    If someone believes that if they invested 1 crore a year ago and can earn 2 crores the following year, it appears unreasonable.
    A couple of things:
    - He or she undoubtedly paid a considerably higher amount for the property.
    - How big is the buyer’s pool available to buy that property if he or she has to sell it for 2 crores or 1 crore?
    Let’s imagine someone wants to purchase the 1 crore property and has the cash to put down 30 lacs; however, in order to qualify for that type of loan, they must make an annual income of 1 crore or more. You know companies in Chandigarh tricity don’t provide that type of salary and you can now imagine how large the buyer pool is and how likely it is that the property will sell.
    Mohali real estate is unquestionably overpriced and these investments are not going to give you good returns for the next 10 years. There can be a possibility that you might end up selling the property at much lower price.
    So be careful not to fall for builder or developer and brokers traps.

      Your observation relies on the flawed view that chandigarh mohali people rely on MNC and business for salaries .
      They are political , landlord , business class people . Their kids earn big dollars in America . Their acres of farmlands give them revenue and financial security . And the buying power . They can always sell a few acres anytime and invest in any city or project that appeals to them.
      Big builders realise this and don’t bother to acquire expensive land . The lack of supply thus helps elevate the prices of a good luxury property if any comes along.

    If he was right, why Amity Int University, Ashoka University, HDFC North Indian Regional Office, Infosys Grand office, Chandigarh University, Emaar and numerable small and big players came to Mohali in the last 2 to 3 years. Mohali roads are clean, wide, beautiful and as good as any city in the country. This city will surely do well in the coming years. All NRIs who belong to surrounding areas are investing here eventually thinking of this place as a great option.
    This is North India's one of the finest City. I saw my friend coming from Canada this winter start, and buying an apartment here for his regular Winter stay, as he has IT job- Work from home. He is just one example of the NRI's school of thought. Why would he go for Delhi NCR for his stay, if he belongs to this surrounding area. Punjab, Himachal and J & K combined Populaton is around 3.5 to 4 crores. These people are majorly thinking of investing in this beautiful city, next to UT-Chanidgarh.
    This city is expanding since last 20 years and I see it doing so for the next 15 to 20 years to all sides of region, as it has immense area potential. Punjab Govt is keen to make this a hub of development. Agreed it has its share of difficulties and that goes for all Indian Cities. Just wait and see Punjab Govt's next move for inviting the Industries and the Business(es) here. That will suddenly give another booster dose to the real estate prices and rental yields here.
    Just saw Mohali 5 years back and just waiting for another jump in next 5 years. Lakhs of Sq Ft of Commercial and Residential spaces are on the cards. Unimaginable!
    We just can't write it off blindly, given the present development here!

      The NRI factor is huge . I know 2 NRI who have invested in Aerocity and won’t even be staying permanent . Even tho the jobs are fewer than gurgaon. The people who invest or live in chandigarh mohali are all businessman landlord class. They have the fat dollars and are never in a rush to sell at a discount.
      Thus if there’s a good property in good sector it demands a huge value .
      The Aerocity side certainly has the potential to become something like Aerocity delhi on a smaller scale .

    Himachal people are not investing in Mohali as they don't have that deep pockets, they are investing in Kharar, Sunny enclave etc where a 3 bhk comes around 30-35lakh whereas in Mohali GMADA sector a 3BHK is 70-80 lakhs ..

    I had lived in Mohali for 27 years and I can give my views about the city :-
    Positive -
    1. Most liveable city around the country better infra , clean atmosphere spacious surroundings and less traffic jams.
    2. Good for education for kids , quality schools and colleges are there.
    3. Good for elderly and retired people quality hospitals are there.
    Negative :-
    1. Political discourse is not good in the state , local people are totally against pro development govt and pro business they have mindset of like communist people , people here are more interested in freebies .
    2. Mohali has become a hub of protests every 6 months people do protest and blocks the roads for one or the different reason recent example is they had blocked YPS chowk for last 1 year in order to release terror convicted people.
    3. No Big MNC’s and industries are investing in Mohali , IT park hasn’t picked up the pace Infosys had bought a big land in sector 82 in 2015 but still they are not eager to build a campus there even after 8 years.

    When I started watching this video, I thought I will get some logical reasoning for the big NO at starting of video. But I'm highly disappointed, he hasn't seen Mohali lately.
    I belong to Panchkula but still I am in awe by the rate at which development has taken place in last few years in Mohali. All his statements have fallen flat. Big institutions like ISB, IISER, Amity University, Plaksha University have invested in Mohali.
    Pls get ur facts verified before making this kind of video.

