    Love this property. I'm a gardener, loves dogs and cats, live in Massachusetts right now (August 2024) while caring for a 98 year old lady. Can't afford rent here in America. I would love to live in this house. The peace!! The gardening!! In American money, this house is $100k and change. Beyond a deal. Wish you would state what the yearly property taxes are, and/or any back taxes.

    I'd totally love to live at that place, I'd enjoy the garden with it's many sheds and storages as much as I would the grand views from both the terraces and the windows. Thanks for showing as always, a great video.

    There is a place in the USA called San Juan Capistrano in the state of California where birds called swallows return every winter to the delight of those awaiting their return. The lovely old Spanish missions are wonderful to visit and are part of the Mission Trail in California. I am watching this in the evening with a glass of Italian wine and wishing I was in any cafe any where in Italy. Soggiorno at bottom of stairs, arch into bedroom from there, present soggiorno guest bedroom/office, kitchen/dining room. Yes to funky tiles in kitchen and play off the colors for this area.

    The price and views are fantastic. The home is eclectic and in need of significant renovations. If you are in great health, the steps and stairs would be fine for you. If you are not, I don't think this place would work for you. There, I said it. Don't hate me. 🙂

      I agree with you totally...renovations and perhaps removing a shed or two and reconfiguring the outdoors...and yes youthful health to reach the property or the wherewithal to hire things delivered... I'm 71 and probably never see Italy but it's nice to have these wonderful tours of properties by Dave...

    Newbie here. I'm watching it for the 2nd time, seeing the refrigerator in the shed made me think... where's the fridge in the kitchen? I didn't see one. However, my solution is to put a small fridge where the tv stand is, and viola! Problem solved. If my legs weren't so bad I'd snatch that place up in a second! It's a gorgeous property! Thanks Dave

      Unfortunately, second homes in Italy are attached with a luxury tax that most Italians don’t want to pay for. That’s why most Italians don’t really want or have second homes.

    I love this one, great idea to make another access to the bedroom. I would keep the existing door and just add curtains on the back of it. I would make the other room a guest bedroom/ lounge room and use the existing door to the bedroom if I had no visitors. The house is small but you'd probably be living outside most the time. Ideal for a couple.

    I agree on the idea of using the various garden sheds as individual 'accommodations' and assign each a bit of private-ish outside area.
    It would form a lovely little camping in the garden atmosphere.
    (Assuming they could be made to meet the standards required. )
    And the 70s tiles are lovely... very cute and home-cosy.
    The arch creation idea into the back of the bedroom is great.
    Yes it's a great little semi-secret garden with a big view.❤

    Completely agree with what you would do re new archway to the bedroom, makes total sense! I love properties with unusual layouts! I'd definitely keep the old tile! I also think the outside sheds could make good camping-like or hostel-like sleeping areas, one guest or one couple to a shed, since they all have proper doors and windows. Then they could just come in the house and use the bathrooms. And I love the views, especially the way the land is flat and then rises up the mountains. It actually reminds me of the plains of the Veneto, which is still another favorite region of mine in Italy. 🙂

    Ohhhh, the things one could do. I love all your ideas, but I would turn one of those sheds into a guest room with an airconditioner. I love this place so much, that I would spend most of my time outdoors, so that bare terrace would become an outdoor kitchen, OMG. This is my favorite home!!!!

    When you sat to take I. The view, I felt quite emotional about how beautiful it all was. Wish I was there 🙏🏽
    My guess is that those terraces used to be other houses that have been demolished.

    The house is perfect the way it is, the design is perfectly unique and that's it's history and value, and Spirit. We should stop destroying these designs and creating curvatures to suit our fancy but Rather Honor The Mona Liza the way She Is and help her beauty last for another century. This home is a jewel with roses, view, church, and a gardeners dream come true.😊

    What would I do with the home?
    - put windows on the side of the house not facing the mountains
    - convert the area currently with a dining room table and china cabinet into a long galley kitchen brightened and made more welcoming by the new windows.
    - add a storage cabinet to be used as a food pantry in the new galley kitchen.
    -Make the conversions that David recommended, but convert the current storage room to a master bathroom instead of a wardrobe and add a new door to allow access to the current bedroom from the new master bath.
    -put a windowless, solid door between the current bedroom and the middle lounge room
    - put a large archway in the current center interior wall so that there is an opening between the new galley kitchen l and the current lounge middle room. This would allow a great cross breeze from one side of the house to the other and really let in the light and allow the mountain views in the lounge to be seen from the kitchen area. (If that is a structural wall, it will cost more to reinforce that area.)
    - convert the current kitchen into a second bedroom.
    -wall up what looks like it used to be an exterior window and is now an interior window on an interior wall in the current kitchen.
    -keep the laundry room and full bathroom as they are.
    -put in new barrel tiles for the roof, as it looks like it needs them.
    -Update the electrical wiring to modern capabilities.

