    "Price depends on.....yadda, yadda, yadda." Such broad price ranges for each thing doesn't help any. No one who watches this video has any better of an idea how much THEIR roof will cost than they did before they watched it.

    My house is 1,800 sqft. I installed a new roof for 5,000. Did it myself by watching CZcams videos, and it passed a home inspection. You can learn to do anything just about with the internet...

      @BethelPJ I didn't say it was easy, nor was I fast at it. I was very slow, but I took vacation time off to do the roof, learned a lot, and saved myself about 7 grand.

    Great explanation and easy to understand. I had a cedar roof and replaced with an asphalt one. Cedar requires costly maintenance every couple years, after 20 plus years it will cost you about the same price as getting a new asphalt roof.

      Agree, if not more. That's what I'm dealing with. It's not cedar, but just these really thin shake type pieces that run vertically on top of the horizontal lathing that runs horizontally between the rafters. When the wood rots under the felt paper and the roof becomes very waving looking, you're in trouble. I'm going to have to sell the house to an investor for next to nothing and live out of my car, homeless.

    I have a 2600 sqft. house and got quoted $55,000 for a new asphalt shingle roof. I currently have concrete tile.
    After the roofer lit his cigar with a $100 bill and drove away, I chose to replace the underlayment myself, in stages. It turned out to be a pretty simple job. Lift off the perfectly good tiles, replace the underlayment AND add water and ice shield, put tiles back. Absolutely NO roofer wanted to do this. So whatever costs they give you on youtube, DOUBLE it.

    Great video to explain cost! I just did my roof. I would estimate it at a 14/12 pitch. Terrible job... 3 stories high, 5 peaks, pigeon walks, and it needed 4 lays torn off (cedar shakes and 3 layers of shingles). What a mess but happy it is done.

      @@JoeDoe2 only 1 local company was willing to tackle our job. It took about a week and the total cost included all new plywood and gutters. The crew was from Ecuador and hung from ropes. There was a lift here for some of the work. Needless to say over 14 months later and multiple wind storms my 22k was well spent because overall it was a very solid/high quality job. Other companies flat out told us not interested their local guys wouldn't do our job.

      @@rosiep476 I have nightmares over the thought that they will tear off the top layers, find wood rot underneath, then walk away leaving the job unfinished, and my house with no roof, which would destroy the house the next time it rains. I've never seen it happen, but with my luck, it would happen to me. I'm not just talking about replacing rotten decking, but the houses frame itself, that the decking goes over, like rafters. If there's a leak you don't know about, and you don't go up in the roof AS its raining and thoroughly inspect ever inch during a downpour, that's what can happen. I don't know what I'm going to do but lose the house and get nothing for it. Insurance is not paying for it cause it's an old roof which they will say wasn't maintained property, and therefore susceptible to damage during a hail storm, which we had recently. I don't know the point of having insurance that's never going to pay for anything anyway, just cause the roof is older. I suppose it's good for fire or tornado, but nothing less than that.

      @@JoeDoe2 @joe doe the company that did mine gave me a spread for the cost between 18-22k depending on what was underneath. Surprise! Not one section had plywood. It was all brittle cedar shakes with 3 lays of shingles on top. They said it was one of the most complex jobs that they have done. Paying more stinks but a reputable company that has been around for years just makes sense to go with. They did mine in April in sections and worked around the weather. Do you have access to see what's underneath yours? I can't say that covid and a windstorm didn't hit our job. I was chasing shingles all over the neighborhood. Thankfully my neighbors are amazing. The cedar shakes were just so brittle it was a terrible mess. I understand with insurance because once the 20 year mark hits.... Good luck with your project! I hope you find a great company to work with!