    Mohali is dream city for people of Punjab, Haryana, Himachal and Uttarakhand. Cost of living is reasonable with good vibrant culture and rapid development happening around airport road and new chandigarh. In last 2-3 years people have earned huge profit on their real estate investments here.

    One fact that can't be denied is population in mohali is increasing coz of massive migration from Himachal & other cities of Punjab.. so this will not provide a rocket as far as economy is concerned
    But it is a preferred place of residence
    for families also coz environmental conditions of other places are a disaster,
    Delhi NCR is a disaster in those terms..
    Hence there is major migration from Delhi also.. hence there is huge demand for fatmstays as well...
    Rest is a naive analysis..
    It's greenery and better life quality is a pull
    With increase in population there maybe increase in businesses coming there..

    I think your analysis is like a comparison of oranges and apples. Seems like you are keeping gurgaon as your comparison ground to measure the vibes of other cities.
    There are many many reasons why "Ferozepur" and mohali are different.if you cannot make out the difference then your analysis is very theoretical
    I would also suggest to include culture convergence with real estate.

    Tricity rates are rising because every body thinks like "acha lgta hai wahan rehna" ...Regarding jobs everyone knows pvt companies can hardly pay 20~25K max and govt jobs are finishing everyday. with so many senior citizen. these cities will convert like ghost town in comming years because chandigarh already facing this. many who lived in chd had already moved abroad and same pattern is being following in entire tri-city. i would suggest people must see the real situation in punjab villages where lots of big houses are vacant just for show off and even servant is not living there.

      Yes but they are all HNIs . They never rely on jobs . They have businesses and multiple forms of income .
      They don’t need any rent or yield from their investments . They just value property differently so it retains its value .
      I’ve lived in chandigarh and delhi both alternatively . The property rates have always been comparable in the last 30 years .

    he doesn't understand Mohali Landscape , its unlike the major cities of India which are not sustainable check the pollution levels of delhi ncr close to 400 AQI , Majorities of cities with jobs are unsustainable floods ( bangalore gurgaon) As the wealth increase in India. people will move to organised and planned cities like chandigarh mohali . I follow lot of his videos but here he totally got wrong. And buying land or flat in mohali and chandigarh is not cheap. Never underestimate Punjabi's

      Right now the demand for good apartments is so much in tricity which is leading to high appreciation of prices for current flats of good societies in less time .Check prices for Homeland , falcon etc . The same appreciation is not even there in gurgaon. Air is more cleaner cities are better developed more safe for women , Cities don't get flooded for a week rain. Having travelled and lived 5 ,6 countries i can easily say its chandigarh mohali and panchkula only which are close to them. But much should be done more to reach at the world standard level

    Sir Ji, Thoda wrong ho gaya. But you are correct in many other videos and cases. This time u got sadly wrong! U like to judge cities on "under current" perhaps. Though Mohali gets 2/10 in this factor, whereas it scores 8 or 9/10 in many other factors.
    You missed this analysis - Safety, Cleanliness, Wide Roads, No Jams, No Pollution, 1st Choice of Educational Institutes(in North India), youth influx etc. Thousands of Acres of Development happened in just last few years. The past records of appreciation is good indication of future growth like we see in Shares, Mutual Funds, and general financial analysis.

    I don't fully don't agree with the view point it's growing nicely having nice roads Good environment and law and order I am 67 now and born and bought up in Punjab In Punjab I have observed over the years that no big Corporate Investors have set up there plants but still most of the Cities have developed nicely since in general people are hard work working by nature See the examples of Ludhiana ,Jallandher , Mandigobindgarh all there Cities have become a big Buisness Centre's in spite of the fact that no big Corporates have set up any big Plants I am sure Mohali will be one of the Best Cities in the next 15 ,20 years and next City like Gurgaon

    You don't understand the demographics of punjab, everyone is punjab wants to have a property in Chandigarh nownsince they can't afford it, only escape is Mohali where ambience is same as Chandigarh. Look at the prices of Aerocity. I purchased one flat here and prices have appreciated 100per has it happened in your delhi. Mohali is also very small area so even if demand is low prices will keep on increasing.

