    Excellent review! Now , I noticed that you mentioned a lot of yearly rentals. Those would be restricted to people that have proper visas. Also, someone like me would never want to jump into a yearly lease before being sure that I would be happy to live in that area. So, first coming on a tourist visa, I would look for a monthly rental. I heard that a lot of places require at least a 2 month deposit and that they don't give you the deposit immediately after you move out. That's a no no for me. Also, rather than booking on internet, I would prefer to walk in and see place before committing. I have a place in Bangkok on the Peninsula side, Wong Win Yai area ( King on horse monument) that I stay at whenever I am in Bangkok. 40 sq. meter studio (Executive Deluxe}, fully furnished on 7th floor (always try to stay in same room or floor), 25 yard pool and gym, with dry sauna in same building. Used to be $650.00 a month not including power ( another $100) and the room has big screen TV, fast wi-fi, fridge and safe. Security gate and security personal on premises. It's a 2 building complex but the other cheaper building does not have access to amenities . If used, have to pay separately. Huge underground parking area. Stayed there at least 8 times. Knew the owner and would just call him and ask him to hold that room for me when I came. I would leave a $750.00 deposit ( in dollars) and they would return it to me, after inspection , same day when I left.
    The location was perfect. Quiet, facing pool. On that Soy 1, a lot of street food, grilled meat, soups, rotti, a few 7-11s ,, Robinson, walking distance to BTS skyline and/or easy access to Peninsula, where you could take the ferry across to Dusitani area or even down Chao Phraya river.
    Now, that same room is $960.00 a month. Used to be Aiya Residence and Sports Club. Now it's called Aiyapura and has sister property on Koh Chang. www.aiyaresidence.com/facilities/fitness/

      All great points. I believe everyone should definitely come and hand inspect properties prior to arriving though I know some people can not. During my early years of coming to Thailand, Pattaya in particular, It was cheaper and more convenient to rent a condo on a yearly lease even though I was only staying 6 months a years total. I know that doesn't work for everyone though. Back in those days my rent was only 4K baht month. I would prepay for the year and get the 12th month free. Again, I'm definitely unique but it sounds like you have also done a lot of leg work and understand Thailand well. Thank You so much for your input.

    Im going to retire in pattaya in two years. Ill be happy with a small room on 3rd Road or soi bongkot for 7000b to 9000b a month. I can handle a small room no problem as ive been living in one for years in London. I like that area as everything is within walking distance. I watch a guy on CZcams called reds. He shows fantastic bargain rooms in pattaya and tells yiu all about the pros and cons of the room and the location

      That area is a great option. You'll definitely be able to save or divert money to more suitable ideas. My best friend, tells me almost every day. His room is used for sleeping and sex, otherwise he's never in it. He spends approximately $150 a month for his accomodations. Sounds like you have a great plan.

    I am looking at the Jomtien Paradise Condominium, I like the large rooms and affordable prices. I do not know if they have good internet; but that would be important.

      I've never been there but looking at the Google reviews, it's a exact type of property I like. Old construction with big rooms/balconies lot's of long-term residents. I'll try to stop by there in the near future and get a better feel for the place.

    5:25 "There are many condos for sale and it is so hard to sell a condo", when I hear owners complain about this I have to think that they paid too much in the fist place or they think their property is worth more than it actually is. If a person is serious about selling and it doesn't move in 6 months, then the price should be lowered.

      You are spot on. I personally target smaller 60sqm of less in older buildings that I feel are under-valued and then start my negotiations.

    Great Video Thanks for the information. I need to find out how to stay there for a year and what Visa to get. My lease is up in Nov and plan on traveling there to check it out several people saidto go to the Phillipines it is easier to get a yearly Visa but I like being close to a beach so I can walk and get my 10K steps a day. Also use the message weekly to help with my circulation. Thanks again for Video

      Both the Philippines & Thailand are excellent choices. I don't know why people have an issue with visas. In both countries it's advised to use an agent which makes everything seamless. I'm bias, I travel in the PI but choose to live in Thailand.

    Hello Tom..Super great video you made. Some excellent points you had. Some stuff you don't think about until your in a place and then figure its a issue. A point you made about a sinking fund was very interesting. Im sure I have heard of it but didnt know what it was because I never dealt with it. Renting is the way to go to get the feel of the area and give the person time to research other areas and do their homework to figure out where they would like to be for a longer term. One question is i do see allot of these places are furnished. What happens if you realize the mattress is crap for example like you stated. Is there any way to get a different one or buy one yourself? Or is the person stuck with everything thats furnished there. Obviously not if your renting for a few weeks or a few months, more like if you leased for a year or more....Thank you

      That's a great point and I have personal experience with this issue. The very last place I rented had crap furniture in general and the mattress wasn't suitable for a dog in my opinion. The landlord was great and removed all the furniture I didn't need. He actually agreed on my suggestion and went in om 50% of a new mattress if he allowed me to pick it out. Of course, it would stay when I vacated (4 years later). I also suggested the same thing on a bigger tv as well that he agreed. After the second year lease he agreed to upgrading ceiling fans and a fresh coat of paint. Of course, he was an excellent landlord and not all will be that good. I have a friend that had to stack and old mattress under his new one because the landlord would not remove it. Regardless of the situation, I would highly suggest putting everything in writting so there's never a question of intent. I hope this helps.

