    The new tank on the pump is working great. I shut off the sprinkler zone that was causing the water in the basement and no more water. Rest of the irrigation is working fine. Just waiting for MAG to come and move a couple sprinkler heads so the water isn't hitting the bushes next to the foundation and running straight down. And the AC is still blowing nice could air. Thanks again.

      my theory tank goes bad causes water hammer when sprinklers are on hammering blows a fitting loose outside on sprinkler system causes the cycling of the booster

    The guy definitely has a water leak. I would have removed the pressure tank and put over a bucket and pumped it up and blown the water out, then checked the schrader valve for air leakage before i would have changed it. A tank that small the tiniest air leak on the schrader valve will go flat. Also always check for tightness and soap the new tanks schrader valve. I have 3 tanks at my house and have all the issues. I have a little expansion tank like that it was flat and full of water it was the schrader valve air leak, tightened pumped up soap checked and it's still working 16 years later. It's worth the check, unless your rich.

    Outside lawn watering systems are notorious for leaking.... Even more so in northern climates where they freeze!

      What happened with my irrigation system is the arborvitae trees that were planted 5yrs ago were 3" tall and after 5yrs they are mature 15' and 5' wide. They're beautiful but the mature width wasn't taken into consideration when the irrigation was put in. I have two sprinkler heads that most of the water hits the same tree next to the foundation and just goes down the side of the foundation. It's not leaking. Never froze. I have them blown out every fall. Just need to trim some shit and move a couple sprinkler heads.

    Armchair plumber, sorry. I'm thinking, if the tank showed '0' but the water side was at 60-80, then try pumping the thing up, maybe replace the Schrader core first. Let the water drain & pump up the bladder to 45 or whatever is the right pressure. Maybe that's all it needed? As a semi-handy homeowner, that's what I would've tried first. If it was back to short-cycling in a day or a week, then I'd replace the tank.

      That homeowner is going to pay two hours of service rather than just replacing the tank in your scenario.

      Check the core, if it's leaking replace the core otherwise replace the whole tank. If you're ok with pumping it up regularly then do that but the guy in the video couldn't even check whether his pump is bad or his pipework. Also the price of a new tank is probably way lower than the service fees.

      Steve does not do this as a hobby, like myself everytime you call for service you are paying unless it was something I installed that failed. For him to pay 2 service calls to take a chance on a wait an see all I can say is whatever twirls your beanie guy.

    Part 1:
    You need to isolate the pump by turning off all the valves around the pump:
    Inlet, Outlet, and Bypass valve if you have one.
    When you isolate the pump unit should shut off if it doesn't you need a new switch
    If it shuts off, go to part 2:
    Part 2:
    Open Inlet valve to make sure check valve is holding inside the pump. Pressure can go the opposite
    direction to the street, well or tank. If it holds, go to part 3:
    Part 3:
    Open outlet valve to the house. If pump activates there's a leak in your house, most likely the toilet flapper. Toilet leaks can be tricky the best way to see it is to put food dye in the tank and see if it appears in the bowl.

      Depends where the property sits. Those next to the city water tank on top of a hill have less pressure than someone down the hill.

      The bladder has a hole in ..like an expansion tank for a hot water heater..onc they have water ,they dont work
