    Really great info. Thank you! I’m in West Palm Beach and a realtor friend has a townhome listed “under market value” beautifully renovated but only got one showing in 6 weeks. She reduced the home 30k, still nothing. She’s concerned for sure .

    You're seeing a bifurcation in the market that is skewing the median/avg price to the upside. The very wealthy have not felt pain from inflation, so expensive inventory is still moving and there is relatively strong demand at those price points. Meanwhile, inventory sub 500-700k is starting to stack up and demand for non-investor buyers at these price points is crushed.

      Great observation here! I would also add that sub $400,000 is also moving . We had a property that went on market at $419k and we had 9 offers over weekend . Where do you think things will go from here ?

      You hit on the head man. Gotta own assets in a currency devaluation scenario. Gonna get tougher and tougher for people that dont buy assets in this scenario. Do you think Fed will lower in June?
