      Although Aveley doesn't really cut it as far as transport is concerned (but I think buses pass thru it) nevertheless there are lots of houses, ex-council, which are usually a good buy and what is more people do live there! It is also (just) inside the M25 which actually makes it viable for a London commute (either Rainham or Grays stations). If you did buy there 10 years ago you probably would have seen some good growth return by now. S-o-S has some bad areas of course and you obviously didn't do your research !! Bad luck there. I looked to buy there at about the same time and for one reason or another I changed my mind and I'm glad I did now 🙂
      I now live in the North East (a few miles away from Stockton) and that particular area has also some bad areas, just like any town. The better places to buy up here are outskirts of Durham and surrounds of Darlington. I am doing a refurb at present which I hope to flip but your Pyramid system is sound advice. Great video, will be looking out for your content again.

      Really depends on how good you are at finding deals. I just refinanced a £77k purchase that got revalued at £105k and left just short of £8k… one of the guys I coached just left nothing in and got £10k on top(this is very uncommon), I just analysed one that would have left £17k in. So can really vary

      So you don't have to leave a percentage in regardless like 25%

    Iv invested 77k for a 800pcm net profit in the southeast the equivalent of two properties up north need some advice about hmo investment up north can you help pls 77k all in stamp etc
