    Great info as always.
    Naples has and was a very high cash buyer region. A good portion of homes being put up for sale are likely people sensing the end of the sellers market and trying to cash in before it switches to a buyers market. So they don't really have to sell (cash buyer, low interest rates).
    Short term rental demand appears to have or is in the way to stabilizing especially as more anti-short term policies by HOA and consumers sentiments are growing as the consumer health is dwindling via inflation that has investors pausing.
    I know as a small investor I expect a market correction to come and waiting for it to happen before I buy more properties unless a very special investment opportunity comes up. I'm in no rush to buy as I'm on the long run for this and I don't think I'm alone on this.
    Also while everyone is looking at inventory and days on the market we should be looking at things from the buyers side. I question has the buyer pool grown or dwindled? I think with Insurance, hurricane fears, high interest rates, consumer debt growing,inflation, and many sellers staying put with their low interest rate a lot of buyers have checked out of the buyers pool making up for the increase in inventory.
