Interviewed another Dallas transplant last night. Video will be published next week. Seems like most people who prefer Atlanta do so in the suburbs and value nature and the out doors over miles of cookie cutter master plan developments.

I have lived in both Dallas and Atlanta. I was born and raised in Dallas, but, did live in Atlanta for 22+ years.
When providing information on these 2 beautiful cities, one can't be biased in the dissemination of information.
I love Atlanta, but, I don't recommend to anyone with school age children moving to Atlanta.
Dallas was at one point a good educational election, but, it has long since lost that spot.

This was a super helpful video!! I’m thinking of relocating and I’ve been in Columbia, SC for 2 years now. I’ve visited Atlanta a lot and I love the city but I’ve heard great things about Dallas too. I guess one of my biggest concerns that I noticed you didn’t really mention is safety and affordability, so would you have any input there? I’d be renting to start and I’d be pretty far from family and friends.
Dallas and Atlanta are similar to other large metro area from a safety stand point. Obviously safety will vary from area to area, in the city and in the suburbs. Crime happens everywhere. But generally speaking, the suburbs are safer than the city. As it relates to affordability, Atlanta wins hands down. Prices in Dallas have ballooned so far so fast, it's quickly become one of the least affordable and bubbliest markets in the country. @@LIVINGINATLGA Thank you!!! I've travelled to ATL a lot and I've always loved it and had a beautiful time there. I also know plenty of people who love living there. I think ATL gets an especially bad rap for crime when that isn't always the reality.
To be honest with you go with Dallas or charlotte
Going through this process right now. I currently live in Philly (not my fave at all). I grew up in California which I absolutely loved and felt Dallas was new and neat and reminded me of California. I was bent on moving to Dallas until most of my family mentioned they are moving to Atlanta. Now I’m so torn cause I really loved the clean feel of Dallas but ATL has so many trees and that east coast feel that I don’t like since being in Philly. I know ATL is nice as well but I’m looking for homes that are similar to Dallas home without so many trees or looking so historic lol
To each his own. Home is where the heart is. I can see why being close to family is important. It was important to us as well. There are definitely more trees in ATL vs DFW. Which I love both from an aesthetic and health air quality perspective. Having said that, the culture, energy, atmosphere, etc. in ATL is nothing like Philly. Not sure what you didn't like about Philly other than trees. And there are definitely new construction, planned developments without trees in the Atlanta suburbs. But ultimately only you can decide which city feels like home to you. If you'd like to have a conversation about it, reach out. I am single and thinking about both cities (renting to start). I've been nervous, seeing all of the spikes in crime but I felt the same when I moved to Chicago then I fell in love with the city. Granted I was downtown & Lincoln Park but the entire city is so rich in culture...a foodies dream! Can't seem to find any ATL rental agents to be honest without the bias of a commission or legally not "legally" able to divulge certain things (like, is this a party-building???) 🤷🏽♀

The only thing Atlanta has on Dallas is topography. Outside of trees, Dallas beats Atlanta in almost every category! If you are African American, you will be significantly happier in Atlanta, as Atlanta's identity is defined by African American culture!

Has Dallas been jacking up property taxes at 20%+ a year? Atlanta suburbs such as Cherokee county have been. They could surpass Dallas in 4 short years. GA also has very high income taxes, where TX has none.
Thanks for the feedback. Yes Dallas is raising property taxes. It's the only place they get revenue. Dallas is 2.22% of home value annually, so $11K annually on a $500K home. Cherokee county is just 0.92% annually so only $4,600 on the same home. However if you make $100K a year, you'll pay 5.75% of that which is $5,750. Collectively they are about the same. Buy a more expensive home and you pay more in TX, make more money and you'll pay more in GA. The problem with having no income tax and high property tax is that is really impacts seniors the most. When someone retires and they have fixed or low income their income tax goes away. But if you buy a $500K home now and it's worth $1,000,000 in 20 years when you retire, you still have to pay the inflated property. Even in retirement when your income goes down.
It’s worth noting that the 7.8 million (now closer to 8 million) population includes Fort Worth, plus the counties of Parker, Wise, Johnson, and Hood. Without Fort Worth and those counties, the Atlanta metro is much closer to Dallas in physical size and population.

Me and my wife and my two little kids five and three right now we stay in Illinois I work for a major company but I’m thinking about a man I’m getting ready to start my own cleaning business and we wanna move either to Atlanta or to Texas if anybody could give me any ideas which one would be the best because it seem like they both are the best. They both got the same thing, traffic wise and stuff like that, any ideas?

That depends on a lot of factors. I'm happy to help sort through those relevant to your goals and needs. Having said that, currently when you look at the home price to rent ratio, Atlanta is better. Not to mention Dallas banned short term rentals, which limits your options and revenue strategies as markets change. Lastly Dallas home prices are currently overvalued and pulling back. More likely to fall then rise in the next 12-24 months so flipping isn't viable. That's my 10,000 view without knowing your individual situation. Call text or email for further discussion.

Thanks for the feedback. Have definitely talked about that is some videos but not all of them. You’re absolutely correct. The movie, advertising and marketing industry in ATL is booming. More movies done in Atlanta than any other city in the world.

Dallas gets a good cold winter with occasional snow or Ice yearly. Also the public schools have some of the best ranked in the country. Yes, they do have to inherit low performing schools in rougher neighborhoods, but some of the best schools are better than the few schools in those suburbs. It's like comparing 3 good suburban high schools to 34 city high school. There's a respectable blend of good schools

Thank you for your feedback. Not sure "way lesser" is accurate but considering population geographic size that would make sense that Dallas has more jobs total. Definitely a consideration, however not the only consideration. There are many things to consider when deciding which city to move. BTW, I'm a fan of Dallas. Lived there for years and had my first to kids while living in DFW. The purpose is to give my perspective on a variety of factors one may consider when making the decision.

Talk about a major plot twist! Who would've thought that the Rangers would go from being terrible to winning the World Series? Sports can be unpredictable, and this is a perfect example of that.

They’re simply the most popular team in America hands down. Win or lose. No other team comes close when it comes to profitability or viewership. Jerry Jones set the standard for mega stadiums and now every other team has copied. Now, he’s built a mega practice facility with other developments called The Star, other teams wanna copy that too.
The Braves win the division five times. Not all Americans think Dallas is their team. Put that to rest. Soo old.
For a while the Braves where also dubbed "America's Team" in baseball. Due to TBS broadcasting the games all over the country. During the 1990s and early 2000s, the Braves had one of the most remarkable runs in U.S. sports history, winning an unprecedented 14 consecutive division titles from 1991 to 2005.
