$700k/unit (to build, not to sell) is beyond ridiculous… Governments are the dumbest customers, and builders treat them as cash cows… or they add on crapload of fees & taxes themselves…
So if you had power of government regulations, how would you address the rising housing construction costs and make affordable housing actually affordable for people?

The Government can kiss goodbye it's present format for affordable housing for middle and lower incomes, but I'm sure they realized this ages ago they just weren't telling....all their rezoning and streamlining of bureaucracy (pull the other one) ain't gonna do zip to solve material and labour costs
It's why delays should be avoided at all cost. Lack of efficiency in the government is what's causing all these grief. Maybe they should be doing research on how other developed or developing countries do things efficiently.
Not really as many of those countries are dictatorships where opposition is either controlled or disappeared.
There is no way these units cost that amount of money. Market condos which are much bigger, have much higher finishes and far better amenities are going for around the same price or cheaper. Private developers also have to pay for the land and a sizable profit is also included in the unit price. Of course they don't have a detailed cost breakdown for these projects because people could easily tell where the money is getting skimmed.
Construction costs have went up a lot since Covid. I am not surprised.

You cannot bring in over 1 million people a year into the country and only Build 300,000 units when you’re already sort of housing and most of those units are luxury high-end or condos

Here is an IDEA - The developer must be from the city its being built in, The construction workers must make up a percentage of workers from the city they are building. That would pump money into the economy for sure. DID any one think of that. How about a fine for undeveloped land - force speculators to develop, isn't that what the SPEC tax is meant to do. The gov will pick up the fine and pick up the permit fees when the empty land gets going. OH here is another one.. Companies cannot invest in ETFs on property in (x-city).;

What I'm hoping is that they start to make the numbers publicly available. Something just isn't right here because I've seen what a 100 million dollar development looks like. And that includes the land. I actually want to put a group together to start auditing government projects before they bankrupt us.

Condominiums sitting empty because nobody can afford to buy them should be an item to be on the agenda to be fixed

The government must put a ban on all luxury condominiums and luxury units must allow lower end units to be built
Housing investments should now be banned and all investments should be turned over to the city for redistribute ration of affordable housing