    What ever I have noticed that most of the office spaces have occupied by real estate companies and brokerage firms when all projects will complete then real estate companies will move to new city or state secondly is it possible that all projects get retail outlets or food franchises

    Sir,
    You said that Mohali is not Chandigarh, do you know how much difference there is between the properties of Chandigarh and Mohali? Today's rate of land in Chandigarh is Rs 3 lakh per yard and in Mohali the rate is Rs 1 lakh to 1.5 lakh per yard and that too only for residential. Mohali, Chandigarh and Panchkula are called Tri City. You cannot compare the level of education here with cities like Delhi, Noida, Gurugaon etc. Most of the children there get education from universities of UP like Chaudhary Charan Singh University. By studying in open boards, doing vocational courses, working in a call center in Delhi, or at a tailor's shop, Chat shops, juice bars, selling Gutkas etc. Or doing work in fari markets, as an auto rickshaw driver, electric auto rickshaw driver, or in the dirty streets of Chandni Chowk, among the labor class people. This tricity was not made for the people who have got used to smelling the fragrance coming from the mountains of garbage in Delhi, Noida, Ghaziabad, Faridabad in the morning.
    You further said that no one should invest in Mohali, do you know how many people of Himachali, Bihari, UP, Uttarakhand, Haryana and Delhi are being given jobs in Mohali alone? Punjab is the only state which is giving Punjab Government job to every person of the country, on the one and only condition that you have studied Punjabi in 10th class. People like to come here who want a good reputation, good job, good income, good health sector and most importantly, those who like clean air, lush green gardens and living among people who spend freely. Are. Not like other cities of the country where people sell their honor by buying 5 kg of food grains. The whole of Noida, the whole of Faridabad, almost half of UP, half of Haryana, whether you want to earn, live, or get treatment, then you have to go to Delhi, otherwise you have to abuse the Delhi government.
    The remaining matter of residence, only the one who has money in his pocket buys a house in Mohali. All the necessary facilities that you need to live in, in one place are available in Tricity.
    It is possible that you may also need Fortis Hospital Mohali, Max Hospital Mohali instead of going to PGI.

      It’s difficult to acquire land also .

    Super bakvaas video. Just opposite to reality. In fact Mohali is giving consistently high returns to investors. It's a well planned, clean and green city. A young city, less distances, equipped with railways, bus and Airport. Top class colleges like ISB, IISER, Nabi are Operational. Medical facilities are world class. Adjoining Chandigarh is an another advantage. The video is far away from facts.

    He should have studied much more before making this video on Mohali real estate.I do not agree with him as Delhi,Mumbai,Kolkata,Bangalore are all metropolitan cities.The cost in investing in these cities is very high so its better to put your money on places like Mohali which is being under very good development at present and has a good future ahead.I staying in Kolkata have visited Mohali several times and have loved the place.

    Totally Disagree. Your view point is very limited ,unidirectional and actually negative/biased. Cities do not grow due to new jobs being created or the present state's earning to debit ratio. It has many parameters.
    There are many factors due to which Mohali and New Chandigarh both of which are part of Punjab will grow and flourish for sure.
    1. Punjab's, Haryana's and Himachal's elites prefer to stay here.
    2. It is a major tourist stop from Delhi to Himanchal, Delhi to Amritsar , Delhi to J & K
    3. It is closer to delhi, and becoming more and more closer in terms of connectivity by road and rail.
    4. Elites from Delhi who want to stay away from delhi;'s pollution and want good and safe family life are investing here. Since covid, i have met many many such people.
    5. Chandigarh being a UT, gets a lot of center's employees, so that is a good influx.
    6. People staying in this area have good buying power.
    7. Major tourist paces of Himancal are near by.
    8. The GMADA is urbanizing all near by area of Chandigarh with a very good model.
    9. New Chandigarh is going to be a major center point of medical tourism of north.
    10. Since India is progressing more and more and reverse migration has already started due to XYZ reasons, there is going to be influx in this area.

      @@SangoLifeSutras , This question was always there. Even in 1990s, people were sayings "Ab age kya hoga'. Every every, properties are appreciating. Prices of Chandigarh are compared with prices of Delhi, Prices of Mohali and New Chandigarh are compared with Chandigarh. I think, you made a video with very narrow view point and not holistic.

      Absolutely right. But he is correct in many other videos and cases. This time he got sadly wrong! He likes to judge cities on "under current" perhaps. Though Mohali gets 2/10 in this factor, where as it scores 8 or 9/10 in many other factors. He missed this analysis. Safety, Cleanliness, Wide Roads, No Jams, No Pollution, 1st Choice of Educational Institutes(in North India). Thousands of Acres of Development happened in just last few years. I don't know why Amit Sir missed these points. The past records of appreciation is good indication of future growth like we see in Shares, Mutual Funds, and general financial analysis.
