      Hope you’ve got about $10,000 for first, last and deposit. And make at least 3xs your rent and here that is going to be $8000 a month.
      It’s crumbling before us because of the influx and other factors...
      Just know that before you uproot your life.

    We moved here 2.5 years ago and are leaving. There are things I love about TN but here are the things that have pushed us to leave.
    The area we really wanted to live in, the price has gone up exponentially and we are a 2 income family.
    The traffic over the last 2 years is horrendous! I would take CA traffic over TN traffic any day. The drivers here are bar none the worst I’ve ever been around. As a commuter, I’m truly scared every day I get behind the wheel.
    The tornados are a huge problem given a lot of the houses aren’t built for them.
    As someone who just had a baby, I also feel pretty unsafe in a lot of areas.
    IF you’re moving here, have enough money for some land, make sure you have a basement or a storm shelter and hopefully you aren’t a commuter.

    "low cost of living" lol
    Nashville is one of the most inflated real estate markets
    I lived here for 15 years and I've been slowly priced out of the city.
    Even with a 6 figure income, its hard to find a good value on real estate within the city.
    My chips are on investors fleeing Nashville for places like Chattanooga and Memphis.

      I hear you-- as a native Nashvillians myself we have changed in pricing as we have changed in profile. We are no longer a mid tier city and now compete against an entirely different echelon of cities - in everything. I will say though as a realtor in this area of over 35 years and I have partners both in East Tennessee, Knoxville, Chattanooga Memphis upper East Tennessee. I have not had one person decide in those locations over Nash in the last three years.

      @@LivingInNashvilleTennessee1I’m sure you bought your home when you could actually buy one when a beautiful home was $400,000 or even less. They are selling literal shacks off of the interstate next to the not doing so good area for $150,000 for a shack.
      I moved back here in 2018 from Europe to be with my aging parents and can’t even afford a home near them. Well, I could but I’m not paying $700,000 for a $200,000 home thrown up in 2 days with heavy staples instead of nails.

      true!! the salt trucks do get out before the snow hits, which is part of the reason we have some road issues too because that salt is hell on eating up asphalt

    I'm an AMerican in the UK and will be moving back to the US. I grew up in FL but want to branch out a bit and I'm looking into TN. I work as a CNA in the UK so looking for higher wages and lower cost of living than here, also I just love the US better. I'm 45,single with no children but I have a cat. I'd be looking for a 1 bedroom apartment pref starting off. I like quiet and scenic small town for daily living but I also love the city. What part of TN do you suggest please? Thanks for any info

    Hey, im originally from Missouri I worked at both dgx and homedepot in Nashville.2020 I loved it here but i wasnt ready for what i wanted. I just turnt 29. I stay in dc. Trying to get my bachelor's in mechanical engineering. Then ill move back. Ill be ready this time.
    When the time is right. I would love help with looking for a nice quiet area for 1 person only Mrs. Thetford.

      Oh, this year’s cold and snow was terribly extreme. We haven’t had that snow in over 15 years. We typically have two or so inches annually and that’s typically two times. So far that’s the only snow and cold snap we’ve had.

      Great question the best time to buy a house is when you can afford it and the time is right for you. If you need a home, can afford the home and expect to live there at least 5 yrs then yes! Great time.

    As a person who relocated to Nashville from Denver, Colorado. I can honestly say that during the week it’s tolerable however on Friday’s and Saturday’s it a nightmare in the city. In the Gulch/Downtown area is mostly millennials, with some older people mixed in as well, such as me.
    It’s very expensive here in the city and I have a great job. Renting a 2 bedroom in the city will start around $2500 and up. I have seen rents for 2 bedrooms in the Gulch area at over $4000 per month for 1100 sq ft.
    In the suburbs there are better prices for homes to be had but if you must commute it’s going to be a killer. I work from home so it’s not a problem for me. Just keep this in mind. Traffic in the Gulch/Downtown area is bad as well. Especially in the late afternoon.
    If you’re company is relocating here or if you have family in the area or if you’re looking to save on state income tax, then move here.
    Otherwise spare yourself the hassle. If I had it to do all over again I would have gone to northern Alabama or Georgia.

      I completely agree with you… living in the Gulch to downtown am be a nightmare as those are the heavy tourist areas…. I’ve said many many times in my videos that Nashville and actually for the most part only go to these areas when they have friends in town who want to see them or going for something special like football games, etc. Happily you have found a place that works for you because you do work from home.

    We don't get Hurricanes. Yeah okay. When I lived in Elizabethton TN. We got hit with the down pour from Hurricane Katrina. Not the wind, just the heavy rain.

    I moved to Nashville one year ago, March 2023 from Texas. The absolute worst drivers are here in Nash. Defensive driving is key as most others are aggressive drivers. Tailgating, jerking in and out of lanes, no attention to speed limits. And God forbid you pull in front of someone. They’ll immediately pull in front of you. Weird. When you’re here you’ll notice 50% of all vehicles have huge dents on their doors. That’s from slamming in and out of lanes. And people are not nice here. On a more positive note, I like the hot chicken. Bless my heart. 😅

      I agree that our traffic is tough! We don't have a good transit system nor do I think we'll have one anytime in the future! Too much rock here for underground transit and overhead gets stopped by those who live underneath ... it is not easy!

I’ve lived in 3 countries and several states and have NEVER seen the mess here in Nashville and surrounding areas and they just keep moving here. It’s too much. Sirens all day all night like NY. I’ve lived here off and on for over 4 decades and my heart breaks for Tennessee.

      I’m not a realtor - it’s not bad as you think if you show respect. We have had an influx of unvetted people here from Atl, Chicago, Ny & Nj that like to drag race, carry weapons (Edit) carry illegal weapons, drugs etc. and are gang related. But the normal people, especially Nashvilians are awesome, getting a little jaded on traffic and new, entitled people- but awesome.
      We also had an influx of Spanish speakers so it’s good to learn some Spanish before moving here.
      That’s as diplomatic as one can be.

    I have traveled the entire state of TN in the past year or so and talked with countless locals. They all say welcome to those moving to TN……
    UNLESS……
    Unless you plan on bringing your evil bullshit politics with you. One man from East Tn said “If you think you’re coming to my town and voting Democrat, you will not be tolerated”
    I would be very afraid of those people from Tennessee because they like everything they have, including their guns. And they intend on keeping it.

      It's awful what has happened to TN. In my area we are seeing land that has been in families for multiple generations being sold by the heirs. And it's OK to sell; it's their land. But many of these heirs are selling to out-of-state developers who turn beautiful spacious land into suburban sprawl with postage stamp lots. I could never do that. I would never do that. I know because I have walked away from high-paying jobs because my dignity was more important than the almighty dollar.
      I cannot wait to get to Heaven. TN was once a glimpse of Heaven. Now it's a glimpse of Hell.

      Johnson City is really nice smaller town and up in East Tennessee. They’re just very different. The person who loves Nashville will not like Johnson City and vice versa. Thankfully no one city is right for everyone!

      Ahhh. Gotcha a tiny town!! Greenville is about 15k people at base of Appalachians… I can’t tell you I’ve ever heard of Baileyvill! We have Many many many tiny Tennessee towns. I love it!

Ashland city byt he river... so many places to not be in the middle of everything yet still cloe to explore. I am happy to help you think of new areas in middle Tenn that might make you happier Move in
