      2 questions.
      1. Will a SBA EIDL loan for the business and paid monthly by the business be included in your DTI by the underwriter?
      2. Will federal installment payments(no tax lien) be included in DTI if it's for the business and being paid by the business?

When buying a house, the lender wants the past 2 years of taxes n income. I’ve recently opened an LLC. do I need to wait 2 years to buy a house?

So is there no work around for someone that has been self employed for under two years? I talked to a mortgage professional in regards to this question and was told to essentially just buy with cash. I sadly don't have 300-400k liquid cash sitting around.

My company is an S-Corp and I pay my self a "reasonable" salary; however, it is not enough to qualify me for the house that I want. When I take out a profit distribution, can I use that amount as part of my income or do mortgage companies strictly look for W2 income?

HI AIDEN! I STARTED MY BIZ IN 2019 AND AM SHOPPING FOR PRE-APPROVALS. MY HUSBAND CASHES ALL OF HIS CHECKS. HE IS WHAT YOU WOULD CALL 'OLD SCHOOL' AND DOES NOT WANT TO DEAL WITH CARDS. I HANDLE EVERYTHING MONEY WISE. HE GIVES ME CASH WEEKLY TO DEPOSIT INTO OUR SAVINGS (MY ACCOUNT) FOR THE DOWN PAYMENT.
    HOW CAN WE DOCUMENT THIS?