      @@rosiep476 I've had two roofers so far stick their heads into the exterior opening in the overhang that takes you to the attic, but neither actually went up into the attic. What troubles me is that they both knew I was uncertain as to how many layers I had. They both remained hush hush and didn't tell me what they saw, when they could have. At the least, it's asphalt shingles the slumlord I bought if rom slapped on right before I bought it, , on top of tar paper, on top of thin wood vertical pieces that run on top of horizontal lathing boards, that are spaced about a foot apart, on top of vertical rafters that make up the main frame. It's all a mess. I'm helpless when it rains cause I know there are leaks and needs repair, whether or not I get a new roof right now, just to keep from destroying the house. We had heavy T-storms for hours last night and there was nothing I could do. Without insurance, I don't see how you can know how much you might be out. I need them to give me a range as well, but when they say that they can't give a firm price until they start ripping it apart, how do I know they won't say the entire frame of the house is rotten, and it needs to be rebuilt? Why were your roofers unable to go into the attci and inspect it, and see the layers? There's a way to do it, I was told, by looking around the vent pipes and other things. Many roofing companies are XYX Roofing AND Construction companies, so they could gouge you to the moon and there's nothing I could do. Costs get higher and higher like a money pic. It used to be that people got new roofs from their insurance company anytime a hail storm was in the neighborhood, but not anymore. I haven't filed a claim yet cause I'm afraid my rates will go up. The deductible is high and they likely won't pay anything anyway. They cancelled me 4 days AFTER the hail storm, knowing which neighborhoods got hit, and that's when they sent out an underwriter to decide if they wanted to continue insuring the house. It was my second cancellation within a year, in part because of the roof, but also, cause it's a fixer upper with other work that needs to be done, like finish painting the exterior. Cancelling when they did seems like an intimidation tactic to keep me from filing a claim. Claims go on your record and increase future premiums with other companies whether they pay out or not. But you don't know if you will get something if you don't file. Once denied, I'd be able to tell any roofers that it won't be an insurance job, and they'll run the other direction cause they think that's the only way they'll get paid, especially if there's a high risk of damage not seen initially. They come out to look and ALWAYS ask if you have insurance. The wood shingles are similar than bhake, but not near as thick. I don't know if they were originally meant to be the top layer, (in 1918) or the decking for other shingles. There's even a bag of leftover ones in the attic from when the house was built. Ideally, they should come off, and plywood go on top of the frame. Otherwise, any asphalt shingles put on will always be wavy in appearance cause water has warped the wood underneath. A contractor acquaintance of mine said that if I keep paying to patch it, I was "just chasing good money after bad." I've gotten by the last two years just with repairs which amount to less than the depreciation on a new roof, hoping that would get me by until other fix up work is done. but there comes a point when patches aren't practical anymore. I don't have $25K to pay all at once, and wouldn't want to pay all upfront. I need to pay it out over at least a couple of years. Did your insurance pay? How did the claim go? Did you already have estimates, or did they tell you to get some? What were the financing terms? I've been told that their only obligation is to 'restore you back to what you had before the act-of-God' event. So theres an argument waiting to happen over what the storm caused. They've already told me when they cancelled me that my roof was more susceptible to hail damage due to condition. I have the hail storms in my freezer, as big as golf balls. Other, newer roofs on my immediate block haven't been worked on, so they seem to be ok. A roofer told me that this means I don't have hail damage. I don't know why they write policies on old roofs if they aren't going to pay out. It's like they just want to get a big payment up front then cancel you and run. If it took your guys a month with rain on and off, there had to be tarps put down, which would make me really nervous. How much money did they want, and when? We had bad T-storms just last night. It may have to be done in sections as well. I've never heard of that before, cause they always say they can do it in 1 day, or 2 maximum. We have droughts in the summer, but it's 100 degrees plus. If my house weren't filled with so much stuff I would need to sell or throw away, I'd call one of those investors who send notices "I want to buy your house" and take the highest bid. But they're going to knock off 30K if they have to do the roof, or pass it up altogether. I don't have the cash to do everything it needs and turn it into a rental property until I get my money back. The stock market tanking, combined with higher interest rates means that all this happened at the wrong time. It should have been replaced 2 or 3 years ago, whatever it cost. I'd be in much better shape. The politicians and the FED will end up hurting lots of people. The govt causes the inflation in the first place. But that's another topic. They kept interest rates too low too long. I thought they would say that low and took my time and ended up missing the boat. I can't borrow money now with rates over 10%. My house could end up getting destroyed. If I open one of those Home Depot accounts where they offer zerio interest for 18 months, the credit limit won't be enough for a new roof, and roofers don't want to use their materials anyway. They get their stuff from a warehouse wholesale, then mark up the price.

    i am replacing my roof right now. I am out 2000$ right now. I have a friend doing it and I have bought all the materials and permit. Which is the 2000$ i have spent. I am thinking another 2-3000 for labor and I am done. We will see how it turns out.

    As soon as he said "overlay" (meaning just adding a 2nd layer of shingles) - I checked out.... That is absolutely the worse advise you could ever take when replacing your roof. DO NOT just add a 2nd layer of shingles on top of the old ones... EVER!

    Installing another roof over existing roof is beyond wrong total weight is like putting not one but two Cadillacs on your roof which caused structural damage over a period of time in most states insurance and city codes will not allow in short it is a hack move and only scammers roofers would do it to make major profits of your claim. Giving such advice is unprofessional at best. You have dump fees tear of no fun trust me installing first time doers ahhhhh experiment somewhere else. Let the professionals do it and depending on the pitch it is very dangerous trust been roofing fifteen years straight. Cost wise headache wise safety wise shop around your local companies may save you a broken leg as you slide off your roof
