    Swatiji - good evening.
    This is common in India - a dream to own house.... But people fail to understand the debt trap.
    What would be the cost of that flat taken on a home loan?
    Try to negotiate with the loan companies to wave of interest and arrive for settlement by closing the home loan and selling that home. With the sale proceeds close all loans and never fall in debt trap.
    Forget home invest wisely in Mutual funds - the amount they used to pay interest or emi and in next 10-15 years build a corpus and after that think of home. With an SIP of 16000 pm for 15 years with 13% CAGR Corpus would be ₹88,90,000 approx.enjoy a peaceful life.

    Step 1 - Settle all the loans by selling the related house and declare yourself bankrupt.
    Step 2 - Stay in rented house.
    Step 3 - Start investing with maximum possible savings on regular basis preferably monthly preferably through SIP
    Step 4 - Try to change the mentality based on reality. Try to be satisfied with the things which you already have.
    Be healthy and wealthy.......

    Swati ji your explanation is awesome and I am not expert but my view is sell first home and clear personal loan and try to hold home loan which is lower interest and stay few years for heavy deposit home simultaneously invest sip in mf for 10 to 15yrs...🙂👍

    मैडम नमस्ते , मेरा एक सवाल है के मेरी एक जमीन बेच कर मुझे 50 लाख रुपये मिलेंगे अगर 25 लाख एकमुश्त 20 साल के लिए 12% कि डर पर म्यूचुअल फंड माई लगाने पर 24100000/- रुपये मिलेंगे बाकी के 25 लाख एसडब्ल्यूपी मैं डालूं और 20000 हर महीने निकेलने पर 12% की दर से 20 साल बाद 5800000 और 4800000/- 20 साल में मिलेंगे कुल 4 करोड़ के आसपास, ऐसा क्या हो सकता है।

    Horrible financial knowledge and cash management. Solution:
    1. Sell the house/flat immediately and repay whatever loan amount they can. Stay is a rented flat 15k-18k rent
    2. Both should Switch the job, and increase the salary. If they can save and invest, reconsider buying house after 5/8 yrs. Save yearly bonus for down-payment.......
    Else they will be bankrupt very soon. Expense behavior need to reconsider as well

    11 लाख का लोन किस कंपनी ने ओर किस बेस पर दे दिया। ये बताइए। अगर सिबिल के आधार पर दिया है तो लोन मत भरिए। ज्यादा से ज्यादा स्कोर ही खराब होगा। It's ok।
