to fix it and put a pipe to the outside. It must be in the installation manual to have them take air from the rooms. I was constantly cleaning the intake filter after the fix I check it once a year and it’s barely even dirty.

      90% stuff all has a outdoor flesh air intake. Alot of companies skip the step. Even the 90% furnaces have this same thing, needs to be vented outside. But hardly anyone does it.

      Nope manuals say to run both pipes to the outside. So many plumbers dont read and make sure they are doing their job properly. Just like if you put those vents out the roof you cant just go straight up with both. They have to be offset so the intake doesn't pull in exhaust.

    Hi Keenan been enjoying your channel and I heard you say something about new laundromat owners and not making money, I’m buying a run down laundromat with good demographics but I don’t want to buy all new machines and most are broken in here, should I get used machines? To me that sounds a little counterproductive

    You can get 2 inch water meters, they are a lot more expensive. The city crew seems to not like to use them.

    Surely you can reclaim the exhaust air heat from the driers to heat the hot water or at least preheat the incoming cold water off the waste water temperature

    I see water pipes like electrical cables. You woildnt have a 15 amp cable if you know 30 amps would be going through it and it's the same as water pipes. If several washers all start at the same time you need the pressure to be there on demand and having wider pipes just makes sense. Notice you have a bit of a tan there Keenan looking good. Are things getting back to normal were you are

      Looting here has just started. Last weekend was rough. Hoping this weekend is better. Our Police aren't playing this week they have arrested alot of the looters. Scray to see all the boarded up buildings. Otherwise things are good.

      @@FollowingKeenan We've had protests over the way police have dealt with George Floyd and we have the highest rates of deaths caused by covid. Our government is useless and certain parts of England will be going back on lockdown soon as rates of covid 19 are spreading fast again.     I took all my baskets out because they tore him up but before that when I bought a new I would take one wheel off of them that way they wouldn't want to take him out rolling down the street to their house they do I'm just like they do buggies from the grocery stores in like Walmart and they don't realize those buggies cost about $500 the ones for the laundry mats you know you've been in the business you know what they call yourself space stuff you get to hang on park for them to hang up clothes some people said I did wrong by taking them out they didn't like it but they do still wash their I do try to keep my place clean sometimes it's hard when they smear c*** on the walls in the bathroom And they write stuff all over the walls in the bathroom and the door so I keep a couple spray cans you know in a little bit of you know sandpiper to kind of sand it a little bit and I just paint over I usually start with black and then go with the white or Gray cause the black will cover up the riding but they do get in the carving on the walls and you know you're in business and that's one of the things that comes with it space would a laundromat my family's been in the laundromat business About 50 years now Keep the videos up though I do like those don't with that news is that I don't know that I understand when you said you take off the sleeve off a drum that you take it off with heat and then pull it off I couldn't mind off like the factory does and then I heated up put some ice around on top and then I drop it down on there and have my flat welding helmet kind of make sure of my body hammer you know my body works Hammer and tap it down and make sure it's on there But you know like on the new hills if you have to put in a bird you need to do that pulls the d*** cause it's almost like a torque fit othat's alright pool feed I don't know what I'm trying to say here but I think you do if you've ever changed any on something other than that is you know in the last 4 years

    I don't know if you've ever had one but we have had 2 laundromat over the last 50 years to where they got talked in to put in a unit and then the water runs all the way through and goes through the dryers because they said that would keep the water heated in things and it was a pain i* t** a** when you had to work on the d*** drivers in the top

      17. It setup for 24 to 28 washers. I planned on expanding it later. Really for 24 washers i only need 2 rinnai heaters. I actually moved 2 of them to another laundromat.

    Hey Keenan, I'm opening a laundromat, that has a boiler set up and the tank and heater are leaking so I was thinking of going with a tank less set up. What would you suggest? I have 35 washers.

      I have both Navien and Rinnai on demand. Rinnai is a really nice water heater. Both I have no issues with. With proper maintenance. With either I would also add the Scaletron Pipe. Last 15 years and keeps the minerals in water from effecting water heater elements.

