Location is THE MOST important thing in real estate !! Those long 2 blocks to west Tribeca make this property, location wise , not as exclusive as priced . Tribeca is stunning,.but NOT the EAST side !!!!!

For that amount I don't want the entire world staring into my apartment.
The primary suite having the toilet out in the open right next to the vanity instead of in a water closet, seemed odd. And the dressing room with the long rod for hanging clothes as opposed to a more built out area also seemed odd. That said, the place is still absolutely breathtaking.
It's something you see a lot in the uk and I just can't understand it. If you have a space box that toilet away. No one wants to see it when they are having a bath.

@@mrnuutnuut4314 regular windows can last you a lifetime. Even motorized shades break like 5 times as often as regular ones. Look at those 20-30-60 million dollar mansions in LA, you will almost never find motorized sliding doors like you want.. for a good reason - they break!

The reason there's no other listing like it, is that it doesn't make sense to make your living and dining rooms 100% viewable from neighbours whose windows are exactly the same height to look into your space. Notice how Ryan Serhant sits on the couch and mentions looking at the views, but then we don't see the views because then we'd be looking at the brick building with the many windows directly across the street. I'm not sure why Ryan Serhant didn't at least show the main floor with the doors closed as well, for those who might like the size of the penthouse but want more privacy.
Zero privacy, rooms are way too small, just one oven and a wack kitchen, closet is trash, toilet with a tank, for 13 million, no way boy, HELLS NO!!!!

So they took a beautiful historical building and attached this ugly AF white box on top? 🥲 Who approved this?! Interiors are just OK but for the price point it’s underwhelming. I know, right?! This is the most uninspired real estate I have ever seen from Ryan and Erik, and perhaps in all of the CZcams estate-sphere. Even the staging brings out the boring of this place in a strong way. Could have the chance for a brilliant architect to shine and bring their A-game with something avant-garde and sculptural like an art installation for a home, something otherworldly with angular forms and unusual slopes. A neo-landmark on top of a landmark. But ended up looking like the mediocrity that is this stale glass house that looks like it crawled straight out of Miami Vice 🤦♂️.
