    Scratching my head after seeing a listing for a 2700 sq ft new construction home on 10th Street between Tamiami and Goodlette Frank near the zoo for $4.1 M- nothing so great not near water. As a former Naples resident I wonder what anyone buying such a home is thinking. Then again it has been on the market over 300 days so maybe buyers are smart!

      Just wait the price drops are going to continue. The locals can’t afford to buy or rent in the area. And a housing market can’t stand without the local works. For forever.

    I prefer Hallandale beach Florida beautiful city good beaches and restaurants and growing businesses and communities, and good nightlife.❤

    Naples buyers could care less about mortgage rates as most are cash buyers.

      True , but prices are still high and based on a competitive market when interest rates were low . Also the snowbird democrat states have eased off covid tyranny and aren't as desperate to relocate down to Florida now. Rates and politics contributed to Fl hot market. Not to worry covid 20 should be here right around the corner along with low interest rates after they claim inflation has been defeated during an election year.

    I feel that the decrease in interest rates will not be a trigger in new buyers, nor price increases. The price to income ratios are so out of whack, the lack of buyers will continue. It's the prices, not rates that will drive buyers.

      It's definitely a big factor. The people who have gained equity by owning are more willing to sell and buy than new buyers.

      Good to see Naples median prices down YOY. Prices drove us out after being there for almost 4 years. Bad timing on selling in 2019 and then the pandemic and exponential price growth.

    Has anyone noticed that DR Horton is now a huge landlord? Half of all the homes they have built are now closed and transferred to DR HORTON HOLDINGS. Then they rent the homes out for below what it would cost someone to carry it. Enbrooke, Meadow brooke, Tamarindo. And they aren't the only ones Lennar is doing the same in Orange Blossom ranch.

    I think NAR is wrong yet again. They base RE solely on Interest rates and are not factoring in incomes to cover mortgages. The investment buyers who came in 2021/2022, will not prop up prices in 2024.

      The comment about NAR in the video is about the number of homes sold, not prices.

    Naples is way overvalued. Small job market unless you are in the medical industry. Limited social environment due to an aging populace. Dangerous roads, again due to older drivers. Basically, unless you are here to retire and have money saved, look elsewhere.
