      Me too! I live on top of a mountain in Oregon with a view of the Cascade Range. I can’t see any neighbors and they can’t see me. So peaceful and quiet. Commutable to big cities but I try to stay away. My haven is here.

      Yikes. We’re looking at country clubs in Palm Springs and they’re nothing like this. No wierd bubble, no petty squabbles and nosy bored people, lots of tourism and world class tennis, Coachella festival, stage coach festival, casinos, holiday clubs and shopping. It’s a big vacation. This place sounds depressing.

      I have 6 acres,,dog,garden,apple ,pear,plum,peach trees, raspberries,grapes, blueberries. I even have a pool I can swim naked in if I choose. Oh and I have a clothesline. 😂 Happy days

    Rusty, when it comes down to the subject matter of conveniences, HOA Rules and Regulations, etc., I agree with you 1000%. (1000% is just a tad above 100%). Anyways... I've lived in two condominium communities during the past 27 years. Yes, we have most of if not all of the guidelines, restrictions, rules and regulations you mention in your excellent video. Retiring from a Human Resources career, I understand why rules, regulations, policies and procedures are important. Very important! When someone buys property within a deed restricted community, it is their responsibility to read the documents. If someone rents property in the same community, it's the landlords responsible to provide all the documents and make certain the renter has read and understands the contents. I believe the importance of on-boarding. In my humble opinion, all new home owners, renters, etc., should be required to attend an orientation with the community compliance official prior to signing on the dotted line. Rusty, you articulate every topic of discussion so well, you would be the perfect compliance on-boarding officer. Please accept that as a compliment! Thank you Rusty for all you say and do. Ron

      Hey Ron thanks so much for this note. I think the confusion comes about because people are not educated just pushed in the house and signing a packet of papers to get into their new home.     I’m so glad you addressed this! So much of what we see isn’t actually allowed. And it’s so unpleasant to live next to someone who continually ignores the deed restrictions, even though they may be very nice people! Thanks for all the effort to inform.

    I had a virtual friend (recently passed away) who lived in The Villages. I would never move there, but have been interested in learning about this community. I moved to a detached home built in 1958 in a wooded neighborhood with plenty of room between me and my neighbors. I am happy not having to deal with all these rules and paperwork, though I would probably be an ideal resident in terms of keeping a nice yard, not having a business, no signs or pets or large noisy vehicles!

      No real condos here. A couple out of 140K. homes. All detached. Some people choose the active lifestyle over a home. They like being out with people and the sense of a tight community. Some people like living alone in Alaska on a hill. Its great to have that choice in this world. Love it. Be happy where ever you choose.

    Thank you for this report. I could never live in The Villages. I have a home with no rules, no HOAs, great weather, a wood burning fireplace and I can put up a fence. I have lived in a condo and I'm done with fees and nosey neighbors.

      There is a good chance your current home will not appreciate in value with a bunch of junk around it, or around your neighbor. That's ok, if it suits you.

    Nice presentation and well done! I live in a deed restricted community in Delaware. There are signs posted at the entrance to the community that say it is a deed restricted community. And yet I'm amazed by the number of folks who move in here, flaunt the rules and cry that "it's my property and I can do anything I want!" I don't understand that these types don't see that the rules are there to protect the value of everyone's property.

    This doesn't have anything to do with deed restrictions but is somewhat alarming to me. I drove to Middleton today and looked at the homes. The homes (many the same models sold in the Villages) are much cheaper and are being built by the same developer. In my case, the home I was thinking about purchasing in the Villages is $100,000 less in Middleton. Not a vinyl frame switch, both homes are stucco.
    They also are constructing 4000 sq ft homes in the $700,000 range. This certainly will knock things out of whack in the Villages. Why would anyone purchase an expensive home in the Villages when you can get one twice as large for the same price or less. I have learned over 8000 homes are planned for Middleton so this trend is going to continue for years.
    Now, I am running scared. With Middleton merely blocks away from the Villages, ( selling the same or better homes cheaper) do you believe the prices in the Villages will fall? Why would anyone buy the same house for $100,000 more?
    as I see it, the roads, squares, restaurants etc in the villages are not private property anyone can use them freely at anytime. And, I don't golf. It seems that I will only be paying extra money for the use of the private recreation centers. And, of course, Middleton has the equivalent to those. So, there really isn't anything extra I will receive by paying more than buyers in Middleton. With this information, would you still buy a new home in the villages? Just want to hear an insider viewpoint.

