This is our first investment property without being a homeowner. We had money in our savings account but earning close to zero interest, had a good credit so no problem on getting a mortgage. When buying our first investment property, we decided to be a buy to let. This buy to let strategy is a common type of property investment in the UK and we did that when we started our property business.

    Great video guys! Newbie question coming up. So you bought this using a btl mortgage initially is this correct? So 75% LTV? Did you use an interest only mortgage and seeing it was your first btl and I am sure your plan is to have many more, was this within a limited company? Thank's for all the content, really helpful!       Thanks for dropping by! Network with local investors in your area, you'll find most of them are more than willing to share contacts and tradespeople, then work with builders and ask questions!

    Hello guys
    My question is:
    Buying @ 39,500
    Expenses @ 12,000.
    So how do you manage to pay back your friends and family their money + return on their money ? Is it for a 3-5 years time lapse before you start paying them back ? After how many years will you start making a profit from this property? You will have to pay the bridging lot + interest ,payback family & friends + their returns, make your wages as well , get your personal saving you invested....so how long would it take you to start making profit from that property?

      Hi Jay Pepe,
      We remortgaged the property at 63k with a loan to value of 75%, meaning we pulled out around £47k on a Buy to let mortgage.
      We use these 47k to pay out investor funds plus their interest.
      From then on, we have around 5k left in the deal (39.5+12-47). This can be from our own savings. With a cashflow of around 250 per month, that represents an ROI of 60% if fully let. So, investor has their funds back on refinance, we make a good return on our effective money invested and if we decide to sell, we'd make a small profit from the equity we have built up (63-39.5-12-fees for selling)

      Elsie and Markus hey you duo thanks for the updates.Even thought I might not have understood all the concept as I'm very new to this,I would like to thank you guys for taking time in replying me.       Hi Andy, thanks for the question. No, we haven't bought a tenanted property before, but you can buy a property subject to vacant possession. And I need to disappoint you, but we don't have houses in Burnley 😅

      Great question! Speak to the local agents and local investors, they should be able to tell you whether an area is good or not. There's always some bad streets in every area so make sure you find that out before you buy!
