Congratulations!! Between your job and rental income your month is pretty high. Do you live off of that or reinvest it or do something else with it? If you're open to it could you make a video on your monthly expenses excluding business expenses? This was not only transparent and informative but inspiring to show what is possible.

Hypothetically, considering a six-figure income starting at age 20 and increasing to 250K by age 30, with average annual real estate appreciation each year of 10% for a decade, this seems possible. I am whipping this off the top of my head but my guestimate is:
20: Gross take home pay: 100K x .7% tax deductions = 70k net - 30K Expenses = 40K savings
21: Gross take home pay: 120k x .7 tax deductions = 84k net - 35k expenses = 49k savings
• Savings: 40K+49K=89K
22: Gross take home pay: 120K x .70% tax deductions - 91k Net - 35K Expenses = 56k savings
• Buy duple 1 @ 150K; 30k DP
• Buy duplex 2 @ 150k; 30K DP
o Savings = 89K+56K-60K (DPs) = 85K cash savings

Thanks for the full disclosure Chandler. I think as far as income flows, you should include W2, youtube and other streams, but otherwise it's really none of anyones business. Certainly it's nice to hear so we have a better understanding or goal to reach. Congrats on your success. I like your approach of having 6 months of emergency funds available to pay mortgages on your properties even if rent went to $0. I think too many investors don’t build enough of a cushion and it hurts them during a downturn.

You must've been making some good money in your primary sales job in order to acquire those properties at the rate you did. It seems the successful formula here was the high proceeds of your job being funneled into a great investment, namely real estate. It is definitely inspiring. I'm in contract to buy two more houses this year. I was desperate to find some more multifamily, but there's just nothing like that on the market here in Florida that makes sense.
I love the balance you have between being smart with money but also not overvaluing it where you're too afraid or frugal to just enjoy life and spend it.
I think that's a really good pickup that not many people realise - Many of the real estate / personal finance youtubers are really good at generating money from their business or day job which really speeds up the rate they can invest
I just received my own stimulus check and I'm investing it on crypto because I can see it's really profitable right now
People will be kicking themselves in few weeks if they miss the opportunity to buy and invest in #Bitcoin, #Ethereum and #Dogecoin as it's retracing

Good for you! I’ve been casually buying real estate. I started when my kids started college and I didn’t have the funds to pay for it. I recently stated using an online solution for investing and took the time to update all of my finances. I was surprised to see that me net worth was $1.2 million. I’ve been self-employed all my life as well as my wife, and I was always very concerned about how retirement would look for me. I am 60 years old right now, and with what we have saved and the real estate, I’m set up to be able to sustain spending $6000 per month in the retirement years. Maybe that’s not big money to some people but I have no debt in my home I live in will be paid off in just a couple of years.
Chandler Very good video! Could you please do a video on how you purchase your large commercial property deals? Did you start a LLC and show proof of property management before going to a commercial lender?
Chandelier don’t also forget the benefits of writing off the interest on the debt and the depreciation write off on the value of the properties vs. what you put down.

I recently wrote an article covering the 6 benefits of real estate investing - and while researching and using my first rental it's appreciated by 100% since buying and added around 15k of net income over the last few years, it's pretty crazy to see how just 1 rental added that much value, and depreciation/write-offs ;-)

6 mo cash reserves in rent is a good rule of thumb. We had 30% of our commercial tenants not pay rent for 6+ mo early pandemic.

Not interested in keeping your primary residence as a rental when you move to the dream home? You probably have a good rate on it right? Or would you need the proceeds for the DH?
Edit: actually it's probably smart to take advantage of the massive appreciation gains and lower your DH's rate by selling your current home instead of keeping it around as a rental as I think about it.