    Hi Rusty, we were at The Villages last week. We were set on buying new construction until we saw how far south they are building. There is NOTHING down there! It's also its in Lake County were the tax rates are higher. I am in real estate so that was on top of my mind. We are now pretty committed to purchasing a resale home. Thank you as always for the great content.

      Resales without the bond may be an easier way for people to buy a home in the Villages. Lake County is in the oldest and most northern part of the villages (Spanish Spring area), Orange Blossom, Country CLub Hills, Palo Alto ... we have all the restaurants and shopping within a short golf cart ride. I think the newer areas which I believe are south and possibly Marian or Sumpter counties (maybe even another county now), such as the newer village of Newell (sp)? are in the more desolate areas. Wherever you wind up I'm sure you will LOVE IT!

      We were there a few weeks ago. We felt that the southern area was too far south. I think we will choose DeLuna. There’s quite a few for sale there right now. And it’s close to the water Lillibridge.

    Be glad about your HOAs. When I moved in 20 years ago, my neighborhood was voted best in its category.All of the homes looked lovely. Right this minute, I can hear my neighbor is mowing his “weeds,” thank goodness because it has been at least six weeks. He had a beautiful lawn when he moved in, but he didn’t like to water, so, there’s nothing left but weeds. But, that’s not as bad as his fence.The gate broke off, several boards have fallen off, and a huge section is leaning into my yard, only held up by my bushes. Every day I think about moving.

    I’ve lived all around the west coast and lived in countless neighborhood. None of the had HOAs, Covenants or Deed Restricts and never was there an issues or problems with neighbors having lawn ornaments, signs, hanging plants and generally doing what they liked on their property. So I now have reservations about considering The Villages. I currently live in Cape Coral and there are plenty of neighbors who have pool parties, and the way I look at it is we live in vacation land so let them vacation and enjoy themselves.
    Guess I’ve been lucky

    Most useful content about the TV. Anyone considering moving to TV should watch this early on in the process of deciding. I live in a 55+ and my neighbor is proud that she hasn't ever read the regulations. She does what she wants because she feels like it. TV seems to have a good system for dealing with this whereas my neighborhood doesn't.

    Rusty, a concern are the air b&bs. Believe there should be restrictions on rentals. No weekly rentals allowed only monthly rentals as a min. Condos in Tampa require a year lease when renting. This is something that should be brought up. That keeps the village life style. Not a short term weekly rentals, not a good thing for the community.

      If you live in a hood like we do where anything goes, you may change your mind! We've lived here 30 years and literally you can do anything including setting off bomb like fireworks the entire week of the 4th and no one does a thing. I would welcome a few rules myself.

    My wife has horses and sheep that no one wants but her and ALL she does is to gripe about everyone doing chores for her animals ALL day long. Fix the gate, feed the horse, fix the fence, move the fence, mow the easement, worm the sheep, sheer the sheep, ad nauseum. I want an HOA so I can live in peace and leave her behind.

      I live in an HOA and want to cut my throat. I love my place in the bluffs of Wisconsin. So I do not want to move South. Check out the rules and regs, I think mumy neighbors ate vampires I never see them during the day! 😅

    The more I hear about the rules and regulations and more and more negatives, I guess I am shocked that the place remains as popular as it is. Rusty, knowing what you know now, would you still go through with buying a house in the Villages? Do the positives outweight the many negatives?

      The "oh hell nah" demographic isn't the demographic that moves to The Villages. They are going after the Suburban/Exurban folks who "always wanted to be able to walk to town" but REALLY wanted a big piece of dirt. Those folks tend to have HOAs already. The "Hell NAW" group tend to live in the older neighborhoods or way out in the sticks and cannot afford it anyway -- they would never retire early either. And have been trained to hate ANY HOAs. (personally I think its because the more 'elite' Republicans don't want to be near them either)
      The Villages are suburbs with better planning and a lot more money for amenities. They still are running into the 20 year issue all suburbs have -- 20 years later is when the infrastructure for a suburb starts getting more expensive to maintain. They front load the build cost with the Bonds, but that builds them, it doesn't maintain. So they need more sugar rushes of income from new development to pay to maintain the older areas.
      Of course the "Oh Hell NAw" are the folks that think they can ignore the rules too.. then when they get enforced they perpetuate how "draconian" any HOA is and "live free or die."

      @@redwolfexr I don't like HOA's but I have plenty of money to afford it, and I'm not republican, I'm libertarian. I don't like the idea of micro-managing my life. I have an extremely well maintained home, but I don't want to be babysat or spied on. So I guess, to each their own.