    That outside wall that leads to the kitchen is screaming to be replaced by glass to offer much more of a beautiful view of the mountains. So much potential, but foreigners buying such properties do need to be reminded of sentiments in local communities.

    I would keep the current bedroom as is, close off the current kitchen and use that as a second bedroom, while the current lounge I would open up an archway to where the current dining area is, so as to have an entrance that leads to K/L/D with a pantry.

    I watch for the added info you answer the questions a buyer will ask when interested in buying a property.how close are basic amenities, how close and accessible is transportation and get a feel of the town keep up the fantastic work!

    I would make the kitchen a bedroom and knock through to the bathroom area, make the dining area the kitchen, knock an arch into the lounge and close the arch into the existing kitchen. The storage area at the end of the dining room I would make a pantry. Voila!

    The final walk up to the street, building and front entrance of the property is so important. My wish is that you would stop cutting the video up the lane or around the corner with a point of the finger in order to start filming again at the front door. Please show the entirety of the approach. This doesn't necessarily apply so much to this property, but I've been wanting to say this for a while with reference to other videos that I have seen. Keep up the great work :)

    i would keep the house the same, but if you need a second bedroom turn the dining area into a bedroom and eat in the kitchen, get rid of the recliner and put the table by the fireplace.
    im curious what was outside the other entrance and how far it was to parking.

    OMGosh Dave, this is absolutely beautiful as is!! I could see myself living there with pets of all kinds. Having a perfect sized home that's quick & easy to clean is a huge bonus. I wouldn't change the house at all. Those terraces & outdoor areas are the draw-card for me - that view!! This is what dreams are made of.     Small home but definitely a stunning property. I would make that one shed into a guest bedroom. Running water to it might be a problem but I believe it could be done for a small half bath.

    Dave. We have been thinking of moving to Italy for some time. Many reasons.
    Lucky for me that my wife can speak 5 languages, written and verbal and also interchange,switch etc on the fly...
    Italian is one of those languages. I watch videos on your channel from time to time. This lovely house is a great property. It has a terraced style garden, plenty of exterior storage/outbuildings and the house itself looks fresh and has a quirky feel and it's pretty big too. There is a lot here for the price.
    My biggest issue with Italy and these pretty villages/towns is I have a primary school age child and I know this makes living here hard.
    We visited Alghero a few years back and even there children were rarely seen due to work and the economic state.
    It's such a shame as personally I could live here.

      And highschool likely in Popoli or Bussi with bus in morning .....

    I would open up this space into one living area and connect it by removing walls and making arches instead bringing in lots of light throughout the home. Use the middle toy/bedroom room as lounge connected to kitchen and dining through opening up the space . I like the bedroom off the living so that' will remain there, yet I'd make it a suite with bathroom by connecting the little room off the dining area, it should be right there next to it. I'd get rid of 2nd bathroom and convert to studio/ full laundry room. I'd expose beams or stones for natural look in some areas and bring in the outdoors. I'd finish the conversion on the previous terrace converted to shed and make it into two bedroom suites or a mini full suite for guests. Minimalistic décor with local crafts and plants. There's plenty of storage sheds so, I'd be tempted to convert the outside playroom into studio or another guest suite. I'd buy it in a jiffy. I love your show.

    Great place! I like your ideas and would add a couple things. I would remove those tiles from the kitchen wall and repurpose them elsewhere, swap out all the light switches for something more appealing and order a paint sample book from farrow and ball.

    I've been to Capestrano, spent some time in the Abruzzo region a few years ago, its really gorgeous. Would love to buy something there, my Italian isn't so good, I can get by visiting but ownership requires a bit more proficiency. Or I suppose I could learn it better! This property would be great to add a small pool and I would remove a shed and build a guest cottage with bedroom, bathroom and kitchenette.

