as of now the only REITs options are more in commercial space and offices which are closed off due to WFH , Do we have any REITs in the domestic sector/housing sector in that maybe there will be constant flow of the rent and long term appreciation from the market as well ?

Why do we witness a very low inflation rate in the US while they keep on printing money whenever they suffer from economic crises?
I knew that if we print more and more money the value of the currency decreases and thus we face a massive inflation rate, but that's not the case with the US, why?

Rent yield - one can earn from real estate property in metro cities is around 2%-4% ( for owner occupied property rent yield can be rent you save if he had invested the principal amount in real estate property). The Price one has to pay to earn such rentals is way too high...
It can be understood easily through PE ratio. PE ratio of nifty as on today is around 32 whereas PE ratio of real-estate property is 33.33 ( if we assume investment made with borrowed money PE ratio further goes up)
At the same time, we have to consider the impact of liquidity risk in real estate of investment and CAGR of real estate way too low when we compare the same with nifty returns of last 10 years..
So any day real estate is not a good investment for wealth maximization

I think you have completely skipped the capital appreciation aspect. So, in case of real estate, PE is not the right measure. Also, liquidity & high investment values are not a concern in case of REIT. Ofcourse they are of huge concern when buying an actual property directly.
@@chiragjain6805 Probably I was not clear in my explanation, I was talking about actual real estate properties like house or any other commercial properties not Reit;
There are many metrics which we can evaluate real estate asset class.
Since I had to compare Nifty index with real estate property I used PE ratio as PE ratio captures very important fundamental factor of any asset class i.e EARNINGS and how much people ready to pay to quire an asset (market sentiment) in the form of PRICE;
I still believe PE ratio is appropriate measure in this case for basic valuation;
As I explained above one can use other metrics as well;
With regard to capital appreciation if you look at the data of last 10 years data of real estate value; appreciation you can see clearly that investors actually destroyed their wealth as rate of appreciation is not exceeds average inflation rate.
There are cases where real estate has appreciation 300% to 3000% owing to the factors such as government projects, industrial development etc in those areas. But this not the case if we consider overall growth rate of real estate in India.

Hey, no!! You interpret it in a wrong way sir..!!
That column shows revenue from top 10 clients....higher the % means high revenue dependence on top 10 clients and thus less diversified income stream.
Lower the % , better for the company :)

Both are entirely different products and you have to choose according to your needs.
Your question is similar to like which is better buying gold or buying shares of gold mining companies.
