We live in the University Park area between 8th and 16th Avenues. Most of the homes were built in the 50's and will require updating. When we moved in in '06 the deterioration was beginning to reverse itself as homes were converting from rentals to home owner/families. This process is still ongoing and new owners are upgrading their properties. Thus homes in this area are selling rather quickly and home values are increasing. With lots of mature trees, quiet streets, and many "walk to" amenities this is definitely an "under the radar" type of neighborhood.