    Sorry, can't give a "stunning" to this one, because what it is... is enchanting... absolutely magical!
    I love it, I want to live there, even if these old knees might act up a bit on all those steps - they're like having a free gym membership.
    I'm wondering if any of the furniture can be included in the sale, because the one downfall I see for this property is the probable difficulties with having large things delivered or removed (even bringing the grocery shopping home would be quite the workout)

      Very likely the owner doesn't want to cart the furniture out either, especially if it's a holiday house by the sounds of it so you might be in for a surprise!
      Yes, skip the gym membership and use the stairmaster outside - take it easy and your knees will get used to it, especially if u can take off a few pounds with the workouts .....

    yeh well its very normal on the continent for the kitchen to be the Tv room and most used room especially in winter
    the old wood burning stoves(like the one moved upstairs) heated it all day

    I was wondering if you could rent out some of these outdoor areas.??? It has a main entrance with gated/lockable entrances to each small garden areas,some with storage sheds. It would be grand areas for neighbors without yards or a view. And keeping a small outdoor area for yourself?????❤

    I dont know about the multiple sheds. Should you number them?? To identify what you have inside? Name your new home, the cliff house. ?
    Where exactly do you park your car?. How many steps to your front door?.

      Car park at the lower level Dave pointed out. Car access from upper level for drop offs as shown at beginning. One of drawbacks of some of these hill towns but you won't have the views if u buy in valley where u can park outside your front door. This isn't too bad compared to places like Positano or Cinque Terre. But just keep looking at other towns if that's a priority for you. Our house on Dave's side of Majella is in town higher than Capestrano and we have garage on lower level of house that has direct access to road ....

    I would consider moving to a small town in Italy. Especially towns that pay you to come. Would you please include info on whether or not these properties are within the ring of fire? You know...those volcanos?

    Mixed feelings on this one. I think the price is great, and terraced land certainly unique. On the other hand, I would be inclined to gut everything and build back new. I wonder if all those outbuilds are legal? If so, perhaps replace with 2-3 cottages.

      They were very likely built before 1967 i think the year is when council approvals weren't required but will be if you do major renovations.
      Salvini and other no goods at Campidoglio just like to yap to justify their exaggerated salaries and pensions. What do u think they would do in places like Rome and Firenze - start taking down centuries or millenia old buildings???

      @theRealRobMart140 hard to tell what year they were built. Some may have just had a renovation to the facade to make them look newer. Yes, geometra would check what was shown on the cataste and recorded year of construction. The first couple which were darker and used for storage are likely the lower level of predating houses above that crumbled from age or possibly an earthquake. They've kept the lower walls to help stabilize the retaining wall from upper roadway/entrance down to the lower levels where the stairs are.

    Every week I love looking at the new homes. You might say. Bo you have your home in Italy and I do. I love my home. But I also enjoy seeing the new homes out there. I love the outdoor space of this home. The home is wonderful. But the outdoor space in Phenomenal. To me this area of Italy begs you to be outdoors. Mornings and evenings are so fantastic. Breakfast and Dinners outdoors are awesome. If you are like me. You have some fur babies. They need outdoor time and man do they have it here. For me if I did not already have a home. I'd really look at this one.

    I missed the price, saw it just now. It's not much, but it's also a tiny tiny house.
    I don't know about changing a lot in a house, I am here thinking about the bureaucracy in Italy, which is not to be trifled with. A year can easily go by, without any permission being granted. It would help out this house very much with some changes though, but I leave it there.
    One thing wasn't good the mold...

    Outstanding views, but access to the apartment is quite awkward. How many actual steps from where you would park and the entrance to the home? If you drive down with packages, you have to drive in reverse to get out?? The layout was claustrophobic, and the uninviting entry is just stairs down. All the doors other than to the bathrooms should be removed; presumably only one person or a couple would live there. If those small terrace areas were used as gardens and someone lives underneath, wouldn't there be water seepage issues? Not sure what people find appealing about this one at all, other than the beautiful views .

      Ofc... If you own a nice little house like that... $ 2000,-/month for food & fuel must be enough. 350K in dividend stocks makes you easy 17.5K/year extra without eating into the main capital.

      Definitely, just stay away from sought after "name" towns like Cefalu in Sicily, Positano on the Amalfi coast, Crotona in Tuscany, etc
      All theae small towns are looking for more retirees to move in to bring more activity and hopefully entice some of the younger families that have moved to larger cities to move back, especially for those that can work from home with a good WIFI. Many of the smaller towns have installed Fibre service so fast speeds as well ...

    Are all the sheds legal? Very peculiar layout. Disjointed design. I suppose this could be a fantasy project for someone with high creativity. The house itself also has a strange layout, and seems restricted for a tall person. The view is great, but the place needs some serious love and attention. I'm not sure it's practical.
