The best advice I ever received from someone was this ---- Never buy into a condo and never buy into a HOA because in the end you can never control the fee You always pay what they tell you to pay. Thanks

I wouldn’t pay 200K for a one bedroom. It’s too limiting. Even if you got a long term tenant, I don’t think you could charge enough rent with the HOA dues to make it worth it.
Where do you live? 1/1’s are going for more than that in Atlanta.

Hi Kaleb, I didn't like the Condominium at all. The flight of stairs is unbelievable. So I'll passed. 2nd house, Is not worth $414,000, Because too many things that you would have to do. Repaved the Driveway and sidewalk. Replaced all the Flooring. Put epoxy on the Garage floor. Kitchen should be gutted out, Along with all the Bathrooms. Interior painting, Maintenance on the front yard. Plus it's Old School, Asking Price should be $314,000-$325,000.

Yes, there are two causes one the property taxes go up severely more than our income every year and that is not sustainable. The second problem is no matter where you’re located or how you fortify, you cannot get insurance from the major carriers.
Really like that Ocala home. Nice place. Needs some work but not that much. I love that it's away from all the knuckleheads.

Thanks for taking the time to share! The 1st condo although cute is tiny! Bank trying to get what they can with that😬. 2nd one huge Caveat Emptor. That has was majorly flooded. Look at the ceilings. They ripped out the carpet and put all those cheap air fresheners all over. You can see the black mold on the walls 😵💫😵💫😵💫. The 3rd is quite beautiful and not a bad deal. You can probably do better but just lovely. Although the kitchen I’m less than impressed with. Cheap Reno. Keep up the great work!

HOA s are a deal breaker. There is no way I would ever consider that first property. Maybe at under 100K.
Wow, you can get a two bedroom two bath condo in Sarasota Florida right by the beach for about $10,000 less and it has 1100 square-foot
The American dream is over for a lot of people, this prices are over the top is crazy.

The problem with the bakcony is if your neighbors like to smoke on their bslconies you will get hit with the smoke while you're sitting on your balcony . There's no way to avoid that

Hey Kaleb. Happy Sunday. Condo 1- stairs a no. Didn’t know there were 1 bedroom condos. Oh no. Dated. Small kitchen. Appreciate the dining space. Closet good for 1. Small bathroom. Appreciate the W/D. 2nd home. Like the front elevation and color. Would pave the driveway. The dining room feels in the way. Thought it was an extended foyer. Kitchen ok size. Dated. Will be nice when refurbished. W/D. Primary a little small. En-suite ok once remodeled. Ditch the tub and get a linen closet. Guess the full bath for the pool. Yes. Love the pool. Fenced yard. Covered lanai. Loft with more closet space. Bath. Bedrooms ok size. A lot of work to be done but there’s potential. 3rd home. My husband would love this for the land and neighbors spaced out. 3 beds in a 3300 sq home? Rooms must be huge. Let’s see. Rear detached garage? Thinking of rain. Don’t like seeing kitchens on front door entry but nicely renovated. Yes. Needs an island. Lovely cabinet space. Nice laundry 🧺 room. Sink. Bed 1 with en-suite? Nice. Where was the bathroom for the 2nd bedroom? Was it a Jack n Jill? If so why? Huge home. Only 3 bedrooms. Each bedroom should have an en-suite and a 1/2 bath for pool users. Primary is amazing. All of this is pointless , you're catching a falling knife... give it 2 years to stabilize at -70% or so in price.
FULL BATH is NECESSARY for POOL GUESTS! Maybe it can be reconfigured to have an exterior entrance too

i owned 3 condos in San Diego ' if you guys planning to buy a place for family ' dont waste your hard working money to buy Condo or town homes the HOA FEE getting increased every years it not worth it - save money to buy a house

Not worth the price. People forget the HOA fees per month is a add on expense. How much would you have to rent it for for you to cover your mortgage, and how fees. #2 house is crazy awkward, weired corners needs a lot of work. #3 house is awesome, nicely priced.

Another house on a large lot. Small looking house. Long single drive. Lots of trees. Separate garage. Lots of greenery around the front of the hous. Open concept house somewhat. Small front bedroom. Large open kitchen. With a pantry. Large laundry room two car garage attached to the house. Kitchen and dinning room together. Large living room. Ceiling fans throughout. Another tub in front of a window. A kidney shaped pool. Inclosed with Florida sun screen. Having grown up in Michigan, Florida homes are cheaply built and grossly over priced.

