Its a good one, bt there are few things which needs to be pointed out. E.g. when we calculate property value , its not what seller/builder/agent quotes but the final one which includes stamp duty, registration, comission and other charges which normally buyer pays. Commercial property attracts higher stamp duty so ultimately total investment cost increases. Also when we say rent, you need to take account in-hand after deducting charges like maintenance, municipal taxes etc.. Again here for commercial these charges are high. If some one gets 6% actual returns in 1st year in India by this method then pls give your number :) . Again remember 6% is less than ongoing one year FD rate currently. With virtually no capital appreciation, very difficult to liquidate (i.e. sell) asset when you want ; I think real estate investment is foolish option right now. Unless its for your own use & you are confirmed its profitable than staying on rent/lease then go for it. Else stay away from real state.

Sir. It was good Information. However, a small clarification. Can you please explain, how the property values is done, if a 1000 SqFt property has 5floors and 5000 SqFt Office Space.? do we calculate SqFtxNumber of SqFt Built ? or Just a Base 1000 SqFt.?
Sir! I hope in rental specific ROI the returns r on total cost (i.e. agreement+stamp duty+reg+agent comission etc) I hardly find properties which r giving 6% returns in commercials.. Can we still expect 6% to 12% returns per annum or I'm not able to find correct properties?
