@@themateo5233 99% chance that he borrowed money, especially for his first property. I'd almost guarantee he borrows money on ALL of his real estate. Especially a few years ago, when rates were 2-3%. When rates are that low, it's STUPID to not borrow money.

Spend all extra money down toward principals, as you pay it off cash flow increases from that one until paid off then you but a second and add that cash flow plus a paid off cash flow property, continue until you can save up a year to buy 6-10 unit property, push all extra rent to pay off as quick as possible and you should be in good shape

Power of compounding real estate over time. I own a 20 unit which I am doing a BRRRR on, 26 unit that I will BRRRR, and a mobile home park that is a fix and flip. Real estate snowballs over time and I am starting to share my journey.

Multi family is always the preferred option. More work, but the multiple rental payments decrease risk profile. One bad tenant in a single house can play the court/eviction process for months while destroying the property, and you still have to pay the underlying mortgage. Then you have to fix it. The rental business is no joke.

Your equity is locked in can't touch it. Unless you want less cashflow. Also it's based off market value. Also with so many rentals with how much debt on each property you have wouldn't it be a better strategy to utilize your cash flow to pay off some of the property's to increase your monthly cash flow and decrease your monthly debt and overhead before continuing down a road of continuous debt and liability depending on markets and percentange occupation of per building especially in this economy

People who purchased a shit ton of real estate in 2008 probably have a bunch of properties paid off where they dont have to worry about vacancies. The vacancies and professional tenants really fuck over the new guys trying to get in to it who are over zealous

Your the man, here's my situation. My mother left a trust in the trust my sister and I own 50% a pcs of the asset. 15k a month cash flow. The assets is worth 3 million free and clear equity hasn't been touched for over 35 - 40years. There is a buy out clause in the will if one of us wants out. There a 15% tax hit if i want to be brought out. How can I tap into $ to buy more real estate, cause I'm stuck I'm trying to get in buying another 10-15 unit building. My sister is head of the trust. She afraid of making more money. I need your advice.

You’re taking a huge risk by accumulating all these credits and biding on always good market. If God forbid something bad happens to the market tomorrow, you’ll lose everything in no time. I suggest go slow: build, own, sell and move to the next one until you build a bigger portfolio then do rentals.
To my understanding this just proves how much we need an edged as an investors because playing the market like everyone else just isn’t good enough. I’ve been quite ensured about investing in this current market and at the same time I feel it’s the best time to get started on the market,what are your thoughts?!

Educate yourself as much as possible. When your old enough get your real estate license or learn how to wholesale.
Get a part time job and build your credit .. at 17, I think i had a car loan .. I was 19 when I bought my first property
