    No matter what you put into the calculator it shows renting is best. What about the cost of moving out and living somewhere else, that isn't considered. As a property management company they are only showing the best case values.

    Banks crack me up, I went get a heloc a few months ago. I have a 40 plus year work history, I was between jobs at the time. I own a house free and clear, they refused to give me a heloc because I was unemployed. I would prefer not to sell it if possible.

      Local banks are your ticket. Would need to build a relationship with a president or VP of lending. They take a better look at your unique situation over the nationwide banks.

      As a mortgage banker I can tell you your work history doesn't matter. They go off of what you can do now. You can have 500000 in the bank and want a 200k mortgage. There are different t checkbooks that have to be met. It doesn't matter how much your above on one if you don't have the other and income is one

    Kris, this video was perfect for me and my current situation. I have a primary residence in Southern California that’s worth $800k. I want to move up to a $1.5M house but I’m not sure if I should rent it out or sell? Is there anyway we can talk on the phone?

      that's the best case, you have income with low risk. It's like having your own worker.

    Can I sell two homes in one calendar year as primary homes and still take exclusion ?

      Not allowed. The law is sell one primary every two years to avoid the $250k (single) and $500k (married) to avoid capital gain tax.

    hi guys, my name is dominik and I would like to know if this program works outside of USA, because I live in Croatia where laws are a little different, and we don't have 401k system in our banks, if someone could look little bit in to this and conform me that it's possible to buy real estate same as in USA I would gladly become a member of this big family.

      @@dominikbogojevic1097 Ask your friends who they rent from and start getting to know the landlords or property managers and owners of rental properties. They should know people who sell houses and those people would know the people buying houses in your area. Meet with the buyers and offer to help them with some of their properties so you can learn how they buy and sell or buy and rent real estate.