None of those as a RE investor would be tempting to me ... The Okala house for the City is overvalued .The crime rate in Okala is crazy .... Thinking spring -summer 2024 will be much lower prices and inventory ... It will be a blood bath for overbought Florida ..
The price is one thing, insurancing that home in Florida is a bigger problem. And thats not even taken everything else that happens in Florida into account.
2nd property needs $80,000 of repairs. The backyard looks great. It will sell for well under 300K ..Unless they find a sucker.
The . property is perfect that’s beautiful I love that the one Bradington in Orlando area or Tampa area. Yeah it’s beautiful to great the condo I hate HMOs and I know the state of Florida loves those 200 and something dollars a month for those plus your mortgage you might as well buy a house, but you do great show on these properties. Stupid prices in Brandon Florida.
Runaway from Florida. Insurance rates,
Mtg. rates, property taxes and HOA fees.
Plus the fact the house probably needs a new roof.
Seeing since it was built in 1995.
But just like Forest Gump said,
"Stupid is as stupid does".
Only problem is Home Insurance is, quite literally, going thru the roof and NEVER get stuck with a property that has an HOA. They are vampires and suck.

Okay Kaleb, House #3. Is Beautiful, But its too pricey, To Isolated, To many Acres, About 3200 square feet is to big. I really loved the Kitchen is my Favorite part of the house. Not a fan of swimming pools. Great Video kaleb👍👍👍👍
Foreclosures were held off the market for the last several years. Mold, mold and more mold. Is it worth gutting 2:49 ? Probably not. It should be a tare down. Why would someone want an out dated floor plan on a bad foundation?
Need check if any leak roof , all stuff need repair, if not commimng , there list need to be repair, its everybody roof wall , even its s not your condos, oh you need to cheap in $10,000to fix the bad roof😢😢😢😢

The third home that had the 135,000 reduction is not amazing at all. Because first of all it was extremely overpriced to begin with their asking price. So no good deal here. The condo I believe is really overpriced because I owned one too. There and association dues keep on going up and then in 2025 they're going to be shocked to know the condos and some town houses are going to have serious price hikes for homeowners insurance. So I wouldn't be interested in any condo or town home. This is just one persons view, anybody else can put in the there's. Also the second house has a price reduction also but with all those thousands you're gonna definitely have to put it back into fixing at home so there's no bargain in that home either. Come on, show us some good Cherryhomes worthy to buy.
I'm with you. Those prices are bananas. There's a reason those homes are being foreclosed on. I kid you not, each one of those properties were worth half that 4 years ago. If or when the market corrects itself, you can expect the values to be what they were 3-5 years ago.
Kaleb, This Ocala locations are very nice, different types, and very versatile and very comfortable!! These houses 🏘️🏡 are going to sell!! It may take a while, but the market will move, eventually. This domicile used to be an apartment just a few years back renting for approximately $1,000 - $1,200 per month. Perhaps not this exact complex but all over Central Florida. Anyone that would consider buying this
has the same mentality of spending $500 per week in a glorified Holiday Inn each month. Run far away from Florida right now. Too many 'Carpetbaggers' trying to fleece hard working 'service sector' workers!

Yes foreclosures are happening and will continue, because of HOA inflated horrible fees, because of the Florida State property Tax increases and Failure to get home owners insurance, getting laid-off and houses on the market for minimum of 6-8 months and longer.

The forclosures will continue bfor a long time. Insurance is ridiculous, mortgage rates are up. The first "condo" looks like a typical rental complex. A lot of rentals converted to condos about 15 or 20 years ago

If you come to Orlando , you will have Hca hospitals, Heart of FL and Advent . Hospitals are spaced out so be prepared to drive.
Oviedo, Lake Nona are great areas with schools. You can travel downtown for work or Advent and VA hospital.

3rd home sqft 3,328 This house is 26 years old Taxes is 7,600 annually = $633 per month No HOA is good
remember these are all bank repos and you have no idea ho long they have been sitting empty
I would not touch any of these homes
