Im back in Tucson Arizona and I came across this "closed down" self serve car wash. Was it in fact closed down? I see these type of car washes all over America when I travel to different states so there is opportunity out the everywhere.
You couldn't be more correct about Chicago being it's own state!
Here in the Tampa area there are tunnel carwashes just about every intersection. Mod washes woodys car washes. Self serves are always dead. Sucks because I’d like to get into one but not with the over saturation.

Oh man, I am looking at abandoned car wash . One built in 2020 close for 3 years asking 1.3m
2 second built in 2005 went to foreclosure in 2022 asking 750k
3rd built in 1990 close for 1 year asking 900k all of their land values around 250k to 350k, and I can't hit a wash! 😬
This site would be great if you could buy it and redevelopment by installing new lighting new signage and possibly a repaint and it would be great if you could add a rollover possibly Ryko or Mark VII offering a soft touch program and a touchless program or a combination of both, and it would be great if you could upgrade these old jet washers with latest manual equipment offering contactless payments. I think this site has so much potential with quite a lot of room you could even build an additional wash bay for the rollover or even to rollovers one soft touch the other touchless. Overall it’s great and it would be interesting to see what happens to this location if you do decide to purchase it and go ahead with renovations.
So cool. Big opportunity there.

When you have renovated neglected car washes in the past, is the property owner always the former operator of the car wash? Have you ever taken over a lease from a former tenant (that did not own the property)?

You may want to do more research on the industry as a whole. I have been watching your channel for two years now, and right now private equity businesses are starting to invest in megachain car washes, and there are some cities that are writing new restrictions on the number of carwashes, enforced with zoning code. Since I have watched your channel, my city has built 3 new carwashes.
We are in a blue collar area, it’s currently 2.25 for 4 minutes, we are looking to switch to either $3 for 5 or $3.25 for 5. Thoughts?
I've been doing Car wash work.20 years. Right now, we have 3 locations at a dollar a minute. And one is a 1.50 a minute in Denver.
Also, raise the price on the vacuums. $1 for 2 minutes and 40 seconds.

Right now the wash we bought has card readers that aren’t for a wash, more for vending. I got the monex group readers being installed next week. So currently there’s no price per minute after, it’s just $2.25 for 4 minutes. If you go over 4, you get hit with another $2.25. We want to change it to $3.25 for 5 minutes, then .75 a minute thereafter. Thoughts? Really appreciate you guys !!!
Looking at google map reviews, people were writing reviews for it only a couple of months ago. The place has certainly got potential and will look great once a good investment has been made.
