    கேப்பிட்டல் கையின் Tax கால்குலேசன் எவ்வளவுக்கு வருதோ (after Indexation) அதற்கு மட்டும் பாண்ட் வாங்கினால் போதுமா? மீதம் உள்ள பணத்தை ஒயிட் தானே. அதை வேறு FD , NSC., Mf போன்றவற்றில் முதலீடு செய்யலாம் அல்லவா?
    One more doubt. Instead of purchasing bond, shall I purchase plot for that profit amount i.e taxable portion . Please clarify Sir.

    Sir. There are two doubts.
    1. To avoid tax can I invest capital gains on land? Some say it is not allowed.
    2. This bond after five years, is the entire amount taxable? Please clarify.

    5.75% interest guaranteed for 5 years.
    After paying tax for the interest and considering the current inflation will not be your gains will be minus with this investment.

      Reinvestment in land or house again is also not profitable because of the high property registration charges in Tamilnadu. Registration charges are 14%! Add other(!) expenses it will become15% plus 2% brokerage, totally 17%. It is better to pay 20.8% LTCG TAX and remain at peace!

    One clarification please,,
    Public sector banks now give 7.75% for 400 days,some for 2years".
    But if u deduct tax at 20%,,rate,works out to around,,6.1%,higher than 5.75% tax free bonds am i correct?

    Last year we sold our plot. One builders under joint venture we constructed flats.we sold our 2flats.TDS was deducted. Even then I am told I have to pay Rs 15 lacs for a flat.kindly advise me.

    For example if i sold a house for 1.5C. How to get tax exemption? Have to buy another house in a period of 6 months to 1 year. In that time can we invest entire amount in banks as FD? How much limit is allowed? Can we split into 5-7 accounts and invest as FD? Please advise.

    Sir you are saying tax free bond is good for investment. But one of CZcams preacher Mr Srinivasan Anand frequently saying tax free bond is useless and not break even of information.

      Respect both these gentle men.
      Look at the specified interest which is 5.75. Way lesser than inflation rate. But the upside of this bond is for reinvestment.

    hii sir actually me bahut tension me hu. kyoki ek builder ne mere chacha ko 2014 me phasake joint venture ka agreement kiya tha aur uske sath unse radd n hone wali power of attorney bhi karke li thi. abhi is feb-2021 me us bulider ne jv cancel liya aur sale deed feb-2021 me kiya. aur payment dene ki date builder ne 2024 ki daal di. ab capital gain ki notice ayi to kya kar sakte hai ham. capital gain account scheme me hum paise nahi bhare kyoki usne hame 2024 ki payment date di hai. isase kaise bache pls sir he upay batao na

      @@gvm1409 Yes. There is no particular stock related investments in mutual funds. It is diversified and it is managed by a independent agency. Hence, there is no issue for govt employees to invest in mutual funds.
