    15:05 one of thw major red flag is when the seller withholds the document you need to make the research and prefers you buy the land first. Never buy a land without doing a search at the lands commission and you also need your surveyor to check the land gps coordinates. When they demand full payment and keep things from you or claim its a one stop shop that they will do all registration for you walk away.

      @@kinzababe1 its because they think its like the USA where all the transaction involves a persom and a firm or company via the brokers or realters, in Ghana the lands are not owned by a person but mostly a trustee head or elders of the family who must all be involved else you have a problem, because some greedy family members also try to cut corners to sell family or stool lands which they are not entitled to do so by themselves even though they are part of the family it has to be authorised as a collective. People from America and rest if the diaspora need to know and understand this. Also things are improving now a days because most of the elders were either too old or uneducated so people try to take advantage of them, like these so called developers, they try to cut corners and get more land than they are given and cause problems for buyers, sometimes its the other way round, others also don't like ti di paper works so they don't have a lot of documentation from the government but they own the land just because they are trying to dodge the cost and shift it to the buyer to pay and such a land will come back as un-registable land because the lands commission doesn't have full documentation of it. A lot of things so watch this video to get an idea.

    People need to have common sense and dual diligence when it comes to buying land and stop stressing Kinza Babe! She came to Ghana and most likely did her research before an when she touched down etc. Wouldn’t you do dual diligence in your own country before you would try to buy land so it’s know difference. Use your brains people out there asking minds less question’s….

      @@kinzababe1 well what they do is next time they try to play dirty by delibrately delaying things and claiming to be busy. But it's also good you stood your ground because now they will also respect you more and know not to mess with you even when you go there next, because they know and they would rather try to ask for something on the side as they know its not easy for them to try that with you. Trust me yiu can even sometimes get things done immediately with these guys when you need them and it goes in your favour but it shouldn't be this way as its corruption. Because ib that case the poor or the not well off person has their documents shifted behind in queue all the time and can wait for ever. And have you now got your title deeds, i mean the complete land title with your full details on it? With the land title stamped by the courts with their seal? Because they will publish in the news papers the proposed owners of the lands snd you will see the names and this is done to get anyone to challenge the order before the title is processed.

    After carpentry is plumbing and steelwork and the electric conduits for the building electrics. So plumber, steel bender and the electrician. After will be the masons ti cast the concrete slab flooring, but it takes 3 weeks to a month for the concrete to cure and it will need constant watering, after a few days they can begin the block works but the concrete forms and support have to stay in place till one month for supporting the concrete above. Luckily the rains will help you with the watering of the concrete slab but on non rainy days you have to water it to prevent the concrete from cracking due to excessive heat from sun, but if the mix ratio is right it should be a problem amd this is not the roof because you are going up, but best to have everything right.
    So to save time they can do the block work above the new level and when they remove the forms from the ground level the can use it for the upper level concrete slab roof and next floor and stairs to be. Then they can also start plastering the ground level up. The doors and security windows also come in before the plastering. Then your finishing of the ground floor and upper floor follows. At this point the biodigester or septic tank should also be made.
    I don't think having a gym on the roof terrace is a good idea because of the weights falling in the concrete floor above, but if protective floor mats are used that will be ok. Its something to bear in mind and will be nice to have a roof terrace to chill in fresh breeze during any hot weather

    @kinzababe1 you must also start thinking of the layout you want for the top floor after the last floor above even though you plan not to build that immediately the layout needs to be planned so that the guys can also know how to plan and setup the entire steps completely. The carpenter and mason should work together to get you a well designed and smooth stairs all the way up to have an easy flight on it.

    13:45 Also in Ghana anyone can make stamps so you need to check if the person is a qualified surveyor.

      @@kinzababe1 its easy to make one in Ghana if you go to the printing shots or book stores and give them the name and details of your business or stamp you want they do it for you without any verification, even in that government office some of the receipts they have their own copies thay they issue to cover what they charge people and put down the lower or correct amount in the government receipt. Once a friend did a transaction on behalf of someone abroad they charged 600 and gave him a receipt for very less the amount, then when he challenged them they told him thats how its done there and everyone there including the boss gets their cut from what he paid but the actual amount going to the government is on the paper receipt, when he challenged them its not his but for someone and needs a receipt stating the amount he paid, they took another booklet and wrote him another receipt with the amount on it and stamp it. Possibly their own receipt amd stamp not on record. This even happens in the DVLA.
      This is why they always delibrately sabotage any technology that the government brings in to cut the corruption, they either damage it to revert to the paper system where they can do their thing rather than sticking to the modern IT. Ghana is way advance in IT but due to corruption they sabotage the systems to use the old systems of pen and paper to do thier things. Others also rig the it system or hack it to do thier corruption, and this ends uo with people receiving ridiculous bills and same with the prepaid systems, they rig it all so it doesn't run as normal and they mske the money in their end, and you hear the energy companies complaining of loss of income which makes no sense. If a whole Bank of Ghana can lose $60 million without a trace then that should tell you how smart the people are.

    I did my due diligence, by doing a search, I also asked the locals who the owner of the land was, in addition to getting the land owner to sign to confirm they had sold it and everything, just as i was about to register it, the same owner double sold the land. From exeprience its not even enough to do formal due diligence, you have to be careful of wvwn the owner of the land because they can make go through the right process and still scam you. This is from experience. Thanks.

      This is why you have to secure the land right away. When you have some kind of wall the person who purchasing knows it was sold already.

      @kinzababe1 I had quarry stones and sand on my land in addition to digging the foundation, building corner walls, in the process of carrying on with the wall. They came and broke my structure. Sometimes it's not the simple.

Take a receipt book with you and see if they''ll sign. That's some crazy shenanigans sis. Having patience is one thing but being ripped off is another. Your project is moving very nicely.

    Bottom line do your homework before you buy anything . What is the rush ? Either you pay in proper research or you pay in lawyers fees fighting to try to prove it’s yours after you have purchased the land .