    You asked if anyone knew why a new Health Care complex was no longer on a Villages’ map. It is my understanding that the The Villages owner’s children do not feel it would be as profitable as selling houses.

    Rusty, I live somewhere else, but the restrictions are almost identical.😊 Interesting enough, around 25 percent of homeowners decide the rules don't apply to them, and choose to wait and see if they get a letter. But what they discover, is once that happens, the homeowner site is constantly monitored more often at that point. LOL. IMO it's not worth the stress, so I just follow the rules. I also don't ever bother reporting anyone, bc there's always a large number of folks who do that regularly ( perhaps they need to get a life). 😂 I don't wish to live in the villages,as it is too crowded for me, but I enjoy your posts

    Hi Rusty. I’m not surprised to hear that neighbors get into heated arguments over property violations. The Villages is growing so rapidly, and the more people that reside there, the more issues will arise and get out of control. You’re courageous to make this video but it is important to be aware of these things.

    Flowers, plants, bird feeders, dog control, dog poop clean up, picnics in common lawn areas, American flags, solar lights so you can see to walk…….the list of nos is forever growing

      Why bird feeders? They can help when they are struggling to feed themselves.
      Wow even picnics. I live near nice in France and a coastal city has banned picnic too next to the beach. They also banned electric scooters, bikes, hoverboards and games with balls because kids were making too much noise. It's awful.😮

    We lived in an HOA before moving into TV. The deed restrictions here in TV are way easier than my old HOA. Nothing wrong with wanting to live in a neighborhood that requires it to be clean and orderly.

    I lived in a community that had a paint color restriction as one of the many restrictions and before you painted the color had to be approved, there was a family that went ahead painted there pepto bismol pink with navy blue trim ( it was hideous ) the HOA did fine them $1000.00 that they did not pay and a lien was put on there house they in turn took the HOA to court! the HOA lost and had to remove the lean because there are no in this case city ordinances on what color you can or can not paint your house there are thousands of cases lost by HOA's because of county & city codes that the courts are guided by

    I agree with you on the lawn ornaments. Not all of us want to see this. I live in a rural area where anything goes. None of the rules we do have are followed. It's annoying.

    Interesting that you're not allowed to work on your car in your garage (it's part of the homesite and per the restriction you show in 33:14ish, the restriction is to the homesite and not the publicly visible portion of the property). Elsewhere, they're careful about saying that some things aren't allowed outside the home but are permitted inside. In this case, they don't make the repair of cars explicitly permitted inside the home (garage). Might be unintentional overreach, but that's the way it's worded. So everyone who's turning a wrench on their classic buggy are breaking the rules 😀 Likewise your YT channel violates the running a business rule since you do have equipment (lights, mics, cameras, etc). But who's telling 😉

    These restrictions more than anything keep me from moving to the villages. I simply don't get the intensity of a few gnomes. On the other hand, I did not realize you don't control the land immediately outside your wall on one side. That freaks me out. I live in a state where ANYONE can have basically all the guns they want, as long as they are 18. Have a bad day and forget to take your meds... worries me. I've witnessed this. Are there any provisions about guns in the villages? Also, you mentioned the enforcers are next to impossible to reach and address issues. Robert Knauser, another YTer, noted the same. He said you don't get the restrictions prior to signing your contract. Like I said, this doesn't feel like the place I want to be. Love you guys, but not for me.

      Think about how silly that is. 130k people buy a home and nobody is allowed to see the deed restriction. Does that sound right to you. Reality. I really don’t want to come down my street and see a home with 50 gnomes in the front yard. Have all you want out back. That is the reason. With that said the villages is not for everybody but you should not move here and accept the contract and then just disregard it. I really hope you find a great place to live like the villages that will allow all kinds of lawn art because once you allow one then the door is open.

    Rusty, if I bought a home in The Villages and sold it within a year for a profit, would I have to give that profit to The Villages? Or does that only apply to new home purchases? Thanks in advance, I have heard a lot of different opinions on this.

      Actually you are totally wrong. You have all the control. You just agreed with the neighbors BEFORE you moved in that you would keep thing a certain way. IE. you keep your lawn mowed. You don't leave a junk car out. You don't leave the hot dog truck in your drive. If you like long grass big truck broken down cars then you don't live here...but don't sign the contract and then through it out the window. Respect you neighbors. Simple.     Rusty, is car washing part of the water restrictions per your understanding? I take care of my cars and wash em weekly. This would deter me from living there if i was restricted from keeping my cars in mint condition.