      With just two washers one unit should be more than enough. One on demand procduces 200,000btu.
      Laundromats have 2 units for like 30 washers. To give you an idea of vol.

    I am a builder and do a lot of water heaters and radiant heat. Be very careful with the flow through because your water quality is key to a trouble free working and efficient unit. Any level of hardness usually gets precipitated out on the inside of the heat exchanger and the efficiency drops to less than 50%. Dealers dont tell you that. Then you need to do a vinegar or acid flush often. Its in the book, but way in the back. For the money get a POLARIS.     I am putting 2 60lb 3 40 lb, and 2 20lb speed queens do you think i can get away with one or do i need two on demand rinnai? That is the most space i have i can't grow past that. Hope you answer me because the salesman wants 2 $6500 HTP tank ones and its way overpriced

    You are correct when you hear that money going chain chain chain like when you hear the beat beat beat at Walmart you know that you're making money or you should be during the quarter crisis here where we're at South Carolina I had people though come in in and you know change in 5 twenties and then I had my machine cut off you know for that 25 minute wait. Cause businesses was coming and getting my quarters Save up your quarters calls it's probably coming around again until we get the democrats out

    Hello Keenan, after watching a lot of videos. I bought a small laundromat. I have the old original furnace tank system, and I like your new tankless setup. I live in California. I’ve talked to a couple plumbers and try to explain your system. But they don’t understand. I have 27 washers (9) top loaders, (6) 30lbs, (6) 40lbs, (4) 60lbs and (2) 65lbs. Can you please help me or anyone following you.

      Should be able to handle that with 2 on demands in tandem. If you wanted instant hot water you could add a loop line a d circulation pump.
      I have both rinnai and navien on demand 199,000 btu. Both great heaters. Add a corrosion pipe before on demands for hard water.
      Have to remember your only getting water to around 130 at max. Hope that helps.

    Okay, here's my laundromat NOOB question. If I have a small laundromat, say maybe 4 to 6 washing machines in the 30 to 50 pound range, could I take 2-3 standard residential 40 to 50 gallon water heaters and just manifold them together to share the demand for hot water? Almost as good and a whole lot cheaper!

      Nope, water heaters could never keep up. For the 1st use maybe but you would not have enough recovery time to heat the water again. Boilers and on demand water heaters work way different than a tank water heater. Plus 3 tank waters heater cost as much if not more than 1 199,000 btu on demand unit.

      @@FollowingKeenan Thanks, I did a quick search at Lowe's, and I see what you mean. Most gas 40-50 gallon water heaters have a rating in the 32,000 to 40,000 BTU range, far less than the 199K BTU units you spoke of.
      So much for that idea. I've been researching putting together a small local laundromat for about a week now, and it's been interesting to learn the technical details, I enjoy that sort of thing. So far it looks like there's no good cheap way to do it.

      I got it off amazon. 1.5" pex. Need some speical connections to hook it up to copper. Fitting called 1.5" water service coupler. Company that makes them is Legend Valve. Can get on amazon or ebay.

    We do 2" on all our laundromats there's no way a 3/4 if you got 20 machines that it will do it if you got like on the weekends you know we got so many people coming early on Saturday morning a 3/4 water line or 1" would not do it

      I would use on demand water heaters no tanks.
      Most mid size laundromats here use a 200gal tank with boiler and circulation pump.

      Navien is a good start it cost around $1600 unit. 2 units would be good no tank.

      Yes it saves on gas, alot. Why heat water at night if your closed and noone there. Or heat when your slow.

    Well he might not make money he might just be getting out under where he bought it if he hadn't had it alone we've done that in the past and what we did was is we swap some machines around from older laundry Took the newer units some of them out of that laundry and moved them to one of our other laundries and let it do the business that it would do because if you don't watch out you'll get cold and you won't even be able to make the d*** utility bill

    The moral of the story is let plumbers PLUMB and not think too much. They are not engineers by a long shot. That meter looks very much like a 1" to me, not 1.5" You should get about 60 GPM on 1" and 200 gpm on 2". Depends on your rush hour traffic.
