    For some reason, while on the terrace just after discussing adding a deck and looking over the roofs, I got all emotional...a couple of tears and all. Since I can't physically handle sailing anymore, my 2nd best is to live in Italy! The fact that my kids say they won't visit is not only mind boggling but keeping me from moving. I often feel as if it's calling me.

    Very interesting property with large rooms & wonderful ceilings. I (mostly) agree with Aden about the rooms & the raised deck idea for the roof (I had the same thought when first seeing the roof situation). First room kitchen & dining. Second room lounge (I don't agree that room should be split up). Third room bedroom but move the bathroom to the wall opposite the window for an ensuite (and possibly open up a second entrance to this new bath from the lounge, maybe where the built in cabinet is?). This would free up the space where the current bathroom is for more conventional stairs to the roof, but would unfortunately disrupt the flow of the vaulted ceiling in the bedroom. So much character, but my concern would be the proximity to all the retail space in the streets below. I imagine it will be quite loud there when tourists are filling those streets. Probably best as an investment to rent out to tourists rather than a full time residence. Thanks for all your videos!

    I was commenting about a deck structure then Aden started saying it so I will say I agree, but only outside the door to 1st terracotta roof. You will see both seas and not need to have the deck too high.
    This is a one/two person apartment. 1st room kitchen/dining. 2nd room living area with pull out couch for guests. 3rd room bedroom and bath. Remove present bath have roof access only with safe stairs maybe washing machine.

    Move the bathroom, putting a floor at the height of the stone steps. Storage under the new floor and access using a spiral stair case at the bathroom door. Also the idea of a wooden deck with Iron railings would be amazing. Most definitely make 2 bedrooms.

    I don’t think it would be wise to deck over the tiled roofs, but seems like you could certainly deck over the first humped area. That could be a great little terrace space. Maybe you also make a little wooded walkway around the tiled roofs for the rest of the roof, that could be fun.

    It’s got plenty of possibilities but the price tag to put it right might not make it cost effective. The high ceilings are beautiful but I didn’t notice any AC. Does the property come with a cantina below it? To be able to move the bath, do a kitchen, and potentially add an en-suite bath for the bedroom, you’re going to want to run plumbing down in the typically unfinished space below the living area. Between plumbing and electric for a usable kitchen, and the expense of the appliances, cabinets and counters … the real price shoots up.
    While the terrace could be a wow, as it is it isn’t really usable. I certainly wouldn’t want to entertain there. The space needs a raised platform built and access through the bath is not something I’d want guests doing. Will the local council even allow a wooden deck? From what I’ve seen of Italian properties they seem to want things built more durably and fireproof. It also looked like there was a roof leak in one of the rooms, so the terrace space to make it usable will definitely require some costly attention.
    That said, if the price could be negotiated to accommodate bringing the property up to snuff and so the new owners weren’t way above market value for the finished space this could be a fantastic find for the right person.

    It looked like there was a sink under that front window in the first room but you never went over there.
    That wall with the tile must have been the kitchen at one time.
    Id take out that bathroom and put in a proper stairway to the terrace and lower that rounded ceiling to make it flat. The ceiling inside will still be high enough.
    Put in a spacious bathroom in that far room and use the nearest for a bedroom.
    There is enough room in the front room for a kitchen with an island and lounge. You don't need a large dinning area in a one bedroom apartment.
    Lots of paint, blue and white.

    In Italy, there are some strange ideas in houses, like a ladder and roof access through the bathroom, obstructing the shower! Who needs to go on that roof if there’s not much flat surface? It makes the place look messy. Lots of black moulds that you don’t mention. Flats roofs need a lot of maintenance to divert moisture or it leaks and causes weak crumbling ceilings and black mould all throughout the mortar. You cant live in this place until you get that remove. 😮

    Hi guys! Yes, the home has GORGEOUS ceiling heights BUT although the rooms have a great size, there are only 3 rooms. The terrace COULD be spectacular, but it is somewhat limited and there is no cantina. I assume the 110K euro asking price MUST be because of the location? I'd be really interested in knowing how sellers/realtors come up with home listing prices in Italy. In my humble opinion, EXCEPT for the location, it's overpriced for what you actually get and for ALL the work it needs. LOVE your channel and always look forward to the homes you guys showcase.     This is a unique property! But takes a lot of additional investments as the roof is in bad condition and it'll be very expensive to renovate this kind of roofs correctly. It seem many leakages had taken place during the times and they are attempted to fix these but without great success.

    There is no terrace, let's let that one go. but the rest of the house is full of possibilities, someone will buy this who has money to poor in on a passion project like this.

    I really like this one. It would really need some thoughts on how you could really make that space work. A roof deck would be nice but I cannot imagine any rational municipality allowing a deck without increasing the external wall height which would never happen.

    That's a major rehab to get that house inhabitable. The rooms are nice, but it looks like you need to gut the entire home, there's nothing there that looks salvageable, especially that bathroom, and yea, that's roof access, not a terrace, would the finished product be worth the expense, or are you pricing yourself out of the area not knowing the comparables.

    Must be the location for this price, severe water damage. Out dated elect & plumbing, unusable "terrace", decades of neglect....
    Pity. This could be very charming but it's 100EU in repairs...
