    In today’s video we have tried to cover the topic on Token System. What is Token System? And on
    what ground should it be avoided.
    What is Token System?
    The builder comes up with a conceptual project and tries to evaluate the pulse of the market by
    announcing the soft launch whereby an Expression of Interest (EOI) is taken from the buyers.
    When should it be avoided and under what circumstance?
    Buyers need to understand that if the builder is of good repute with a strong legacy and has a fair
    market share and presence then it is okay to go ahead with the Token System but on the other hand the certain builder discreetly uses the trust of the buyers by making them pawns to understand what the market wants and on that basis will make necessary changes on the project once RERA is announced. In this circumstances the builder creates a sense of urgency by giving lucrative spot offers which is very hard to resist as buyers will try to evaluate the project on the basis of existing projects which are tangible.
    What happens next?
    At the allotment day the builder will call all the prospective buyers to create a herd selling mentality
    whereby under pressure some buyers land up compromising with their choice of unit and floor rise.
    So what is the remedy?
    Once the EOI is given the buyers need to thoroughly understand his requirements first and on that
    basis explore the pros and cons of the location, the legacy of the builder and finally the project. If
    majority of his requirements are being met then he can proceed with the allotment if not then he
    must withdraw his token amount because once he proceeds with the allotment then the chances of exiting becomes nil and his amount gets forfeited.

    Very good analysis, I hv seen this sense of urgency among ppl going for token, actually one shd only buy ready to move in flats, this will put pressure on builder to complete projects, I hv never understood ppl buying flats in a hotel convention room by looking at attractive brochures and audio visuals, this foolishness is wht empowers builders to sell crap products, one shd not buy flats where there is only promise and nothing else visible on the ground, proposed roads, IT park, mall, township, ring roads etc

    First time home buyers should consult with someone who has already gone through the buying process. If you make a wrong move, you will end up with life time of servicing bank debt and builder will get away by selling you a substandard product.

    I don't know why people are running behind builders. Real estate is over priced and not need to go for under construction. Always opt for resale or ready to move. There are plenty of options available.
    Under-construction is waste of money in form of interest and obvious blood pressure due to delay.

    If the builder is reputed(Shapoorji P, Kumar, Amanora etc) then also it is risky to go with token

      The risk is loosing the token money given to builder's no matter whether the builder is reputed or not.
      You need to read the refund and cancellation clause, terms & conditions very carefully. Everything should be in black & white where you and builder signs that paper..
      Do not accept verbal assurances regarding refund of money.
      In short, your exit should be easy and you should be in a position to get back your token money without running from pillar to post...
      Unless and until it's a Very very unique property which fits all your requirement and you have done all the necessary hunting in that local area, then only proceed with Token system. Otherwise stay away.

    Saudagar ..since you have so many videos , Ideally you should have included end-to-end process in 1 video i.e. how to check all these things via Rera or any other means. How will buyers know if there is a Joint Venture ? which are past Joint Ventures with same parties invovled.

      RERA has all the details for joint ventures, litigations and approved floor plans. Just look for Saudaghar channel videos where they have mentioned how to check RERA details.

    Worst thing is that on first visit sales person force customer to buy toket which will be expire on tomorrow.
    why this is happening because token system had succeeded in past and almost all big builders following same.
    Like VJ - you visit them anytime and sales person ask you to pay for token which will be closing in next 2 days...
    Like Gera - without Rera number asking people to pay for token via cheque, they also claims that without Rera they got 1300 token n all..

    Pune market is over heated, that's because the infrastructure is not as good as other developed cities and so supply is limited, secondly thy hv reduced the carpet area in last few yrs specially in the middle segment, real estate sector needs disruption but it's highly unlikely to happen, one should never go for under development property, rera is too much biased towards builders as the builder Lobby controls rera

    Token system is bad system. In Pune real estate market is down, channel partners are fraud and they are destroying real estate by doing unethical business, so purchase only ready to move flats and avoid channel partners. And Don't share your budget, 1st analyse location, product, quality , carpet area , amenities and then finalise price then decide. Don't purchase flat on budget purchased base on quality,location and carpet area. And avoid channel partners, channel partners are reason to increase cost of project.

      That’s business strategy. Most of the builders are faking sales numbers. At least 50 per units are unsold after launch. They just create a pressure on buyers saying that you will loose out on a great deal(FOMO). And under that pressure buyers makes mistake. As mentioned by sir in video never ever rush for purchasing flat. Take decision only after proper research.