      It's a great value for the price the negative I just learned today driving by it: I noticed a new condo project starting. That area could potentially be noisy for a year or two.

    I really liked what you did with your condo, I watched that video. I would make different decisions, but your place is much more appealing than the typical apartment/condo. I hate the way they are laid out. I don't like the beds or the mediocre televisions. I also don't like that there is no place for a good work table and chair for my computer. I currently have 2x 32" monitors and a good office chair. I want something like that in Pattaya. I want a really comfortable memory foam or gel bed on an adjustable base. I want a high quality large/very large 4K TV. I don't want a large kitchen (I know that you love to cook, but I hate it). I'm also not really interested in high rise condos, I like the 4-6 story buildings in the middle of Pattaya much better. My current thought is that a place one unit wide and the entire depth of the building from front to back might be ideal.

      Everything you said is very doable. I agree a large comfortable bed is a must. A bed is the one piece of furniture you spend the most time on, yet many people cheap out on their mattress. I personally think I have the most comfortable mattress in the world but of course I paid for it. The work space is another thing I have played with for a long time.
      You should be able to find many great spaces in-city for really great values.

    All good advice but i guarantee you if you go through a realtor or a broker, you will be paying more than its worth at at the least more expensive

      Using the services of any agency will add commissions plus potential upsells but ensuring all legalities and paperwork completed the 1st time/the right way may be worth it. Still if you're able to do these yourself, the saving could be considerable. Thanks for your input.

    Damn, I wish I could move over there! I’m curious about renting a condo with 24 hour security and you make a lady friend.
    1. When she comes over, does she have to leave her ID with security?
    2. If you want her to move in with you, can u just give her a badge/card to get in, or do you have to request a badge from security?
    3. Related to #2, can the owner of the condo prevent her from moving in?
    4. Say you befriend a bunch of fellow you tubers in Pattaya and want to have a party and have them and their plus-ones come over. Are there rules against that?
    I’m curious what rights a renter of a condo has, what they can or cannot do, etc.?

      Great questions
      1. My building rules are that a non-resident is supposed to check in with Security before going to a room. Now, other buildings procedures may be different. Im my building just to move around you need a keycard to open common area doors so more than likely the resident will be with the guest at all times. Also if the guest is a frequent visitor, even with me, we skip checking in with security and proceed to my room. Ultimately, the resident is responsible for all guest they invite to the building. Additionally if Security notices on the ID that the person is under-age, they will definitely inform the resident and annotate this in their log.
      2. If you invite someone to stay with you for an extended period. The landlord definitely will have to approve this. Additionally, you will need to provide a copy of the new guest National ID and/or passport to the building manager who will notify security of this person's free access.
      Amazon who I talk about frequently and her son falls under this category. They both take care of my properties when I'm traveling. They don't live here but have permission to stay in my condo while I'm traveling and basically have free access to the building, of course I accept full responsibility for their actions.
      3. The landlord most likely will have rules that renter needs to abide by when renting the property. So yes, the landlord could deny access to someone, but I would think that would be extreme circumstances. Here's a good example. At Riviera Wongamat the building policy is they allow pets and children. My friend has a condo for rent there but he doesn't allow pets or children. He rents a condo to a woman who says the condo will be for 2 people. Later, the Landlord finds out the second person was a 2 year old child which goes against his policy and is now disturbing the neighbors.
      4. Unless stated in the "House Rule" I think that would ok. Of course, the resident would be responsible for their guest. My building has quiet hours for instance so that could be an issue otherwise everyone has parties.
      As far as rights are concerned. The resident will either agree to everything before they move in or ask the appropriate questions before they do it. It's your responsibility to know the rules. I hope this helps.

I would like to stay within walking distance to Central Festival, Terminal 21 and the beach. Can you suggest of a nice condo? I can only think of The Markland Condo. Thanks again.

      The Markland is a good choice but it's also a hotel property as well as a residence. I also like View Talay 6, it located next to Central Festival Pattaya and right on the beach. The Base & Edge condominium projects get high reviews but sometimes the rooms are a bit small. The North Shore Condo always has high remarks.     Looking at some of your bulding's bulletin board adverts can you tell me if motorcycle parking is available , internet OK , shops and 7/11 type stuff walking distance ? Sorry if Im being cheeky .

      Yes, both motorbike and car parking is available. I have fast wifi 600/600. There are 4 convenience stores and many restaurants within 200 meters of my building.

      Absolutely, most people just walk as many stores and restaurants are only minutes away but the use of Bolt/Grab Taxi service is the way most people go also there's motorbike taxi's on every corner as well.

      Back in those days maybe it did to a certain extent but the main thing to realize is there was nothing out there but jungle. Even the area that I live in right now was probably jungle with very few roads.

      You’re right. I have to apologize. I'm stuck in this old 30-1 equation for currency exchange. Basically thinking 1000 bt = $30 dollars but in actuality it's $27.29. Regardless, that's a good point which should serve to put more money in everyones pockets. Thanks.
