Balloon framing is a weird kind of framing that we see in houses built at the turn of the century and require very specialized retrofit techniques. ICC 1300 has a few construction details(details show a contractor how to build something) that are more expensive tinyurl.com/IC... than the methods contractors have developed after years of experience. Very interesting to see the older construction methods from the West coast. Here on the East coast, in my balloon-frame dominant area, 1x ledgers (ribbon boards) are let-into the studs, and almost never tacked onto the face of the studs. The studs were usually laid out on the ground, marked and notched for the ledger all at once, then erected up off the foundation. Crazy to think of one long 2x4 from the sill all the way up to the top of the eave/gable.
