Granted, I know very little about Maine (drove through on a family vacation to Canada when I was about 11 or 12 but still remember how beautiful it was), but that seems like a great value for the acreage, especially with the pond and river frontage. Would be great to see some summer pictures, as it's always hard to visualize what it looks like underneath the snow. Good job on a cold day--thank you for sharing this with us!

A cleared trail up the nearby hill with a snowmobile and a rope equals a fun family ski experience! Also for those who are considering owning a beaver pond, you need to make provisions to keep the beaver well supplied with woody forage around the ponds. They usually move on if they eat down the forage. Let the beaver maintain the dam. It would drive a human crazy to do it.
This was normal in the 70s and 80s. There were these limits called "normal office hours" and "weekends" and "public holidays" where EVERYTHING was closed and that allowed people time with their families and a healthy work-life balance. It was a beautiful thing!

@@koreycooper8943 Just spitballing, but - I've forgotten the exact details, but somewhere around 10 years ago somebody my wife knew hit a utility pole, and we saw the bill from the utility company for replacing the pole. I think it was about 12 grand, and some of the price was prorated because they'd have had to change the pole at some point anyway, and they were swapping existing wires from the old pole to the new one. For new service they wouldn't have to disconnect from the old pole and remove the pole so let's cut it in half, and then add 50% for inflation and not prorating the cost. That makes it 9 grand to put in a pole and attach the wires. Except that the wires aren't there. I'll guess that there are wires near the dam, about a mile away. For your high end estimate I'll figure 50 poles with 100' spacing, so that's 450 grand. 5000' of wire at (fairly wild guess) $5 per foot so 25k on the spools. Let's say 25 k to run it to the poles just because that gives us an even half a million bucks.

Maine is a lot like Michigan weather sucks but beautiful place. Lake Michigan frontage is at $100,000 a linear foot. More buyers than land
Maine is much more affordable.
