Also, I've been looking at houses in the Las Vegas area for the last 6 months. Lennar is a huge home builder in the area and the US, but they also have a lot of "Red flags" that you mention. The house I've been really interested in is a lennar. What are your opinions, advice, and experiences with Lennar? Would you buy a Lennar for yourself?

Our builder does have some flags called out in your video which is concerning. Not sure if this is a red flag as well or not but..
Do you typically recommend your clients to go through with a pre-drywall inspection via a 3rd party? We're currently in the framing/electrical/plumbing stage and our builder mentioned we can have someone go through the home with us 3rd party when we asked about it, but they said that doesn't mean they will necessarily honor things that we may call out if its "already up to code". We are trying to figure out how to go about approaching this situation without stepping on any toes, while also ensuring we don't get the short end of the stick.

What’s the deepest you can go in building a backyard pool in Las Vegas ? 5 feet?

Good question. It depends on whether you hit caliche, a sedimentary rock, a hardened natural cement of calcium carbonate that binds other materials. If you hit caliche, it going to take the pool escalation harder and more costly to dig deep. A lot of my clients stick with 5-6 ft in depth.
