The owner is a business analyst?? Why didn't she analyze her housing costs BEFORE BUYING THIS 1st HOME??
Betcha she bought it as a distressed property and thought she can repaint the walls, replace appliances, add a half bath, and flip for a nice profit. That much she did well; she just didn't know how to stage the house.
err. so many single women get two roommates. Perhaps she was thinking of doing that.
@@patriotretiree903 she placed the halfbath in the worse possible location. destroying the already limited front room. She has no impulse control. She's one of those types who first thought...go with it. instead of first thought, second thought, and if we do it, where do we end up?
I bet she got a degree but will not thrive in her chosen career.
One of the best transformations I've seen from her. The difference is night and day. And she sold it way beyond the original price. More money for shoes!
I hate this shoe and handbag thing. Minds are so easily influenced.
She’s thinking like a young person I guess? But when she said she ran out of money for paintings and other accessories, I thought about all the money spent on shoes! It’s 2022, and it’s probably sold by now, but she shouldn’t waste more money on shoes, but SAVE that money by investing it!

House is on a busy street that isn’t mentioned. She says she is a financial person and spent 70,000 in the past year since she bought the house yet has had it on the market for 6 months! She has lots of friends over for drinks, why doesn’t she just get a roommate?
I liked this owner BUT her house was devoid of any style. I was surprised when she kept saying "not my style". What is her style??
It is so sad that people can't see beyond a few shoes and out dated furniture.
Shoes marching out of the closet... LOL Hope condos are a lot cheaper than houses in that area because you will not only be paying property taxes (like a regular house) but most condos will have HOA fees as well which, depending on location, can be several hundred dollars per month!
Mark, I recently moved from a home to a condo and it is a lot more inexpensive. My taxes are halved, my water is a third, the HOA covers hazard, fire and earthquake insurance, plus all exterior repairs, such as roof, siding, maintenance of the beautiful grounds, including a pool, jacuzzi and fitness center, it also covers cable and internet. Financially, I’m way ahead. 👍
@@SeaTurtle515 I don't know where you live, but I've never been able to get earthquake insurance through an HOA. Nor have they ever covered cable and internet... just unheard of unless you're paying a ton more in fees.
I went from my second condo to finally getting a house and I'm paying way less overall. It does help to shop around for your insurance and make sure you bundle home and auto insurance with the same company because of discounts!
I also really like not having "party walls" and having an HOA telling me what I can do or not do with my place...

It's cheap for now. I lived in a house for 3 years with 1/2 acre and 3 bedrooms. It was all bills. I was shocked how much the electric, sew and water were. I bought a condo and my water sewer and trash are included in the hoa. I have no yard to deal with which is fine for me. But with their talk of raising the fees I will likely buy a small house in the future. Right now though it's $200 cheaper a month with hoa fee included then when I was renting. My house payment from my other house same price range and 7 year ago was more so yes houses cost more in my area

I'd take country-esque any day over whatever style the homeowner has (which actually is NONE! NADA! ZIP!). The judgy "not my style" is so rich coming from her.
It floors me how some people have absolutely NO style and worse don’t realize it!
Style is something that is learned. It helps to have people in your life who understand floor layouts, staging, color theory, etc. I’m sure after redecorating her house, she’ll understand how to create a homey and warm atmosphere in her new condo.
I think she thought if she was going to spend the money on decorating, she certainly wouldn't have gone country.

Amazing absolutely stunning!! Even though they used most of the furniture it went from a grannies house to a modern home!!! Wow makes me want to take out a paint brush and paint my home again!!!
This is the best make over of all the ones I have watched. The owner had an extremely weird taste in what she thought look good. I hope she gets help again to set up her condo!
Did Simone have that toilet room added with part of that $70,000 renovation? That, more than anything, is why the house has not sold. And tell me how are people supposed to get into any of the bar chairs while they are crammed between a wall and the bar? That's a mistake; it worked better where it originally was. If Simone's real goal in buying this house was to "flip" the house to make money, she obviously failed. Flipping houses for profit takes a whole lot of savvy, skill and knowledge.
It seems clear that Simone got into her home without the real know how and the funds to 'flip' it.
Finally, a video where they actually sell the house.
In one of Sofie's other videos, they complain about the "slime green" color. They always changed out the green colors - except for this one when they're painting everything green. The house has great floors, a nice kitchen, new appliances. Why can't potential buyers see tht?
The seller is so stubborn. It’s not my style but she has no style. Her home is a mismatch of old furniture that have probably been given to her throughout the years. Plus your style doesn’t matter when you’re selling and moving out!
This is definitely one of the more dramatic transformations they've done. Gorgeous!

Nicely done, except for the living room. The oversized furniture shows how small it really is, and that's a serious turnoff. Too, as Jane Doe said, " . . . the insulting "Grandma" remarks" really aren't necessary.
Seriously, are the insulting “Grandma” remarks really necessary? Her house may look somewhat dated but you are coming off as a Ageist! I am a 61-year-old grandma and most of friends are also grandmothers... Believe me none of our houses look like that! I think her problem must have started when some older relatives gave her their hand me down furniture. After all she is a young woman who bought her first house and wound up spending 70K. Leaving her no money left to buy her own furniture. Also wisecracker remark about the bookends on the coffee table was just rude! Perhaps she was trying to turn them into some sort of abstract decor. She seemed like a very lovely young lady and deserved your respect!
I agree with you. I'm 27 and i was also offended by the "grandma" remarks. We ALL age! Also, i enjoy the stereotypical "grandma style", but I'm biased because i love vintage decor. ❤️
I am older than you and am getting pretty prickly with all these ageist remarks as well. What annoys me is the implications that only new things are good. Really? Then why have these older well built things lasted so long?

