    As a customer, there are a few things you should know about how roofers quote their jobs.
    First, the price is based around the labor, as well as the materials of a project. If your roof is very steep or not walkable, that also means the job will cost more.
    Next, roofers have to see how many layers your roof has to it. It’s possible the previous homeowner or contractor didn’t fully replace the roof.
    That means a good contractor will have to tear out all the layers and start from scratch. Remember: more layers = more labor.
    Is your roof going to be an easy installation for the contractor? If it is, and most standard homes are, then this will save you money.
    Also, consider that there are different types of roofs, like the ones made from metal, and also ones made from asphalt shingles.
    Metal is pricier, but asphalt also has premium brands that can jack up the price.
    This leads to our main question: how much is this going to cost you?
    On the low end, a new roof might only cost you $4,000, if your home is small, the roof is easily accessible, and you use normal shingles.
    At the other end of the spectrum, a roof could be upwards of $17,000, if you’re thinking about installing a metal roof, have a roof with weird angles, and want premium products.

    The frustrating thing about ALL of the videos I’ve seen on this subject is that no one gets to the point. Give me a price for a basic install and then add on from there!

      There is really no "basic" install. There's too many variables like I listed in the video. That's why I sued a different method to try and explain it. Thanks for watching.

      Very simple just do the rule 60-40 meaning 60% materials and 40% labor example 10k roof- 6k materials 4k labor is that simple

    So I had a question. How much does it cost per square foot just to replace roof decking? not shingles just decking. Is there an average per square foot price? Or an average per square price?

      That would depend on the area. That price is not as "standard" as a square of shingles.

    Multiply points by average HIGH end home value in area. He said points are 4-17, DIY only use sq ft and location of sourced materials to determine cost. Labor is free.
    But if you use a company they will likely want money in a %, which related somehow to ur zip code ie. average income, home value, and all sorts of stuff. But to remain simple just multiply points as percentage 4% is .04x the after renovation value 80k$=3k which is too cheap but then again this wouldn’t be in a great neighborhood, this would be in a neighbor hood of normally 30k and 60k$ houses it’s An ok one. It works better for half million dollar estates 7 points 35k

    Hmmm, I don’t know anything about about anything, so I’m going to ask a question that probably has an obvious answer to everyone else. The totals range from 4-17. But 4-17 what? 4- 17 Thousand dollars? Are those numbers a multiplier for something else?

      The numbers don’t have any correlation to any dollar amounts they are just there to compare the different pricing of roofing systems. There are way too many variables as you seen in the video to give exact dollar amounts so I had to put some kind of a qualifier on it so I could compare the different roofing systems. The lower the number would be the less expensive and the higher number would be the more expensive roof system.

      @@YetiRoofing I see. I’m having a hard time finding anyone to come out for an inspection on a beach cottage for sale in Washington state at this time. The shortage of people and companies in this industry has been really frustrating- I just want to figure out about how much it would cost to replace the simple roof on this little 800 sq foot house and garage.

      The numbers are just a way to compare different roof type costs to each other. Because there’s so much variation by market, roof complexity, material chosen etc. etc. there is no way to put a dollar figure to anything but the lower number would be the least expensive and the higher number would be the most expensive.     Got quoted $36,000 for a tin roof on a 1,988 sq ft house. Not steep, very walkable. Is that a stupid high price or about normal these days?

      What market are you in? What do you mean by “tin”? You can spend $2 a square foot for steel roofing material or you can spend $7-$8 a foot. What is the existing roof type? Will it be torn off or overlaid? What kind of warranty are they offering? What finish and gauge if steel is it? Is it exposed fastener or hidden fastener? Answer those questions and I’ll do my best to give you my educated opinion.

    Average price for a new roof or changing one that doesnt need repairs
    Mobile home (not many pipes or vents) 4-6k, material 1-2k
    Regular home or dobuble wide size thats 1-30yrs old no repair 7-9k, material 1-2k.
    Again this is an average of average sized homes that dont need repairs. Depending on the age of your house and the materials used its going too need certain repairs since material only last so long. All this place a factor on price as well as how steep your roof is, how many stories your house is, does it have dormers, valleys, etc.
