when NOI is 46.280 and your expenses are 20000, I think your cashflow has to be 66.280.
Of cause this doesn’t affect the final conclusion that raising the rent will raise the CAP rate.
It's just an example.

I don't necessarily agree with you. Even though Apartment complexes make good investments, the same thing can be done with single family homes as well and usually with a lower barrier to entry. Great video!
The expenses are cheaper in the longer run and you can focus the appreciation in a down market.
