    So,so true, Port St Lucie need more children activities like amusement parks, and education centers, Port St Lucie needs a morden shopping mall, the one old stuck back in time, near jensen Beach on us 1.

    Gotta remember to ask and factor in the reassessment of the property tax.. The realtor will not talk about this difference. For me, it would've made a difference between me purchasing or not.

      You’re 100% correct I tell all my buyers the taxes are going to go up after they purchase the home and I believe in this video I went over the estimated taxes based on certain purchase prices to better inform viewers just like yourself if they were considering buying a home in, Port St. Lucie how much the taxes are going to realistically be because it’s usually a shocker when their taxes reassess after buying a home especially from builders in Sellers who have owned the home for 10 or 15 years.     From Upstate New York and thanks for the videos. We snowbird to PSL. Jensen Beach is our favorite. Great area and not too congested. But the secret is getting out.

      Yes the secret is getting out about PSL and the Jensen Beach / Stuart areas. I have a buyer who is closing a home in East PSL early November who is buying as a second home and currently lives outside of New York, they are ready to spend more time down here especially this coming winter :-) Thanks for taking the time to comment, it really helps the channel and video out 🙏

    The homeowners insurance may be lower than other cities in Florida but it is still outrageous, painfully so.

      Yes you are correct 👍. This is hurting alot of homeowners who are now getting hit on older homes that are not up to code or have old roofs etc.

      Yep. Insurance is cheaper but taxes are higher . Still a great place to call home depending on where in PSL you bought etc

    You are so very helpful and informative! I just started my research, I had no idea of the property taxes being so high until now. Thanks very much. What are your thoughts on PGA VILLAGE VERANO? Is the water drinkable or do you need an RO AND neutralizers and softeners?

      I am glad the information was helpful. As far as drinkable water I would tell everyone to get a good filtration system. PGA Verano is a one of the best communities in the area overall but also on the upper end of pricing. There are not alot of resale homes in here so most people build new construction. I have 3 contracts for new construction in last 2 months from out of state buyers who are building new in PGA Verano. If you are planning a trip please reach out to me prior so I can help navigate and If you end up thinking new construction is the better choice I can give you the ups and downs of each community / builder in the area. On a Side Note I need to be with you during your first visit to any new construction community. There is no incentive for you to go directly to the builders without a realtor representing you, It does not cost you anything to use me a a realtor etc. Feel free to schedule a call with me with any other questions 561.660.0154

    Quick question! I hear from all videos that the property tax is really high but I’m looking on Zillow and for example there’s a bunch of houses that are going for $300k and property tax is about $3k a year , is that considered high ? Pls anyone can you give me your opinion.

      Zillow is way off . Zillow is off on a lot of figures all the time . Take the purchase price of the home 🏡 let’s say $500,000 and times it by .02 and that will give you $10,000 per year . Now if you live within a community that has a cdd fee then those figures will be higher .

    Why is there a range in the property taxes? For a brand new home in Tradition with a purchase price of $600k, what is the exact tax rate? Thanks

      Each community in Tradition has a different yearly CDD Fee which changes the final amount of yearly taxes. The current Port St Lucie millage rate is 4.7057 and the county millage rate is 18.031. I would tell you to estimate roughly $11,000 - $13,000 on property taxes. Good example on a $450K purchase price not located in Tradition and no CDD Fees the yearly taxes are $8000.00 with the homestead exemption. I use for estimates .017778 x the purchase price to approximate for yearly taxes, then what ever the year CDD FEES are when you live in Tradition etc. Hopefully this helps answer your question a little better

      There’s too many areas within Port St. Lucie Florida that are good areas to call home with no HOA. There’s no real way or easy way to tell you everything in a message it just comes down to what price range you’re looking to spend the age of the home etc..

      I personally have never heard about this but it’s very possible that some of the older homes did have cases of Chinese drywall . Chinese drywall was used everywhere in the United States at some point when suppliers were selling this tainted material