    Thank you Rusty. So if someone wanted to use solar panels, or water collection barrels, given that this is is Florida, it might not be approved. I watched a video of a tour through the Villages, and didn’t see any solar panels.

    Thanks Rusty you are always a plethora of information! I'm hung up on the number of pets question. If you speak to a Villages agent they will say a limit of 2. But then add you can purchase with more but cannot replace if you are over the 2 limit. Of course you don't want your pets to be a nuisance or have neighbors complaining (even 1 over barking dog can be annoying if that is full time). Have you found anywhere where number of pets is stated in writing? I've been searching but haven't found it yet. Thanks for any additional info.

    What is your opinion about the condos or townhouses that had the wrong roof/color when they bought their place and NOW find out it's in violation of the restrictions. The report said they bought their home and the color/roof was already there?

    Maybe one should go to visit Community Standards w/questions BEFORE you buy into/a house in the Villages,..make it clear that answering your questions will influence your decision to buy there or not,.... Maybe there are enough buyers at the ready, so they don't care about answering questions,.. BUT maybe, BEFORE a sale is made, they would answer what is asked,.. just saying,..

    Again, an excellent video for all. In a conversation last night with my excellent neighbors, at least in district 5, your complaints and or concerns to community standards can not be antonymous, the complainant must provide their name on the complaint form, as it should be..

      Thanks for watching. But I have yet to have anybody explain why a person would have to know except, I just want to know. The only reason I can think of is that it will stop people from reporting for fear of retribution or having your neighbors get pissed at you for no reason except human nature. This just reduces the work load for community standards The person out of the compliance is the only person doing something wrong. For myself, I would want to know that I had disappointed my close neighbors by not following the rules that I agreed to when I moved in.

      @@RustyNelson I partially agree with you. However, I would be in hopes the neighbor would come to me if they had a complaint and we could find a compromise that would be ok with each other. Now way I would be angry with any of my neighbors if they were upfront with me and I would do my best to find a solution. If a person does not have the courtesy to come to me first, sorry, they can just kiss my butt. The sneeky stuff does not go well in the long run.

    My deed restriction for in Lady Lake says 2.21 Only one (1) dog may be kept by an owner, provided, however, that at all times the animal, when not within the confines of the Home, shall be restrained by a leash.

    Rusty, we are starting to look for another home and are considering looking in The Villages. We have homes in So Cal and Utah. Do The Villages require lawns or can the lots be hard scaped with rock like frequently done in the western states? Thanks

      Rusty a big concern are the air b&bs. Here's the thing they should pass an ordnance that they must be a min of 30 day rentals, not 3 or 4 days / even ruled out weekly rentals. In some areas I know in Tampa condo complex restrict to a min of yearly rentals. Be good for your district to place that one in the by laws.

    I would never live in a HOA neighborhood. some of those restrictions are ok, they are trying to keep the neighborhood neat and attractive. but I like a fence for my pets, and I also hang out my clothes in my backyard. sometimes. I also like yard ornaments to a degree.

    Not anonymous! A friend of mine emailed the district to mention/ask about a neighbors lawn. (rules on mowing and upkeep of grass). The district shared the complaining neighbors contact info and the content of the complaint/question. According to my friend, you can call and complaint anonymously but if you put something in writing, that’s public info.
    FYI, the neighbor was hostile when they found out that someone complained about their lawn. It wasn’t a good situation. Anonymous would have been better!

    I live in CDD13 as well. We had someone move in and they have parked an old trashy car in the street in front of their house and left it for over 2 months now.
    I emailed the CDD and they said it’s not against the rules.

    Thanks Rusty. I appreciate you doing this. I guess I have a couple things out of compliance. People in my section of DeLuna have lawn ornaments everywhere. Personally I don't care because none of them are that bad. My movers put a small metal statue in front of the house and I didn't even see it for a month. But I left it there and it probably is out of compliance if anyone wants to complain I will move it. But the reason I'm writing is I put a solar system on my house and I asked them to put the panels on the back so it would not be visible from the front which turned out to be the best place anyway. When I called the compliance people they told me they have no jurisdiction to do anything about solar systems. In other words it is state law that you can put a solar system on your house. I think I asked her three times if that were the case just to clarify. 😂

      Deed restrictions are not just for aesthetic reasons. Yard ornaments can become missiles during bad weather like hurricanes.
