    Thanks on this video. Didnt know there is so much considerations and "long term investments" towards renovation to ensure its resale for the next 5 years.
    Granted renovation is considered "profit eating", but dun forget we are the ones staying day in day out for 5 years. At least make your stay a slightly pleasant one?

    HDB tiles quality from OCS cannot make it. Stepped on it, you know it cost them minimum sum

    Hdb provided engineered wood flooring in the non optional component scheme for my new bto. It’s seldom discussed type of flooring in yt videos. Any insight on your research for this?

      Engineered wood is one of the best, durable and eco-friendly material. Your home will get the look of a solid wood floor at a cheaper price and an easier installation process than actual solid wood.
      When in contact with puddle of water, the overall amount of swelling and shrinking is much less to be seen in your floor than in a solid wood floor.
      If you properly maintain your engineered hardwood floor, it can last around 20 to 30 years. A great choice!

    Hi, what’s the price difference between hacking and laying new kitchen tile vs overlaying the kitchen tile & leveling the dinning floor and laying new tiles ?

      Hacking means there will be more work involved to remove current flooring. For tiles overlaying process, there is no need for flooring tiles to be hacked and removed, hence there is no additional manpower cost here.
      Overlaying is also relatively cheaper as there is less work to be done with just adding of another layer.

      @@huilin4065 Cos there will be an increase in floor height with the new tiles overlaying existing tiles. If you're overlaying the whole flat, you may need to trim your doors due to the increase in floor height as well. So more and more costs will add up as more considerations come in.

      You may give the developer's office a call to ask about this. By right, if they didn't contact you means they have no update on your estate.

    I thought you can't hack the kitchen tiles within the first 5 years due to waterproofing?

      If your contractor hack the floor tiles, did they redo the waterproofing?

      My ID said that our waterproofing warranty should be still valid today, because the layer of water proofing is still there today. What the tiles contractor did was just removed the original HDB tiles layer on the surface. They did not hack all the way down into the waterproofing ground layer.

    every single thing you talk about is your resale value. The best way for you max out your profit is to not even spend anything on renovation and flip it 5 years later

      You should read the news! They confiscated the flats of those who left their flats empty in an attempt to sell them.

      MW may be quite blunt, but he is right. Most do not care about how much the own reno when they buy a resale. Resale price largely depends on the location and unit layout.

      @@gabrielchan4420 ​​⁠ that’s ideal but unfortunately a big loss to u if HDB finds out u list ur empty unrenovated unit on PropertyGuru. Yes you’ll save on the renovation, but lose out on the property’s profit and initial investment altogether. Not worth it imo.

      @@yourowneconomy mw might not phase it correctly end of the day he simply meant minimum renovation hacking away kitchen flooring and replacing them with terrazzor tiles in away you just pay more and next own most probably still have to hack it any way. and also please take note. people purchase flat base on location and amenities nearby not really on how it look. atmost is it on move in condition. more or less next owner still gonna renovate it any way. so anything you say make sense only the terrazzor is not. to put it bluntly you just trying to justify the reason of you hacking away the existing tiles and replacing it. also if you plan to stay long term please go ahead. but if plan to sell after 5 years it not a justifiable reason.