I respect everyone age and opinions. But when you're selling a home it's the mindset. The home has to appeal the buyer market. Often time grandma's style usually means outdated. Not all grandma style are dated. Sometimes grandma's style work but not for everyone. No disrespect at all. I'm 60 as a grand as well. I love my grand style. Very different. But if I were to sell my home, it would need updating as well.

I’d have removed the downstairs WC and returned the space, cupboard, shelving area back to the lounge room in order to make it less small and pokey.
I really like this helpful approach to selling - however I would like to see a general costing of the changes made. Did she say that she had already spent $70,000 on renos?
Ok - they did price it out in the end. I just didn't wait long enough.
There is strong indicators that Simone has poor impulse control or depressed. She’s lived in the house for a year and ready to move on. She has so many shoes maybe a shopaholic.
Going from a small apartment to a big house is an adjustment. Maybe she needed guidance of a better realtor to understand what fit her lifestyle best.

I can see why a lot of the sellers on here haven’t sold the are very set on their own paths and won’t take advice of a person who does this for a living.
It was so successful because the kitchen was updated as well as the house. It was just poorly decorated before.

Not her style? It’s not her house she was looking at. She’s not keeping her’s. Why should she care what the style is? And if she can’t afford this small place, then the condo is not going to hold all her shoes.

Me too! If time wasn't so pressing, it may have sold for even MORE than $20K over the asking price. I'm just very relieved for her AND she gets to take all the new pretty stuff with her to her new place. I hope she is thriving.
I like how this turned out.. But to be honest, I think one of the reasons why it can’t be sold immediately is the fact that it’s a duplex, which is almost similar to condo living, sharing a wall with a neighbor.. Most families prefer a detached home. Duplex usually works if the other unit owner is a relative or a close friend..
These duplexes are in Toronto....or maybe Montreal, I'm almost positive. The style is quite common in the NE as well. Smaller plots of land in highly populated areas. People buy whats available. And what they can afford. Geeze.
Great transformation. Not sure I like the transformation of the empty room, the mixed patterns and the red was so loud.

In the not-so-long ago, the commodes were brought INTO the dining room, and the ladies 'withdrew' into the (with')drawing room' after dinners, so that the 'gentlemen' could have their port and cigars and avail themselves of the handy 'facility' present!!!! So perhaps her arrangement of 'the necessary' off the dining room is not so totally without precedent! lol.

@Angel Bulldog the homeowner had a new stove that she never used. Sofie criticized her for having the tape on the racks in the oven. So I questioned why the buyers of her house would not appreciate a new stove that the current owner never used..

This was a great one. I still think the furniture in the living room should have been scaled down but much better.
Maybe some plants in the front yard and a chair or two on the porch.

I'm shocked she had the gall to criticise the example home Sophie took her to. "Not my style." Sorry lovey, you haven't got any style. And pulling a surprised face when told there were too many sofas in her tiny living area - there are too many, and every single one of them is hideous. Even the ever-charming Sophie seemed to be getting frustrated with her lack of awareness.

The amount of homeowners that refuse to change to sell something that is 'not my style' amazes me.
I cannot fathom why anyone would choose a condo with sliding, monthly maintenance fees if you can pay cash and avoid a mortgage.

very bad use of 70k!! THEY SAW HER COMING!! The house is DATED and her tastes are way off base when it comes to COORDINATION!! (thank you, John Witherspoon) I listend to my realtor and got major bucks over asking just by painting my properties interiors white and getting rid of all the damn clutter!
#1-You have no idea if 70K was a bad use of money because we did not see what the house looked like when she purchased it. Canada is expensive-labor is expensive everywhere! #2 The house seems dated because this video is OLD. No matter the date it was uploaded-the show is old. I agree with your last statement 100% because it's just good common sense.

The kitchen island/table didn't make since to me . living room is small.
There isn't even a board outside, buyers will drive straight past it and never know it's available. I agree with her, the comparable house was awful, especially in the kitchen, I would prefer her neutral property!
I would never block off storage space, but moving the door was an improvement. Kitchens sell a house, moving the kitchen island and adding beige tiles made the kitchen look smaller..I would be left iking at ripping it out if I bought it, not good.
The bedrooms were lovely though..

If it were my house and single, I would have rented the rooms, however I don't feel she would have anyone willing, except friends that would feel comfortable in that house 'as is'. If you show no respect for your own environment, no one else will either. Showing 'No respect' will not bring a high price tag.

Talk about granny style and dated! That “model house,” though! The producers must have been low on options for their comparison house. The sellers were just lucky to find the right granny to buy it for over list price in 5 days. Simone’s lack of style is bad, but not as bad as the “style” of the second house. Yikes!
This show is old-been around a long while-at the time this episode was filmed-that "model house" was with the times.
